On this trip with friends, we wanted to be close to the shops downtown.
The lobby is beautiful, there is a nice boutique at the front and a restaurant with outdoor porch.
The staff we saw and spoke with were all very nice and seemed to care about our stay there being good.
Currently the A/C is not on because it is the type that uses water to cool the air and because the current air was below 70 degrees doesn’t work.
We had two rooms that did not join each other but had doors that adjoin the next room. There was a key lock on only one of the two doors of the joining doors and it was not locked.
We checked the doors in our other room and found the same thing.
So we could just push the door open. A manager came up and locked them both.
Had we not seen it or checked, people renting the other side could have come in.
Housekeeping needs more attention.
The exterior needs refinishing.
When this hotel gets it all together we may come back.

When we arrived at the hotel at approximately 11pm on Friday night 03/09/2018 after driving all day. We were informed that the hotel was over booked and that the two rooms that we had reservations for were not available. The front desk clerk stated that he did not even show my name in the system because we hadn't used their website to book the reservations. We left very unhappy, as all other hotels in hot springs were booked as well. Will not be going back there. Ever.

We did not research this hotel and did not arrive until after dark on a Friday evening. I was expecting it to be old and quaint due to the excellent historic location. The lobby was nice enough. Deceiving. Upon arriving in our room...the last one available, we discovered it was far from "quaint". The two double beds had very old and flat mattresses. The curtains to the balcony were coming down at one end. The carpet was filthy and it showed on our socks. This room must have been a suite at one time because the connecting door was missing a 2nd door knob. There was a hole in the wall though you couldn't see into the next room. We propped a chair under the one door knob for safety sake. The bathroom door was splintered majorly at the bottom. The water leaked in the tub and there was an inch of caulking around the tub and tile...hiding what? The rest of the tile had some mold in the grout. There were no hair dryers in the room. When we asked for a loaner at the front desk, he stated none they were all loaned out. It was too late to pack up and relocate is the only reason we stayed. Sad. This place has great potential. I had planned on getting a massage since it was a "spa" hotel but I didn't even inquire after seeing how filthy the room was. Pay the extra $$$ and stay somewhere else. We were quoted $79.99 for the night but was given the Expedia rate for $69.99 when I asked.

We couldn’t get into another hotel, so we booked this one. It’s cheap, reviews weren’t good, and our expectations were low. Surprise! Nice room (no dog or smoke smell) on 7th, nice little balcony. Clean and as nice as many of the Arlington’s rooms. Staff was nice. Stately old hotel. We were quite pleasantly surprised. By the way, we had a group of 7 rooms, including children, and no one complained to us (the hosts).

Boy was this a mistake. Where to begin. Front desk staff was the only reason I gave it one star. TV. Was to big for console, bed sagged on one side, towels were thread bare, etc. , they “cleaned” my room, but didn’t make the bed, whoops. Do not waste your time or money here.avoid at all cost.
