This place is so beautiful. Big quiet rooms and we had a view of the bay even though we booked a garden room. When you get downstairs and look up you see the sunset framed perfectly between pillars and arches with the ocean smiling at you. I can't think of a single complaint except that we found we don't like mai-tais, so we were forced to drink creamy delicious pina coladas while we watched the dolphins and flying fish playing all around us. Walk to everything...even good snorkeling. Great staff and the lobby smells like coconut. And the price was right when we booked it with the flight with Orbitz.

Room Tip: Just ask for a quiet room. We told them we were older and needed a place we could nap in.

This resort must have been something in the late sixties when it was built, but the years have taken a toll on a 60ties architectural marvel, The location is stunning. Waves crash against the lava rock shoreline. We had a large room with a huge lanai on the fourth floor of the Bay Tower. The rooms desperately need renovation. Bathrooms are small and old with rust and peeling painted wall paper. Beds are comfortable but carpets and bed coverings are hopelessly dated. These large rooms could look fantastic but they all need re-doing. All hotel public areas need an overhaul and rigorous ongoing maintenance which seems to be missing here. Staff could also be way more welcoming and helpful. At $150 a night I thought this resort was overpriced for it's less than pristine appearance.

Room Tip: If the sound of crashing waves keep you from sleeping don't get a room facing the ocean...in fac...

The rooms were great we have a ocean view, which overlooked the nightly luau which cost &75.00 per person. The enertainment was fun and since I don't eat pork I didn't miss the much in the food department of the feast. The hotel resort was beautiful, right next to the ocean looking out over the waves, seeing the cruise liners docked and the parade the water fun goers doing their thing in the many divers color shades of tropical blue water. One block from downtown action and a Aloha welcome, Spectacular. Only set back was the room smelled a little TO moldy. But I found a way to deal with it, after all it's Kona babe.

Room Tip: Volcano view mean mountain side

The staff is very attentive. Asked for more towels the first night, the front desk had them sent up with in 5 min. Large, clean room, comfortable bed. Only suggestion I have would be to revamp the bathroom. Although clean, they are a little rundown, but I wouldn't let it stop me from staying again. The views are fantastic, and it is very close to dining, ABC store etc.
Did I mention that the views are fantasic? Looking forward to staying again in the future

Location is excellent, right on the water for some excellent views and listening to the waves lap on the shore at night was relaxing. Close to a variety of shops and restaurants and the trolley bus pick-up spot is in close proximity to the hotel.

Partial ocean rooms are fairly big in size, although we requested a queen room we got two double beds instead - which was a little disappointing as they were on the small size and my partner and I had to spend the five days in separate beds =o( You have a small kitchenette - fridge, coffee maker and sink.

Skip the concierge and go straight to the people at the Expedia.com room near the elevators. Penny was awesome and set us up on all our tours for the next few days, at really discounted prices. She even arranged transport and suggested great places to eat/visit whilst we were staying!

(A downfall is that we arrived roughly half an hour before check-in time - which staff had no problem with at all - and were told that our room would be ready within the hour.
Two and a half hours later, we were STILL waiting - along with a large number of other quests. When we finally got our room (Roughly three and a half hours after we had arrived), staff were very apologetic, explaining that they only had one house-keeper on for the entire hotel and she was doing her best to get all the rooms clean as quick as possible - a very unusual thing to occur for such a large hotel I felt!)

Room Tip: Well, you can book whatever room you want - you just wont necessarily get what you booked! We booke...

Great view and walking distance from bars. Room itself is outdated.

My husband and I recently spent a week at the Royal Kona Resort and were happy with the facility and service. The rooms were spacious and we enjoyed the balcony that gave us a nice ocean view. The bathroom was in need of some renovations but everything worked! The staff was friendly and efficient. It was nice to be within walking distance of shops and restaurants. For the price, we would recommend the hotel without reservation.

Room Tip: Ocean facing rooms on higher floors. We were on the fifth floor and it was great.
