Spent 3 nights here while helping my daughter move in to her dorm room. It was very quiet and convenient but I prefer a B&B with both the B's! This had a bed, no breakfast. I couldn't figure out the coffee pot which I found in the bathroom. If you like to relax with some television after a long day you will find that tough as the tv is just a small computer like monitor that's very hard to see.

I was also surprised to see that the front of the house was in dire need of gardeners. The grass and bushes near the walkway were so high I nearly tripped twice with my suitcase when I first arrived.

Also be very careful of the stairs. They are all iron and very steep.

Thank you for your feedback. We have been working on finding a new landscaping service and hope to have this resolved soon. We appreciate your comment about the staircase and will mention that in our description of the property. We do specify in both the property description and guest confirmation that breakfast is not included. We'll look at what we can do make sure guests know that before they book. We stayed at this property for a week in August, 2012. It is very conveniently located, in walking distance to a grocery store, restaurants and shopping. The reserved spot in the parking lot was a great feature. The kitchen was not as clean as those in other places we have found through VRBO, but that was easily taken care of; since I usually clean these places anyway. The wifi, cable TV, and laundry facilities on the premises all made the stay very low-stress.

My husband and daughter and I stayed in the 2-bedroom bottom apartment. It was very clean and convenient to the T. The bedrooms were large as were the closets and dressers. The beds were comfortable and, for our visit, the towels were new and fluffy (and plentiful). Had everything we needed, plus wi fi.We had privacy and hardly saw a soul during our week's stay. We were very comfortable; almost like being at home. There is a coin-operated laundry in the unit, and parking w/o charge (depending on space availability). We saw the host, Tenji, only once when we checked in. He was very nice, and responsive the one time we called him. Highly recommend.

Our family of two adults and three children stayed four nights in the bottom apartment - 2 BR, 1.5 BA, living/dining and kitchen. The space was perfect for our family to spread out and have morning breakfasts in the kitchen with all of the utensils we needed (fridge, oven, microwave, coffee maker, toaster, eating/cooking utensils). Window AC units were available, but we did not use/need them because the weather was mild. Free wireless internet and flat screen TV were great! The location was perfect ... about 2 blocks from Porter Square subway and lots of markets and restaurants within easy walking distance. The owner, Karin, was very welcoming (called and emailed several times the day before to ensure the room was ready, etc.) and provided a free parking space for our rental car. The laundry facility onsite was also very helpful for us. As others mentioned, this really is more of a short-term rental rather than a "bed and breakfast" since there is no breakfast on the facility (other than what you buy and prepare yourself).

Only a few suggestions:
- the bedroom was a little dusty on the nightstands, under the bed and on the headboard
- additional pillows (only 1 per person) would be nice but I'm sure if we would have asked we could have received some
- TV in the bedroom would be nice, but not essential
- darker window shades or drapes would be nice, but not essential (we are from the south, so the bright sunshine at 5 a.m. was a bit early for us!)
- some small amentities would be helpful such as sample sizes of laundry detergent (or a detergent machine in the laundry room so guests don't have to buy a whole box at the store for 2-3 loads), complimentary coffee/sweetener/creamer, complimentary travel size shampoo/conditioner/lotion. Again ... not essential, but just things that would have made the stay even easier.

Overall, we would definitely return and recommend the Frost House to others. It was a great value and location.

1st time staying near porter square. Frost house was wonderful. Spacious, with plenty of room to just be. Small kitchen, but with everything we needed. Close to the T, Shaw's market, a very fine wine and beer store, as well as many ther percs. Everything worked as expected. Only thing we wished had been different: tv was in bedroom. Better if it had been in living room. We will happily return to this b and b.

We rented the room and bathroom unit, since we didn't need a kitchen, and it was very pleasant for our two nights. Lots of natural light, and it had a good window air conditioner. The mattress was very, very comfortable, even for us two old folks with bad backs! It's on a quiet, tree-lined street, yet very close to the Porter Square metro stop. We would have appreciated a coffee-maker in the room, but there was a great cafe less than a block away, so it didn't really matter. But in bad weather, I'd hate to have to walk outside to get my morning coffee! Just be warned that the metal steps up to the unit are extremely steep, which you can't really tell from the picture. Also, you can some noise from the yoga studio upstairs, but it did not bother us at all.
