“Condo D-12 Best Condo on the Big Island!”

We stayed in condo D-12 which is owned by Alex and Michelle. You can book with them on VBRO. After much research on the internet, found D-12 and booked for August in April. This condo is booked all year long so plan ahead as Alex has returning customers! Alex was great in contacting us with information about tours and things to do and provided great driving directions to stores and other areas of interest from the condo. This condo is a one bedroom condo with queen bed and has a/c , w/d, and is ocean front. We you open up the sliding door, the ocean is at your feet! You can eat all of your meals on the balcony as we did watching the sunrise/sunset. Alex and Michelle provide just about everything you need including snorkel equipment, beach chairs, bags, and umbrella. This condo is walking distance to the main strip of shops and restaurants. Grocery stores and Wal-mart are within a 10 mile radius as well. This condo is ocean front but it is not on the beach! There is a small beach on the side of the condo and beaches about 5 miles from condo. The best beaches are north of the condo about a 30 minute drive. It is not far but speed limit is 35 miles per hour most of the way. Great value as well! We paid $140.00 a night plus taxes and cleaning fee. Also has wireless internet in the condo.

Yes - I have mixed feelings with respect to our stay at Kona Reef. Let me start with the good marks. It was a clean condo. We stay in an Ocean Front unit - which was a true ocean front. The view of the big waves, black lava rocks and surfers is really amazing. But that's it for the good marks. On the downside I can start with the checking in and out. We arrived at 1PM - bad luck - cause we found a big clock on the door telling us that "We will return at 2PM". So don't count on early check in. The same for check out - it has to be 10AM - we were told that all the units were booked. Now when we got in the condo - we felt there is no need to go to the volcano - we were in the volcano. The unit had the AC turned off for some time and - guess what- the bedroom does not have AC - only big fans- and ....no windows - only 2 wood blinds separated by a net. We turned off the AC unit ( very noisy) and wait to see what happens. The bedroom cooled off but in 2 days. Useless to say that we barely got any sleep. But we lost weight - that's for sure. Another thing was the beds. In our unit it was a queen size bed - which was OK- but the pillows were very hard and bulky. We tried the sofa in the living room for my son-no way he could sleep - the bed is tilted and the AC noise in the room is horrendous. So second day we asked for the inflatable bed - they said THE bed has some leaks and they need to buy another one and they will drop it by my door by the end of the day. I don't know how they understand to run the business - I travelled all over the world and saw a lot but not this one -they ended up dropping the leaking one by the door. We tried it and obviously it deflated in a matter of minutes. We stayed there for 4 days so we decided it does not worth it to complain about it. After all we wer in vacation so we are not tired - why to get a good sleep... There were some other minor aspects which came up but I think just mentioning the ones above made us pretty sure we'll never come back there.

we were pleasantly surprised when we walked in to our room. we actually weren't expecting to have a condo. because of this, we saved a lot of money, since we prepard most of our meals. when you check in, they even give you a coupon to use at the grocery store.

the hotel was in a pretty decent location. we could walk along the main street, and we never had to use our rented car. the hotel had free parking, whcih was nice.

the entire suite was clean, and nicely decorated. it had boogy boards, which we used in the ocean. the water was a bit rough though. there is a nice pool as well, but it was crowded pretty much all day long. our room had a balcony, but we over looked the pool, so it was a bit noisy.

overall it was decent, but I would suggest it more for families.

Stayed in unit B24 and it was clean and well equiped and well located. The view of the small public park and ocean from our balcony was great watch lots of surfing. We Had no problem with traffic noise. Great pool area, great location. We would stay there again and wished we had longer there.

This property is a condo property (I believe) and each unit is privatley owned. When we were booking our stay, we requested a certain unit. We didn't get it, but I guess I was expecting that! Stayed here for 4 nights in Unit A-14. It was an oceanfront unit on the second floor. Getting to the room was a little confusing at first, since there are all sorts of steps and if you go a certain way, you may not be able to get out.

First impression on the unit was not a positive one. We walked in and the whole place was hot and stuffy. The surfaces also seemed to have a "film" on them. I think it is because maybe the unit has not been used in a while. Once the air was turned on and the surfaces wiped down, it got a little better. The room was dated, but sometimes, you just have to deal with it! Nothing was dirty or stained, it just needed to be aired out and Febreezed! There was also a washer and dryer in the unit. It worked great for washing beach towels! Parking was also free.

The view from the unit was very nice. You open the doors, and the ocean is about 30 feet away. The only thing you could hear were the waves. They got pretty loud!.

The pool area is nicely taken care of. It was clean and looked new.

The property was in a great location. It was within walking distance to the town (about a 5-10 minute walk).

I would stay here again if I knew for SURE which unit I was getting.

We've just completed our 3rd say at the Reef, the 2nd in D12. It's privately owned, and we book through the owner, Alex Duncan. This condo is great! Extremely well decorated, everything you could ever want for a great vacation. Alex takes a personal interest in his guests. The location is great too, as it's a relatively short walk to town for restaurants and shopping. We'll be back. Thanks Alex.

Elevator did not reach floor for unit D34. Steep set of stairs to drag luggage, groceries, etc. Air conditioner by ceiling, need to stand on a chair to turn on/off. Linen changed every 4 days, so doing laundry a must. Not very sound proof, plus construction next door, walls just going up.
