Everything was beautiful. A warm welcome from Alastair, which was lovely. Considering how early we were ;-)

We enjoyed the scenery. We got up to cape reinga which was breathtaking. Highly recommended. You couldn't get any better..

This was our first stop after flying in to Auckland. Although the room was not large we had no problems storing 2 suitcases plus 2 pieces of hand luggage. There were some nice touches in the shower room such as cleansing pads and cotton buds.
Alastair was the perfect host and nothing was to much trouble.
Would recommend this lovely B&B to anyone thinking of staying in Kaitaia.

I'm really surprised reading some of the recent negative reviews below; I'm so glad that I made my decision before seeing them! We stayed here just before Christmas, and absolutely loved it. Sure; the rooms aren't massive, and it's a little unconventional having to reach the bathroom through the smaller (single) bedroom; but it was so immaculately clean, beautifully furnished and Alistair so friendly and helpful that we didn't have a single complaint.

The room does get hot; but there's a ceiling fan and bug screens on all the windows so that wasn't really a problem. We didn't have time for a swim but the pool looked lovely and was as well-maintained as the rest of the place.

I wouldn't hesitate to recommend Water's Edge to anyone coming up to Kaitaia. If you like clean facilities, a friendly host, and don't mind 'a bit cosy', it's perfect. The only word of warning - have to agree on the breakfasts - as lovely as they are, if you're catching a bus, probably tell Alistair 30mins before you would otherwise plan to eat breakfast! :-)

I would agree with most reviews below. The room we had was very small and the bathroom was impossible for two people to move around. This being said we stayed the one night and Alastair was fantastic.

I would stay here again if it was just for the one night, however if it was for a few days I would certainly need more room.

We stayed one night at this B&B, and if we could have turned around when we saw it we would have! The room is so small there is barely room for two people to move around. No place for any luggage, we managed, but would have been better off to leave it in the car and run back and forth to get our clothes! The bathroom is so tiny, you have to make sure the door is closed before you can get in the shower there is no room at the sink for even a toothbrush! The sliding doors are covered with very sheer drapery, when I mentioned the fact that they would not darken the room to Alistair, he challenged me that I would not be able to see anything outside when it was dark...the fact is that the neighborhood lights shone in and the morning sun was bright at 4 am. We finally covered the window with the extra blanket so we could get I some sleep. The room was very hot and with no screens on the window, it was not possible to open it, without letting the mosquitoes in. In an effort at design, the bed was covered with toss cushions but there was no place to put them when you got into the bed! The bed was not very comfortable. Not sure where the water is here. The host invited us to sit by the pool, but with his kids swimming and his family preparing dinner, this was somewhat uncomfortable. There is a small fridge in the room, but no place to have a snack. The only table is just outside the room on the small patio. And again, the mosquitoes were bad. Also, this is a cash only establishment, which we did not know. We were taken unaware when we checked out, good thing we did have cash. Breakfast was good, however, we asked to eat at 8 am as we had a tour bus to catch, we were not served until after 8:30 which made it a rush.
Wouldn't recommend this place. You would do better at the local motel. It is over priced and not comfortable at all.

Room Tip: Don't stay here.

Our experience did not match the reviews we read before. Sorry to pour some rain on the parade of previous excellent reviews.
The self-contained apartment in the property may well match what the “excellent” reviewers have experienced, but we ended up in the “separate twin room“, which the owner does not elaborate on any further in his website. (It's not “twin” to start with, but that's just on the side.) This leads to totally mismanaged expectations, as I told him when we left. Since then – 3 months since our stay - there has been no change in what is being advertised, so here is the lowdown on our experience:

Our room was small and cramped, apart from the good sized double bed there was no room to swing a cat. Much smaller than an average room in a low cost motel. The room faces to a fence at the back of the house, away from the pool. The view is certainly nothing like what's shown on the photos for the property. The room gets full the afternoon sun and therefore heats up in summer. There is a fan to stir the hot air around, but that does not cool the room down until late at night. Can't open a bedroom window because mosquitoes would come in. The bathroom flyscreen is broken, therefore that window can't be opened either.
There are white semitransparent curtains on the window, which look nice and keep the look of the room bright and breezy, but at night the external light from the neighboring unit keeps the bedroom fairly well lit on the inside. Bring your eyepatches if you want to sleep.

The bathroom was good, but the plumbing needs attention. Hot water appears to be on a low pressure gravity feed, which is overwhelmed by high pressure cold water as soon as that is turned on. The result is a choice of either dribbling scalding water or high pressure cold water, but nothing in between.
Since none of the previous reviewers had reported any of these problems, we asked Alastair whether the guest accommodation has been reconfigured recently, which he confirmed. The second room is about 1/3 of the size of the other one. Whilst this particular room is serviceable for an overnight stay, if you're desperate for accommodation, I would not recommend to stay any longer. Apart from the issues mentioned above, my main concern is one of mismanaged expectations, because none of the shortcomings were mentioned in the owner's descriptions or any of the reviews. Charging the same price for this room as for the apartment is misleading, because it gives the impression that there is equivalent value. It's not!
On the positive side, Alastair is a nice and friendly host, good to talk to, and his breakfasts are pretty good too.

Room Tip: Don't fall for the second room!

We are not sure where the Water is in relation to the location of this property and we did need the GPS to help us find this B&B. However, the owner was especially helpful and friendly to us. The room was the smallest we stayed in during our month in NZ, with a double bed, side tables, closet, fridge, and TV and adequate bath. Per the owner's request, we removed our shoes when we were in the room and the main house. Wifi and a substantial breakfast were included. The owner recommended two places in Kaitaia for dinner, one of which was open. He also let us leave the car there the next day when we were picked up for the bus ride along the 90 Mile Beach. In addition, he helped us repair a problem with our rented automobile. The next day, we realized we had gone off with the key to the room, which we sent back using the NZ postal system.
We would not recommend staying here if you need a lot of room for your luggage or plan to spend several days in this area.

Room Tip: We think this B&B has only two rooms. We did not see the second room, but ours was quite small.
