The Park Hotel is a historic piece of property and character built in the 1920"s. It could do with a major renovation in places. The lobby is very nice but the room we stayed in needed some repair. Notice I didn't say updating. I kind of liked the fact most of the original architecture still existed. One could appreciate how it might have been in it's former glory. Sure it could use some patching-up, but it was as clean as you could make something that was scratched, dented, and in need of paint. If you want a 3 star hotel or greater, this isn't it. If you are accustomed to staying in third world guest houses, you will find the accommodations here more than acceptable and at a bargain price compared to the surrounding hotels. You are also within walking distance of most of the attractions Hot Springs has to offer and the staff was great too. Free parking to boot.

I have been staying here for over 10 yrs .Always friendly service and Angel's Restaurant is great. Charming old Hotel! Great rates, within walking distance to the Arlington, The Chicago Club and the Pancake House.

This was our first and LAST stay. The downstairs is clean and beautiful, a drastic difference from the rooms. The room was awful, the floor had not been vacuumed, everything covered in dust and bugs, the mirror had smears and toothpaste spatters. Bathtub had hair in it. It was terrible. Talked to management to get refund, she was unapologetic and seemed to not care. She wasn't surprised while I explained the state of the room. Maybe needs new management, could be a very nice place. Lots of nice historic charm.

There is no ac in the halls or elevator, but the rooms are clean, albeit minimally furnished and decorated. The shower is a single stall one, and the fixtures are very period, but I rather enjoyed that. The bed was comfortable and staff was nice.

Room tip: Odd numbers have limited views of the rooftop

Where to start. Nice lobby, filthy rooms. Dead bugs on window sills, not vacuumed, not mopped, dirty walls, bowing mattress, tattered towels, damaged furniture. We actually got cleaning supplies and cleaned our own room and tub. Incompetent owner, management and staff. O hope someone who appreciates this hotel's potential will buy it and give it some simple TLC.
