Con- When u turn on shower you dont have hot water. Called front desk and they told me you have to let the water run for ten or fifteen minutes and it will get hot. Said the Pipes are old. But Sure enough it did work. Once we knew this it wasnt a big deal to do it...But my issue is that most Hotels are trying to conserve Energy etc.. and they are telling me to waste water for ten minutes before I even get in the shower?
Pros-Loved the rooms. Very Nice..New decor. Spacious. Had a one bedroom. Nice kitchen with granite countertops and everything you need. Seperate bedroom.
Loved the location in Garden District away from the craziness of Bourbon street. You can catch the Trolley right in front of the hotel. Only $3 for Day pass. Nice restaurants close by to walk to. Corner grocery store a block away. Walked there for a bottle of wine.
Would definitely stay here again!

My 5-day stay at the Avenue Plaza Resort was very pleasant. Most of the staff were very welcoming, friendly, and helpful. The room was spotlessly clean and we had all the amenities that we needed, including a well-equipped kitchenette, two flat-screen TVs, and a DVD player. The view of downtown Nawlins from the eighth floor was great. I took in the view nightly while sipping on a hot cup of coffee, which I brewed in the room, or drinking Sam Adams beer (my favorite bottled US beer), which I purchased at the corner store. The resort is conveniently located and the St. Charles streetcar passes right in front every few minutes. In a matter of 10 minutes, you can be at the Loyola University or Tulane U campuses, or on Bourbon Street/Canal Street. Very good restaurants a short walk away. All in all, a home away from home.

Room Tip: Ask for one of the top floors -- the view is amazing!

We found this hotel through a discounted website, so it was a really great deal. Upon arrival, I expected to pay $11 per day for parking because that was what their website said...unknown to me, this was only for timeshare holders, and of course, I was not. Our fee was $22 a day. No sir. So we ended up parking alongside a building just a few businesses down. I wasn't too bad, we just had to constantly check on our car because there are a lot a people just hanging out on the streets. There is a streetcar like others had mentioned and we used that quite a bit. There is also a walgreens about 5 mins walking distance, so it worked out having a kitchen and refrigerator in the room to keep drinks cold.The hotel also offers complimentary laundry services and detergent which came in very handy. The room was nice and had a small table with two chairs in it, although the bed was rather on the hard side. I like a soft bed. Other than that it was a nice hotel, but paper thin walls...we asked the front desk worker if we could be away from an elevator, and she placed us 1 room away. We still heard the noise but what was worse was the family with 5 kids next door. yikes! Also, the weekend we went, the building got struck by lightening and the wireless internet was down our entire stay, so we had to use their business center.

This is a time share resort, not a proper hotel. We experienced a bit of hiccup upon arrival when we tried to book an additional room for our children. In order to get this accomplished I had to book online through a travel site, and bring them a printed confirmation. I was able to do this with my phone and their business center but it was a bit awkward to me. We were told their system does not have access to the reservation system because it is a "resort" not a hotel.

At any rate, the rooms were clean, well kept and nicely stocked. Staff were all very helpful and pleasant, everyone made sure to say hello and make small talk if they were passing you, etc.

The location is in a very nice area of the garden district. Away from the chaos on Bourbon St, this gives you a change of pace and the homes in the area are beautiful. There is a streetcar stop immediately in front of the resort and we used that for transit every day. It was very convenient and easy to use.

As others have mentioned, the rooftop deck shouldn't be missed. A great place to enjoy morning coffee or a beautiful sunset.

Everything at the Avenue Plaza went pretty smooth. The rooms were very spacious and clean, the location was great and the service was good.

Rooms -
The room consisted of a living room area and a nice size bedroom. The bathroom was small, but plenty big enough for one person. Our room was at the very end of the hall so we did not notice any noise from the elevator. The doors of the rooms were very heavy so you would hear people coming and going as the doors slammed shut. The water in the shower took literally 10 minutes to get warm every day. We were never in a big hurry, but that seemed to be a problem.

Location -
It was nice to be able to get back to a quieter area after spending so much time in the French Quarter. The trolley stop is right outside the door and takes around 15 minutes to get to the French Quarter. We really liked the location.

Service -
The overall service of the hotel was great. We did not really enjoy the time share sales people trying to get us to sit thru a presentation, but i suppose they have a job to do.

The rooftop of the hotel had an incredible view and we got some use out of the pool also. I would imagine if we go back to New Orleans we will probably stay at Avenue Plaza again.

Room Tip: check out the Trolley Stop Cafe just down the street for great breakfast, they make a great breakfas...

We stayed for four nights in a one bedroom unit. It was clean and spacious. Every worker at the the resort was very friendly and very accommodating. It was located in the quieter Garden District of New Orleans which is a welcomed retreat after dealing with all the hustle and bustle of downtown and the French Quarter. The nice thing about it is that the streetcar goes right by the hotel/resort, and will drop you off in the French Quarter minutes later, and it is only $3 for an all day pass. There is a small pool and whirlpool in a private courtyard which is very nice. There is also a rooftop patio where you can hang out at, and get a stunning 360 degree view of the city.

If you are hungry and want to stay near the hotel, there are several eating/drinking establishments within walking distance. There is also fresh, free coffee in the morning.

Room Tip: Ask for a corner room on a upper floor for great views

This location seems like it was hotel that was converted into a resort. The rooms were small - but really it was all we needed. If you are looking for a location to cook dinner for your family while on vacation in New Orleans - this isn't it. However - if you're looking for a place that you can make breakfast for your family before going out to experience the city - and then a place to store and re-heat your left overs - this is it.

The pool area is nice - but they have remodeled and the pictures of the pool do not accurately reflect what is there. Its even nicer. It is just different than the pictures.
The property is well maintained. The entire space was just freshly scrubbed and repainted top to bottom.
The staff was friendly and helpful.

If I had to make one complaint - the air conditioning was loud. However - not loud enough to stop us from sleeping. I've read complaints about the hearing the elevators moving - we were near the elevators - and didn't hear it at all.

I listed room service as poor only - because there wasn't any.

Room Tip: request one that over looks St. Charles St.
