Very happy with Hale Kona Kai #404....arrived late and our key was in the lockbox as explained beforehand. Nice, friendly people in and around the complex. Very happy with the condo itself...a million dollar view, nicely updated condo with beautiful bathroom, clean and comfortable bed, nice tvs, well stocked kitchen, great balcony furniture. My husband does wish that the sofa had been a bit more comfortable, but he is a big guy. Perfect location for us...walk to historic Kailua town (beautiful, nice stroll), condo off the main road, so its quiet, and then drinks next door at Royal Kona. Try the Melontini!! Anyways, parking for 404 is very close to elevator. Would stay again in a heartbeat.

The location of this condo is perfect if you are exploring the sunnier, warmer side of the island. It is steps from the water off of a little street so all you hear are the waves crashing against the lava-lined shoreline. We were able to walk to the artsy shops in Kailua Kona or sit on our wrap-around lanai and look out to sea or watch the snorkelers in the little bay next to the building. I would recommend shopping and gassing up at the nearby COSTCO and shopping for essentials at the very closeby WALMART, something that was not mentioned in our HKK info but it really does save on expenses. My husband and I have used VRBO and TripAdvisor many times when planning a trip and this trip was no exception. Triad Management was very easy to work with and the condo manager was very friendly and helpful.
Here are some highlights and "lowlights" of our stay in unit 313:

Highlights: Location of the condo for the western side of the island, proximity to Kona shopping and COSTCO, view off the lanai, the kitchen was adequately stocked with supplies, bed was comfy, covered offstreet parking, nice lady running the office, good selection of books to browse through in the office, WiFi, cable TV (but we didn't use it much). I loved that the condo had so much light from the outside.

"Lowlights": The unit had a persistent musty/mildewy smell to it so we were sure to air it out long and often. We ran the AC and there were times when it seemed to blow room temp. air rather than cool air so we would turn it off and then back on again to reset it. It sometimes took an hour or more for the cooler to kick in. If you stay in this unit, make sure you close the window coverings if you leave in the afternoon to keep the afternoon sun from baking the living room. The kitchen decor is a bit dated with white tile countertops and the appliances including the refrigerator have signs of rust. This is common in a building that is subject to the ocean spray 24/7 but that is why many vacation rental owners are constantly painting, replacing appliances and patio furniture, and either replacing the carpet or going with tile throughout. Since the bathroom has no window, it would be nice if it had its own fan or ventilation system. That might help cut down on the moisture in the unit. It got quite steamy in the bathroom when we showered. Even the mirrors in the unit seemed "weathered." I left a note for the owner(s) that some of the CD's they have stocked in their entertainment unit are missing out of their covers. I missed listening to IZ and Hawaiian Style Band on one of our many car trips on the island but maybe a former renter walked (or drove) off with them. I can't fault the owner for that. We had to borrow an ice chest from the office since we couldn't find one in the unit. The office told us to keep it in the unit when we left so hopefully it is still there for others to use. I believe there were beach chairs and towels for the unit renters to use but no beach "toys" (boogie boards, snorkeling equipment, etc.) to use so guests are on their own to rent from one of the many nearby watersports renters. I don't know if that is common to HKK but other places we've stayed came stocked with all sorts of things to use at the beach. Luckily, we brought our own snorkeling equipment.

We rented condo 202 from VRBO# 154937 for seven nights. Great location, off the bustling Alii Drive, so noise wasn't an issue (except for the breaking waves!). Easy walk into town for dinner or shopping Lovely view, we did get to see a few turtles right below our lanai! Sunsets were magnificent. Anne was helpful in providing info, and promptly returning the security deposit. The condo was clean and maintained, but could use some updating (the television, for example). The wifi worked great. The bed was very comfortable, as were the pillows. There was enough light in the living room, but the bedside lights could use higher wattages for reading (my pet peeve). We really appreciated the beach amenities...2 boogie boards, 2 really good beach towels, a large beach mat, and 2 chairs and an umbrella, plus a small cooler. We were provided 3 rolls of toilet paper and a partial roll of paper towels, plus a partial box of tissues (it would have been nice to have full boxes since we stayed a week). Plus, coffee filters, and some butter, spices, and saran wrap, ziploc bags, etc. So, overall some nice supplies. The dishware was all good, and clean. The bedroom closet was very nice, with alot of room for storage. The bathroom was slightly weird, but I imagine the reason the shower was elevated had to do with a remodeling issue. Nevertheless, the shower was spacious and worked well. The toilet did have a tendency to run (I forgot to tell Anne that!). The furniture was comfy and in good shape. However, there was a mustiness kind of smell that might be attributed to the location right on the water. I'm not sure, but it did compel me to purchase some air fresheners. And after opening the patio doors and getting some air movement, the odor seemed to lessen.

Room Tip: I chose this condo because i wanted some privacy, especially for the lanai. It worked out well.

We had not been to Hawaii for 18 years. After some time consuming research, I chose Hale Kona Kai. We stayed in Unit 304. It was exactly as pictured. Incredible view, literally over the ocean rocks, with turtles and eel swimming below our balcony. It was freshly painted and had everything we needed, snorkel equipment, boogie board, beach towels, coolers. Great location, just minutes from the village. Lots of good restaurants, shops, etc. The waves are very noisy, but we loved that part. Just close the double pane window for quiet. I would highly recommend these condos for a quiet couple looking to enjoy Kona.

Very pleased with unit 410, pictures were true to form.
We arrived late, and having a gift basket was a nice touch. We had coffee and homemade cookies on the lanai the next morning listening to the ocean waves crash on the rocks.
Everything we needed was in the condo, we didn't have to 'add' anything.
Being on a secondary street was nice, there was no noise at all. We just loved the unit and would recommend it in heartbeat. The owners were very responsive to all emails.

An excellent location, right on the ocean with an awesome view. Each of the units have one bedroom and many have a sofa bed in the living room. The parking is a little tight for bigger vehicles but there is one spot per unit. The village is only a short walk away with access to a variety of restaurants, a very good farmers market and a ABC convience store that sells Beer & Wine. Access to a grocery store is more challenging as it located on the outskirts of town. The complex has a nice sized pool and access to the Royal Kona Resorts swimming lagoon/beach next door which is useful as the immediate shoreline is very rocky. All of the units have a lanai and the corner units [2 per floor x12 & x13] have wrap around lanai's. The complex seemed to cater to an older crowd. The two drawbacks we ran into are that the building is not well sound proofed, which may cause challenges if you have higher energy childern, and the cleaning between occupants was not great and we had some ant problems. Overall a very good complex but it did seem to cater an older crowd

Room Tip: Look for the corner units with the wrap around lanai's.

We have stayed at this property twice...It is a real bargain--oceanfront 1 br with a/c --quiet street off Alii drive, a five minute walk to the village. Resident mgr. on property.
Elevator, washer/dryer on each floor. Reserved parking stalls with numbers out of sequence, but not a major problem.

Room Tip: #405 is on top floor---quiet --fantastic oceanfront view with the waves crashing below.

Mahalo for your return visit with us at Hale Kona Kai.. Parking spots were purchased by owners with their condo and are deeded to the condos. During the original sale owners choose their spots, hence the out of sequence :) For new visitors, we mail a map of the parking spots to you, and also have it posted on our board next to the office door. Mahalo!
