You really couldn't ask for a better location in Seattle. A stone's throw from the Pike Place Market, on the cusp of Belltown, all the downtown entertainment and shopping at your door step and transit hubs nearby.
The place is welcoming and cozy. Excellent service, terrific views of the ocean, a great light breakfast, and clean comfy rooms. There are no bells & whistles, but you don't need any.
I would definitely stay there again.

The location for this B&B can't be beat- you are steps from Pike Place Market. The breakfast was outstanding - homemade bread and english muffins with yogurt and fresh fruit. The views from the back porch are spectacular in every direction. The room was clean and the bed was comfortable, although the pillows were totally flat. It was a little loud at night in the front of the house with motorcycles and things outside. If you're willing to share a bathroom with everyone, this might just be the best deal in Seattle! The innkeeper wasn't there often (only for breakfast), but we didn't have any problems so we didn't really need her anyways and she left the key for us.

Room Tip: The suites are definitely the best rooms - there is one in the back of the house that has beautiful...

We spent two nights here, a fantastic location overlooking the harbour and Pike Place Market. The drawing room is enormous and full of character, I've never stayed in a hotel with such a comfortable and relaxing lounge - worth visiting just for that alone. A really fantastic place to explore Seattle from.
Bathrooms are fine, even though ensuite. Breakfast could have had a bigger selection and variety, but there is so much great food within two minutes walk it's hardly a problem.

When we travel, we like to stay in places that are a bit off the beaten track and our tolerance for quirky places is fairly high. The idea of Pensione Nichols was right up our alley!

We arrived in the late evening and the entrance of the building was welcoming. We made our way up to the third floor, where our key and room were waiting for us. The room was charming in its decor, albeit a bit cell-like due to the room having no window, although a sky-light did help. The toilet room and shower rooms were down the hall ~ they were perfectly fine, but looked as though they could use some updating, both aesthetically and perhaps structurally. The tiredness of some aspects of the place does cause one to feel as if you were actually in a European B&B.

Lindsey, the owner, is super friendly and served us a lovely continental breakfast in the main living room, which has an incredible view. The coffee, fresh fruit, breads and jam were a perfect compliment to the ambiance of Pensione Nichols.

We love frequenting independent establishments - the hominess and location of Pesnione Nichols made it a great stop for us. For the money you get personal service and location ~ if these things matter to you, this is an option that should be considered.

A real find this one, just round the corner from Pike Place and centrally located for all the sights.

Great value, large comfortable rooms, fantastic views over the lake- a bargain.

Make sure to book early as it is very popular.

We come to Seattle every summer. We always stay at Pensione Nichols. It's our home in Seattle. Lindsey, the owner, is warm and welcoming. Lindsey and her staff make every guest feel at home. Everything is perfect, from the breakfast room views of Mt Rainier, the water, and the Pike's Place Market to the lovely guest rooms and delicious breakfasts (fresh fruit, bread basket, orange juice, French press coffee) . This is a special place with a European feel. Invariably, we have fascinating conversations with other guests. It's such a treat to wake up early, go for a run, and visit the Pike's Place Market as farmers are setting up for the day.

I'm from Tacoma, and I needed to attend a conference in Seattle with early morning meetings. The conference hotels were all quite expensive and I've always been curious about the Pensione Nichols because of their sidewalk sign (I've seen it for years when shopping in the block near Maggie's Shoes). What a great stay, and we'll be back! The Pensione experience is best for those who can handle two flights of stairs, who enjoy a old, quirky building with character and are okay using a restroom down the hall from their room. High points: incredible convenience & location, the common room with gorgeous views of Elliott Bay, and a fresh, delicious continental breakfast with bread basket, fresh fruit and excellent coffee. The proprietress is friendly, personable and attentive but not intrusive. I also enjoy the Sylvia Hotel in Vancouver BC, and although this is a different model of accommodation, it has become my Sylvia Hotel of Seattle. I intend to come back when I'd like a night or two away from it all or when I need to write or think. It delights me that I'll be able to roll out of bed and already be at the Market. Truly a gem in the heart of Seattle.
