This really is a great B&B, great location, the staff are all great people. I stayed in the Opal room, very clean, very nice. Breakfast every morning, was a nice meal. We stayed on the top floor so it was quiet every night when we we're in our room.

I stayed for two nights and it was really lovely. The room was cozy, the shower hot with good pressure, breakfast was fantastic and David was really hospitable and friendly. The nice lady making breakfast was also super nice. There are healthy little snacks scattered around the common areas for the taking, the area is great and very quiet but located in a great area right near restaurants and shops on Pike/Pine. Will definitely stay here again on my next visit to Seattle!

We highly recommend the 11th Ave Inn B & B. We just spent eight (8) nights (Dec. 2012) there, in the Ruby Room.

I was a bit apprehensive, as the Ruby Room is the only room at the inn that does not have a bathroom inside the room - the bathroom is directly across the hall. To save a few dollars a night, we went for it and it worked out just fine. The Ruby Room and its bathroom are at the end of the second-floor hall, so it felt very private. The bathroom is small and just has a shower.

The Inn itself has a lot to offer. It is well-maintained, comfortable and clean. David is a great host. He lives next door and is available often at the inn. He shows a real interest in his guests without being intrusive and is very accommodating, as is his staff.

Waking up to the smell of fresh-brewed coffee was a wonderful way to start the day. The breakfasts are really good and beautifully presented. Coffee, hot water, a good selection of teas, fresh fruit, nuts, candy and cookies were available at all times. There is a small refrigerator for guests to use in the dining room.

The common areas (dining room, computer room and living room) were comfortable and quiet - no TVs, which is a definite plus in my book.

Each room comes with a small TV/DVD unit. I suspect that is why we did not hear noise from the TVs at any time - most people either didn't use them or had them turned to a reasonable volume. It seems the larger the TV, the more likely people are to turn up the volume.

David has a lot of information available about near-by restaurants and tourist destinations in and around Seattle and copies of the local daily and weekly newspapers. He has a nice collection of books and DVDs for guests. We used the guest computers each day to keep up on emails and gather more information about Seattle. Wi-fi is also available for guests who bring their own computer.

Our low, off-season rate of $79/night included free onsite parking. The rate was even lower than on the website because we stayed longer. Get a personal quote from David to take advantage of any special rates.

The Inn is located within walking distance (a few blocks to a mile or so) of many good restaurants, so a guest does not really need a car. We walked a lot while we were there - it's much easier than trying to find parking in the city.

When we go to Seattle again, this is the place I want to stay.

Room Tip: Some of the rooms were smaller than the Ruby room we stayed in.

Great place in beautiful Seattle. We love it. David is a perfect host, helpful with everything and
Tamida is preparing the best breakfast. House itself is decorated with style, cosy, comfortable.
Down town is walking distance, if you do not want to walk, bus lines are just few minutes away from the house. We really rested here after exploring Seattle. Highly recommended.

My 12-year old son and I just returned from a long weekend in Seattle, and we loved staying at this B&B. When I tried to book a room on the internet they were booked up, but David emailed me a long list of other places to stay--very considerate, since they were all competitors! In the end, David emailed me that there was a cancellation, and we booked.

David met us, carried our stuff up to our room, and gave us lots of good information and maps to help us find our way around. What a great host. He's thought of everything--fresh fruit and wrapped chocolates, to-go cups for coffee, breakfast menu written the night before so people can plan, umbrellas to borrow, and even a huge binder of maybe 100 different restaurants with locations in comparison to the location of the B & B.

Our room was small but lovely--comfortable bed, old-fashioned but pretty decorations, and gorgeous architecture throughout. The only (VERY small) complaint I have is that the little table in the bathroom was too tiny to put a cosmetic bag on--something a little bigger would have been nice.

We will definitely come back here--thanks for the hospitality!
