We stayed here one night. We were able to walk from the b&b to the artic club and to pike place and back but its quite the hike uphill on the way back. There are lots of restaurants in the immediate area(walking distance) for you to have dinner and Dave the host has a list and rating of all the nearby eaterys. We would go back here.

We spent one night in the Diamond room, which is separated from the rest of the house. This review may not apply to the other rooms. The room was clean, attractive and obviously recently renovated. It included a small kitchen and separate bedroom and bathroom.

Outside of a few quirks one might expect from a B&B (low ceilings, heat only A/C, no bathroom door lock) we found our short stay to be entirely pleasant. The bed was a bit firm for my taste, and the room is located directly below the main house's kitchen so there was some noise from above in the morning. Ironically, the Diamond room doesn't come with the breakfast so we could only listen to it being made.

We enjoyed wandering the neighborhood, especially the Volunteer Park area to the north. Next time we'll stay for a few days, hopefully somewhere in the main building with access to pancakes.

Room Tip: Try for a room in the main building on the upper floors.

We fell in love with this B&B. It is a well run business that treats it's guests like royalty. Rooms were clean and comfortable, breakfasts were delicious and rates were reasonable. It is the "extra touches" that make this place special. David personally greeted us and gave us a tour of the property. He and his staff suggested local restaurants and music venues, scenic walks and parks.
We were encouraged to use the sitting room, help ourselves to hot or cold beverages or use the computer room. The Capitol Hill area is beautiful and we found that any destinations beyond walking distance were only about a $10 cab fare.

We hadn't stayed in a B&B in many years, but having stayed here we'll never stay in a hotel again! Dave was right there to open the door, and showed us all around his large house. We stayed on the 3rd floor and had a very comfortable room with a great view. The breakfasts were really good (loved the eggs with ham, spinach and cheese) and there is chocolate everywhere! It was also nice to be able to use the computers in the study. We highly recommend this B&B and would definitely stay here the next time we're in Seattle.

My wife and I stayed three nights in "ruby" in June 2012. The house is in a great location on Capitol Hill. Easy walk downhill to the waters edge. Choice of two buses for the return up hill if required. The room was large and bright, windows on two walls. plenty of space for clothes. Our bathroom was just across the hall and always have fluffy white towels. Breakfast was varied and plentiful. Nuts, sweets, biscuits,hot and cold drinks etc. were always available. David is a most charming host, and provides WiFi and access to two computer screens, so keeping in touch whilst away is easy. The bed was large and comfortable. Car parking was included in the room rate, David suggested places to visit and provides leaflets and a "guide book" with personal recommendations.

The very best B&B I have ever stayed in.

The house and our room are simply awesome and very clean.

David runs a very good business and I will definitely stay here again and most definitely recommend it to all travelers.

The house is located a short distance from Broadway and lots of wonderful restaurants and grocery stores. And the bus stop is just around the corner. Great place.

We loved everything about the 11th Avenue Inn. Our room was comfortable, the service was impeccable, the breakfasts were great and Dave is a helpful, friendly host who has a detailed list of the best places to eat, supplemented by a binder with menus. Want to go hiking? Dave will tell you the best places to go. He was great about answering all questions and had plenty of advice on using Seattle's bus system. There's always a bowl of wrapped chocolates and nuts in the living room and coffee and fruit in the dining room. There are also two computers for guest use on the first floor. The stairs creak a little, but that's about it for noise level. The inn itself is unpretentious, nothing glitzy at all about it. It fits very nicely into a funky, gentrified neighborhood that appears to be filled with college students, young families and interesting restaurants.
