We stayed in one of the many two-bedroom apartments in this building for a last-minute, three-night trip to NOLA with our two kids. It was a last-minute rental and we booked through the Stay Alfred site via online chat, which was simple and pain-free. We were blown away by the beauty of the building and the unit. It is HUGE, brand-new and spotless. They've done a great job renovating a historic building, keeping the enormous windows, high ceilings, and exposed brick but adding high-end finishes like marble tile in the bathroom, and furniture that was elegant but not so fancy we had to worry about our kids there. Not exactly as pictured in the example, but very close and maybe better.
There is a full kitchen that's very well-stocked--full sets of plates, glasses, silverware and cooking utensils, pots & pans, even laundry and dishwasher detergent and things like plastic wrap and aluminum foil. The kids loved finding microwave popcorn and gummies in the snack basket. We didn't eat in (it's New Orleans, after all) but there was both a breakfast bar and a dining room table, plus a living area with TV and pullout couch, and two bedrooms, each with their own full bath and a walk-in closet. The master bedroom had its own TV. There's also a washer/dryer in the apartment. Great for a family or two couples. One thing to note--if you had a couple in each bedroom and someone else staying on the pullout couch, they'd need to enter a bedroom to reach a bathroom--but maybe all of the units aren't set up that way.
The location was terrific, a few blocks from the French Quarter. It wasn't far from the Intercontinental and the Hampton Inn, and cost than either. There's a parking garage about two blocks down that was $20/night (as opposed to the $32-$40 most area hotels charge); we just left the car there until we went uptown on the last day of the trip. The building interior was quiet (see note below), and most of the people we saw coming and going were also families or business travelers, so no late-night parties. There is a small but pleasant workout room, a common area we never saw used, and a surprise little courtyard that had no seating for some reason. Our unit had a little balcony but the window to it was sealed--fine with us except there was (of course) a string of Mardi Gras beads out there that drove our toddler crazy because she couldn't get them.
To sum up, the pros:
-Beautiful and spacious
-Two bedrooms, two baths, full kitchen, dining area, living area
-Gorgeous historic building in the heart of the CBD
-Great price--way better than a hotel with the same location
-Full kitchen, great amenities
Now the cons:
-The streetcar line runs along two sides of the building. Some units may not be so close, but we were on the corner so it sounded like the streetcar rumbled right through the apartment about every 30 minutes or so. It's NOLA, so it wasn't totally awful, but might be torture for a light sleeper.
-There is a streetlamp right outside the master bedroom window that the blinds didn't really block. I get that black-out curtains are probably crazy expensive for 10-foot high windows, but they're needed just on that window of that unit.
-There is construction on the ground floor, and one morning the hammering began before 8 a.m. and sounded like it was on our wall. It was probably on the shared exterior wall but went on for a while. We were up already (like I said, we have a toddler), but it was still unpleasant. If you'd been out partying the night before, it would have been excruciating. Day two, there was some mild drilling around 8 a.m. and it got quieter after that. Day three they were probably working in another area, so it's definitely a risk. I asked the Stay Alfred operator whether the building was still under construction--because I had seen other reviews complaining of construction noise--and she said no, it was complete. The residential building IS complete, but the retail/office space on the ground floor is still just a shell. Fair warning.
-There wasn't usually anyone at the front desk. Didn't bother us, but if you're looking for a hotel-like experience, you won't get it. You're going to have to remember your access code to get in.
We stayed 3 nights at Factors Row in November 2016. It was the perfect base for our trip to NOLA. The apartment is exactly as shown in the pictures. It is quiet as well, which was the reason we chose not to stay in the French Quarter or on Canal Street. It is only a few minutes walk to the French Quarter and everything you want to see in NOLA. The 412 O'Keefe parking garage is a short walk away and a safe place to leave your car.
We stayed with StayAlfred in Nashville and had a great experience, which is why we booked with them for our trip to NOLA. This time it was even easier to access the property and the self check in is so simple. I cannot recommend them enough. I know I'll always check with StayAlfred if I need a rental in the future.
Stayed there for a smalll team retreat. The unit had 2 Br/2 baths which was perfect. The living space doubled as a great working space and social setting. Close enough to Bourbon street and the French Quarter to go play and stroll back in.....also just far enough to be explore other parts of the city.
The Arenas are nearby and cool cafes and bars are just around the corner.
Stay Alfred's self service check in and checkout process was a breeze, too.
The apartment is modern, clean, safe, quiet and close to the French quarter, close to restaurants. Amenities are great, you can cook, do laundry. Rented a two bedroom apartment with two bathrooms. Can accomodate six. One BR has king size bed with a bathrrom and the second room with queen size bed with bathroom. The two guests can use queen size pull out sofa in the living room. It would have been batter if one bathroom is located in the hallway. A safe would also be nice to have. In general, the place was awesome, would go back again, self check in was also easy, no hassle at all. Public pay parking is about a block. I will highly recommend this place!
We frequently travel to NOLA to visit our daughter in college there. This is by far the best place we have stayed for the price. The place was immaculate, spacious, obviously well maintained, and was decorated like something out of a magazine. Perfection!
AMAZING condo in the CBD, near everything. Very spacious, modern, and clean. Highly recommend this property for small families or 2 couples!

We absolutely loved our stay at Factor's Row! The building has wonderful sense of history, that is still reminiscent in its architectural detail, but has been updated with modern conveniences. It is simply gorgeous and more than we expected.
