Rooms are not sound proof at all. Traffic noise was one thing, but the neigbors party, which was NOT loud and roudy sounded like they were all in our room until after midnight. The light above the sink was burned out. I left a message with housekeeping and also at the front desk to have the light changed, but nothing was done, so three women had to try and put make up on in light no brighter than a nightlight. There was no hot water, occasionally a splurt of lukewarm would come out. By the time the third person showered, she had some warm water towards the end of her shower, but never hot. Then with wet hair we realized there was no hair dryers. This is definitely NOT a 3 star hotel. I have been staying in several 2.5 stars lately and they put this hotel to shame.

We booked this hotel room as a jumping off point for a bachelorette party in the Old Market. It was fantastic! The room was spacious, classy, and clean. It was an easy walk to the bars/restaurants of the Old Market and the onsite parking was free (which was fabulous, since finding parking in the Old Market on a Saturday night is impossible).

My daughter and I stayed here for a concert and Old Market shopping. It's in a perfect location for both, the room was clean and comfortable, with a fantastic view of the river. The breakfast was very good and all the staff were friendly. We WILL be staying here again!

There was a wedding reception at the hotel so the extremely small parking was full. We had to park on the street several blocks away. The hotel staff was downright rude. The rooms are large, but there is no privacy as the walls are "paper thin" according to the front desk clerk and security. We booked online and they asked for advance requests. I asked for extra towels and we had 4 towels for 4 people. The pool was so cloudy that the we wouldn't let the children swim. All-in-all, not a good value for the money.

This hotel is in the heart of downtown Omaha, just off the old district (I forget what they call it). You're within walking distance of practically everything downtown, and you're within walking distance of the Qwest Center.
If you're looking for shopping centers & strip malls, look elsewhere. The only shops you'll find is locally-owned shops (antiques stores, etc.). I'd also steer clear of the hotel breakfast..it's $12 per person. But there are enough places to eat downtown that you really don't need to eat at the hotel. Venture out and eat where the locals eat.

Overall, a great hotel.

This is an excellent courtyard. Its right downtown.

PROS:

Rooms were brand new. Ask for corner x22 rooms for even more space.
Excellent location
Bed was very comfortable
Breakfast staff was great
Free ample parking
Local shuttle.



CONS:

Front desk staff was a mixed bag. Either very good or very bad.
Breakfast was ok at best but only $13.
Pretty loud rooms from outside traffic
Expensive room rates

While completing a work trip in Nebraska, I decided to spend a couple of days in Omaha. This was my first trip to Omaha, and really didn't know what to expect. The hotel was very nice, with a more modern decor than most Courtyard hotels (the old style is getting so old now).

Rooms were quiet, AC worked well (and not too noisy), and had great wired internet access. Only thing I think I would have liked is a in-room safe, as traveling on business, I tend to have valuables I hate just leaving in the room somewhere.

Couldn't have asked for a better location. Very walkable to the Old Market area, with lots of restaurants, shops, bars/clubs. Not too close, to be troubled with all the noise and traffic ... but certainly walkable. Plenty of free parking (although the lots on property do fill up there is a lot across the street that is also free). Easy to get to Council Bluffs for casino gambling (if that's your thing), and about a 15 minute drive to the airport.

Would definitively stay here again when traveling through Omaha.
