This hotel was at the end of downtown Kona, which is a fairly good location. It has a nice sunset view from the pool. There is also a bar and a restaurant if you want. Hotel is a little dated and needs some upgrades, but overall it was a good value and served it's purpose.

This was a very good value. We stayed in the Alii tower- supposedly recently renovated. The room was large enough for 2 adults and 2 school aged kids without feeling cramped. The balcony was large enough for all 4 of us to sit and relax at night & listen to the waves. There was a good railing/buffer so the kids were able to sit out there safely. We had both a view of the pool and the ocean. Walking disance to local shos/ restaurants. My only complaint about the room was that the bathroom had some leaky fixtures. Nothing catastrophic. Also since our room looked over the pool it also was over the luau site. The only problem is that the event is EXACTLY the same every night- even the "ad libs" of the host were EXACTLY the same from night to night. It was a little annoying after hearing it a few times. I also think it is ridiculous that they charge $10/day for parking. They should let you park for free with the cost of the room. All hotels here charge though and this was one of the cheapest parking rates. You could park for free on the street but you need to really look at the signs and the hours that you are able to park in certain areas. It wasn't worth the hassle to worry about it so we paid for the spot. The area seemed really safe and we did not have any problems with leaving our stuff in the car anywhere in Kona, but then again we never left anything of any real value in the car. The front desk saff was helpful- they provided us with towels for the pool and kept our luggage for us when we arrived until out room was ready (we arrived several hours before check in) and did the same on our departure day (we had a flight out at midnight). Would definitely stay there again for the cost of the room.

Some of the reviews and guidebooks we read said Royal Kona needed updating but we didn't find any out-and-out terrible reviews. It was one of several hotels to choose from on a package deal we purchased, so we picked it for the price and location. But we would agree that some things are a little rough around the edges. Advice, don't pick "garden view" or "courtyard view" rooms unless you consider a rooftop view over the restaurant ductwork to fit that description. Ocean view rooms were nice and worth the higher price if you're staying a longer time. The cocktail bar and snacks there were great, especially with happy hour specials. Restaurant good too, but pricey. Of course Hawaii is pricey most places.

This hotel was great. It's pretty big but is separated into 3 towers so it's not so busy.

Great offer of bars and food, but we mainly went to surrounding restaurants and bars as there are a lot within a minute or two.

We were not in the main tower. Rooms are a little dated, but clean fresh and tidy. Awesome views of the sea and kona from balcony.

The pool is fantastic, not sure if it was because of the off season, but we didn't find this too busy at all. Great to be by the pool for happy hour and enjoy some of their poolside cocktails whilst watching the sunset, incredible.

Everything in Kona is within walking distance unless you're taking a day trip or going out to a shopping centre.

This hotel has everything you need. We also did their Luau, it was fantastic. The kids loved it so did we. Worked out to be quite cost effective with the hotel discount of 50% off second person, the children were free. We really enjoyed it.

This hotel was fantastic, as was their service, bars and food. We got a great deal through expedia on this also.

This hotel sits on the coast line and the sunsets are just incredible. They also have a small lagoon, but snorkelling at a nearby beach about 10 minutes drive up the road. All restaurants bar shopping all within walking distance. Some just next door. All in all would absolutely stay here again and recommend it!

We had not been to the Big Island before and had no idea where to stay. I was in research overdrive when I called an Hawaiian travel agent to help out. They recommended the Royal Kona Resort. When I read the reviews I was very nervous about what we would be getting. When we arrived after staying at a 5* timeshare the week before, I got even more nervous. We had some problems checking in. The computers were giving us a hard time. We had been upgraded to an oceanview room, and because of the delay, I suggested we be upgraded again to an oceanfront room. Dianne, our host, saw to it that we were. Well, the room was okay, but the view was to die for. We were in the Lagoon Tower on the first floor, room 149. Out our window was the canoe and the waves just crashed up against the rocks 24/7. The view made up for the incomplete renovations of the room. They tried, but 5* it is not. We slept with the lanai door open every night and the sliding shades open as well to get the full affect of the waves. The carpet was new, but not very plush, the king size bed was comfortable and new. The sink was old, but the faucets were new and the bathroom was from the 1950's, very small - sink, toilet and tub all together.

As for parking, don't spend the extra $10/night. You can easily find parking right outside on the street. If not there, at the top of the lot across from Snorkel Bob's was always space.

We did not go to the luau as we had been to others previously, but it was right outside our door. We did manage to get some pork though from our most agreeable manager, Jenna. Although packed in, everyone seemed to have a great time.

We did not eat at the restaurant, because we found out that on Monday and Tuesday they were closed, our last two nights there. Oh well.

I would say that all the hotels in this area are motel-like, and the Royal Kona was probably the nicest of all. In its day, I imagine it was THE place to stay. For the amount of time you spend in the room, it's just fine. Room 149. Go for it!!
