This is a small hotel in a great location near the harbor, historic sights, and shops. It has true ALOHA spirit. Five star service! There were always two or three friendly and very helpful people at the front desk. The whole hotel is very clean and comfortable. It was a perfect as our home base to visit the many beaches and parks on the east coast. We stayed twice and the rooms facing the gardens had lovely balconies with partial views of the harbor. They were generous with upgrades and good, thoughtful advice. The breakfast included deal is well worth the money because food is expensive one the island. To sum it up, it has "basic Hawaiian" facilities as you can read but a FIVE STAR heart.

Room Tip: Garden rooms nice and quieter. reserve parking permit right away. They don't always have enough...

We have stayed here many times. It's central location allows for easy access to the Kona Strip. The rooms are "basic Hawaiian" but do have air conditioning, a ceiling fan, small fridge and interesting blue shag carpet. There is also a drip coffee machine that allows you to try out the local coffee if you have your own filters. The staff is genuinely friendly in that laid back Hawaiian style. Central location with parking available outside for $5 per car (or you can park at the free public parking for free - short walk from hotel). Breakfast served at Splashers restaurant adjoining the hotel - good choices with lovely outlook.

No kettle provided. Wi-fi is free but only available in the lobby. Location can be noisy with busy roads next to the property however very close to airport (15 mins drive). Double beds were small.

Not a resort, but a good place to sleep for a good price.

Pros:
- Convenient location as a base for driving places on the Kona side of the island
- Clean and well-maintained
- Friendly and helpful staff

Cons:
- Location is in between the touristy waterfront and the commercial strip malls in Kailua, so not that nice a location if you plan to hang around the hotel a lot.
- No free internet in rooms
- Parking (paid) can fill up if you check in later in the day

This is not a fancy place, but we always enjoy it, having stayed here at least 5 differen times over the years. It is super clean, and mostly quiet, especially considering it's in downtown Kona. It is handy to walk out the door and stroll through downtown and near tons of restaurants and shops. We enjoy especially having the deck, the air conditioner and fan (which drown out any noise), the refrigerator (especially handy for keeping cold water ready to go on outings), the laundry, and wi-fi downstairs. We love the staff, with extra friendly front desk. The grounds are well kept up and the place has a homey atmosphere. Breakfast vouchers are included, but you do pay a small fee for parking, which is well worth the extra cost. The building at the rear of the property is undergoing some sort of transformation. It's been closed off and workers were removing beds, etc. Breakfast vouchers are used at Splashers, a short distance away, and though they offer 4 different breakfasts for the vouchers, these quickly became boring, and we ended up not using all the vouchers. The island has lots of cockroaches, but I only saw one entering the lobby, late at night. All in all, a safe, clean, quiet, comfortable and friendly place to stay at an excellent price.

Room Tip: We like to stay on the top floor, facing the ocean. The view is very pretty.

Let me first say... If you are expecting 5 star features at a bargain price you are going to be disappointed. However, if you go into this recognising it is a locally owned value location that is basic but friendly with lovely staff you will be happy with what you experience.

This hotel was great for me, a cheap stay right in the heart of Kailua-Kona, just around the corner from the town centre and shops and restaurants. My room was a good size for the money I paid with 2 double beds, a small tv and a bathroom that seemed clean. There was an air con unit in the room which I decided against using but the ceiling fan was more than adequate to control the room temperature to my liking.

The beds were comfortable and the sheets clean and there was a thick carpet (which I think helps a lot with the reduction of sound) and despite being on a floor with a lot of very excited children I was not disturbed overly by any noise.

The reception area has a nice open feel to it and the staff on the front desk were very helpful and pleasant, offering advice when asked and booking possibly the nicest taxi driver I have ever met in my life when asked (he was amazing! seriously!). There are 2 macs in the reception for use by guests and while it was a little frustrating that internet in the rooms is not free for the price I guess I can't really complain. The internet that is available is I think $9 for 24 hours but it is fast and I had no problems streaming some shows on my iPad.

There are 2 pools and the hotel has a deal with a nearby restaurant that you can get (I think 10%) money off your food bill when you eat there during your stay.

The pick ups for organised tours are easily within walking distance if you are on a tour that doesn't pick up from your hotel and the harbour (where many of the snorkelling and scuba tours leave from is only about a $16 cab ride.

I will definitely be staying again if I am lucky enough to get back to the island.

We stumbled upon this one when we arrived in Kona a day early and the place we'd booked had no vacancy.

Great price, terrific location close to everything in downtown Kona, two pools, air-con rooms, a laundry, internet computers in the lobby - it had everything we needed!

We ended up staying here a few times during our stay in Kona and we found this place the best value and best location.
