Our reservations were made about a month in advance. We requested the suite because we were two mothers taking our daughters on vacation. The owner, Zac, phoned to confirm reservations and to say the sofa bed, (the extra bed we were counting on) had been broken, but hoped to have it replaced by the time of our arrival. When we arrived he was correct, the sofa was broken. This was about 1:30 p.m. We asked the person who checked us in about it, we were told we would have an air mattress within two hours. We also asked for two extra pillows because there were four of us. We asked about the safety of the area. Zac had said it was a very safe neighborhood when I had spoked with him. After seeing it we had our doubts. A dear man named LeRoy informed us of the areas to stay clear of, and suggested we stay together when we toured and all would be fine. That afternoon we walked to the French Quarter and back, 7:30 p.m. we still had no air mattress. We again had to ask, by this time the four of us had agreed it might be best if we just leave even though we had already paid for two nights. At that time someone knocked at the door with the air mattress and told us we could plug it in and air it up. We asked about the pillows, he than had to go to Target to purchase extra. We did stay, and paid over $300. to sleep on the floor. Not once did Zac talk with us or offer to us a discount for our inconvenience.

i stayed at the balcony guest house in july. it is the best all around place to stay if you are visiting NO. the rooms are located above a great place to eat ( and drink of course!) our balcony room was clean and well kept. the staff was very freindly. their location is easy to find and a short walk from the french quarter. i will definently stay with them on my next visit to the city. -jane

This is a place where you can get a true New Orleans experience, and not have to worry about the noise etc... of one of the more touristy locations. Yet, it is not so far away from everything as to be a problem getting to where you want to go.

Nice staff! Great free full breakfast. Nice clean rooms (get #1or #3) and wonderful balcony where you can watch the locals go about their daily business. It's an easy walk to the river and Frenchman St., and not bad at all to the FQ proper. We walked home every night, (3 of us) and had no problems whatsoever. One thing though, if you like really great water pressure, you might look elsewhere. But since that was the only con for this place, I can still highly recommend it!

My husband and I stayed last October and we are now planning on going there this fall. The staff are excellent and the rooms are nice, the breakfast is great. We hope the same staff are going to be there for our next visit.

We just returned from New orleans and while there we stayed at a lovely little B&B called The Balcony Guest House. It is situated 6 blocks from the French Quarter and you can walk that easily OR take public transit which stops almost outside the door of the B&B. The staff at the B&B couldn't have been nicer. This B&B is situated above a little neighbourhood pub/restaurant/grocery store. Breakfast is served at the restaurant each day and is limited thru the week (weekends there is quite a choice of breakfast entrees) to bacon and eggs, toast etc. or a panini sandwich (scrambled egg, bacon, tomatoes on a panini bun). Tea, coffee and soft drinks are available at all times, free of charge. As well you are entitled to a welcome cocktail. Breakfast was so filling to us that we often skipped lunch or just had something very lite when we were out sight seeing. Parking is free and on street parking. It is a safe neighbourhood and we didn't feel threatened when coming home in the evening. There is a fabulous balcony that wraps around 1/2 of the building and was of use to us. Our room was lovely, a bit on the small side, but there was also a pretty common sitting area that we could take advantage of as well as the wonderful outdoor balcony. The room was furnished beautifully and the bed was a queen and was very comfortable. We can't say enough about this lovely gem of a place.
