We throughly enjoyed our stay at this delightful B&B. The location, in a unique and safe neighborhood, was conveniently located near the bus line, making for easy access to all areas of Seattle. The owner/innkeeper was friendly and very helpful, making us feel at home.

My husband, myself, and my father-in-law stayed at this B&B in Sept 2006. I researched many properties, and since we required 2 rooms, I was looking for a good value. I found this B&B, and although I didn't see any reviews for it, decided to book it anyway. I am happy to report that we had a wonderful stay, and would definitely come back again.

First, the owner Linda is a very sweet lady, who is happy to help with directions, restaurant and site-seeing recommendations, and bus maps/tips. We also adored her dog, and even liked the rather unsociable cat. Making our reservation was simple, and we had no hassles with it. (As a side-note, I wonder if the review below, in which the guests ended up without a room, is indeed the same B&B. There are several "Capitol Hill" inns and B&Bs in the area.)

We chose the 2 rooms with a shared bath, as the 3 of us were obviously travelling together. The room with ensuite bath is quite nice as well, if you don't wish to share a bath. We loved the house itself, (over 100 years old), including the wonderfully 'creaky' and aged wood floors. If you are looking for a new "hotel" type room, this isn't it, but if you love older homes with character, then this is the B&B for you! Everything was quite clean, despite its age.

We also enjoyed the breakfast, served in the dining room. There is a lovely front parlor as well. The house is shaded by huge trees, and is located in a quiet side street, yet close enough to the bus line to walk to it easily. It's also near one of the larger parks in the area - can't remember its name now - but the owner will give you directions to it.

As a side note, you really don't need a car unless you plan to drive outside of the area a lot; the bus system is fabulous! We also loved the Underground Tour, and the Emerald City Volcano dessert at the Waterfront Seafood Grill.

I definitely recommend this B&B; don't be scared by the low price compared to other accomodations in the area.

My partner and I stay at "Bed and Breakfast on Capitol Hill" every time we visit Seattle. There are 3 guest rooms altogether, one with ensuite and the other two share a bathroom.
A hearty breakfast is included in your room price which includes cereals, yoghurts, toast,English muffins, delicious home made cake,fresh fruit, jams,coffee, tea and oj.
The owner of this B&B is such a wonderful, friendly person. She always makes us very welcome and goes out of her way to make our stay in her home really special.
She has a friendly dog and also a cat that keeps to itself. This is a gay friendly B&B. Owner can also speak Spanish.

My Husband and I stayed at the 11th Avenue Inn for a weekend getaway, and it was wonderful! Inn staff were pleasant and helpful, as well as, excellent guides to local attractions. Their gourmet breakfast (which is free/included in room cost) was absoultely delicious! We didn't want to go home!
