My wife, baby, and in-laws just got back from Kona and it was a GREAT vacation. We didn't book through Sea Cliff (we rented one of the privately owned units from VRBO) and it was fantastic. 8 days for under $1000 seems a steal. The location, a couple minutes down from Kona Village on Ali'i drive is perfect. The condos are great, nice bedrooms, living area and a decent sized kitchen made the trip very easy. We also used the bar-b-que grills at the pool pretty much every night which was great (the pool is right above the surf).

The property as a whole is gorgeous with a rain forest atrium in the middle, and fantastic ocean views. Our room was back a bit, but the patio still had a decent ocean view (couldn't see the surf though). We really couldn't have asked for a nicer facility to stay at with a family.

We were out pretty much all day every day (it is a BIG island), but we really enjoyed the time we spent at the condo (mostly evenings at the pool). The staff puts on "cultural events" a couple nights a week, and when we were at the hotel we joined in and enjoyed them quite a bit. Everyone we interacted with at the condo, staff and guests, were very friendly.

There is also a nice mix of age groups at the hotel, which was perfect considering we spanned from 13 months to almost 70. We DEFINITELY will stay here again whenever we come back to Kona.

About Kona in general, make sure you rent a car in advance and be prepared to drive a ton to see everything. We put well over 1000 miles on the car we rented and saw many fantastic places.

Doesn't look much from the outside, but the rooms were practical and reasonably clean upon arrival. Staff are hit and miss, but the totel offers good parking options. Location is pretty good and within a 15-20 minute walk of the shops/restraunts.

Room Tip: be specific in the type of room you want - interms of beds requirements

We did not get the apartment we booked (specifically, we had asked for 1 twin and 1 double room, and got 2 doubles). The apartment was not particularly clean, and not well maintained - for example the bathroom door did not close properly let alone lock, one balcony door would not open, etc
To their credit, once we threatened to find another hotel, they did resolve the issue with the room by finding a single bed apartment for one of our party until they could find a rollaway bed - BUT this was only after we chased them having been promised a bed that never appeared.
On 2 occasions it was clear that messages passed to one receptionist had not been passed on to the relevant people.
Disappointing because the apartment itself was very nice and the location was good.

We booked at the Royal Sea Cliff for 4 days in late July 2011. Upon arrival to our room we noticed a bad, musty smell. The condo looked nice and the view was also nice. While we were unpacking our groceries, we noticed bugs under the sink and someones old cough medicine in the dish cupboard. There were old dirty towels left in the bedroom closet ( a whole hamper full...I'm not kidding) and someones socks and other clothing item (I didn't investigate that closely) in the other bedroom closet. Gross!! The carpets were stained, too. The bad smell was just too gross to endure. We called the front desk and the clerk was helpful in getting us another rrom, but they didn't have the same sleeping arrangements we had originally booked. We switched rooms. This time the pull out couch we had to use had a mattress the width of a slice of bread. My 100 lb son sat on it and fell through it!! This room also smelled bad. So back to the front desk we went. The clerk was very appoligetic and this time we asked to speak to a supervisor. We spoke to someone on the phone because by now it was 1030 at night. They said that they could give us a second room for that night and find us a new room in the morning. We did not want to be in two rooms and had to press the point that we wanted a decent room for our family to sleep in. Finally they had a room we could spend that night in only. It was clean and didn't stink and the carpets were clean. It was like night and day. How sad that we had to get upset and move 3 times in the night with two children in tow just to end up with a decent room(that we could only have for one night) We left bright and early in the morning and found another hotel to stay in. Boy what a disappointment!! They did not charge us for the night we spent there!

Room Tip: avoid room 407 and 510

This was an exceptional hotel that was definitely a step up from a previous hotel on another island. My family and I stayed in Room 514. We didn't have a particularly breathtaking view, but we had a nice lanai, two bedrooms (each with a bathroom), a kitchen, a living room area (with a dining table and the most comfortable couch ever), and even a washer and dryer for doing laundry. We absolutely loved it, and even had many of our meals there, to not only enjoy all the fresh fruit of Hawai'i, but also to cut down on the cost of eating out every day. We stayed here for 4 nights at the end of June 2011 and into the beginning of July 2011. We did not want to leave. My only complaint is that a water jug in the refrigerator had a little mold in it, but other than that, I was thoroughly satisfied with the place. I would not hesitate to come back if I ever return to the islands.
