This was my second stay here. I love the location but I knew they were doing renovations our first stay so we decided to give it a second chance. Everything still looked the same & they leave a lot to be desired.

Our reservation had been lost so it took almost am hour to get checked in.

The bathroom had been cleaned but the bathtub had not been cleaned properly. There was water stains in the corner of the room & the carpeting is kinda gross.

Renovations are not always to be seen - but this year 2012 we've had a new roof put on the hotel in Jan/Feb 2012 - also all the balconies and outside of the hotel was repainted in May/June 2012.
We are sorry this guests reservation got lost. Also, once checked in - if the guest had called the front desk, we would have sent a housekeeper right a way to reclean the bathtub.

This hotel has lots of potential, but was disappointing at almost every turn. 

The lobby is welcoming, but then you notice a dirty, stained towel and huge plastic bin (with about 4 or 5" of water) catching leaking water from the ceiling above. Both never mived the entire weekend. Gross! 

The staff at the front desk were friendly, but I didn't get the sense they'd go above and beyond for requests out of the ordinary. For example, we were using their conference room for a meeting and asked for ice two hours prior to the meeting and for the dirty floors to be vacuumed. The desk clerk couldn't guarantee she could make that happen...no one ever came. We did both ourselves. We had paid $500 to use the room all weekend...we didn't think it was too much to ask!

The rooms were average and acceptable. It was mostly clean, but areas like doors and light switches felt grimy. Carpets were stained. Bed was comfortable and linens were nice. Hot water turned scalding when toilets were flushed in adjacent rooms. 

The pool area was nice. Pool was a great size and water was clean. But, just over a brick wall separating the pool from the main hotel was a plunger, brooms, and a ladder that looked like it was just thrown there and hundreds of boxes of flooring tile in view. Strange and made it feel dirty. 

The conference room we used needs some serious updating like the rest of the hotel. We had guests who had brown water drip on them from the ceiling on several occasions during dinner, we saw multiple (alive) cockroaches, and the prep kitchen we had access to was so dirty and had a rotting watermelon inside the refrigerator. No one ever came to help change linens or empty trash (until the caterer showed up who is not responsible for that!). I wish I was making this stuff up. 

The location is this property's saving grace. Within walking distance of everything you need. The rates are affordable, but our overall experience was just sub par. No attention to detail whatsoever. We were excited to go home...not the feeling you want when you're on a road trip/vacation. Good luck!

We have a very friendly staff and they go above & beyond for guests in this hotel.The maintenance crew takes care of the meeting rooms & on this instant they didn't follow through & we apologize for that. The walled area from the pool to hotel is where the Maint. Dept. has to staore certain items as we have limited storage in this hotel.
Nothing drips from the ceiling in the conference room - a new roof was just put on in Jan/Feb 2012. We have pest control company in every month to spray just like any other hotel.
We are sorry it wasn't up to the guests high standards - the the person who booked the room really liked it. We try to do our very best - this time wasn't our best & for that we again apologize.

It is probably one of the ugliest buildings I have ever seen. However, I was greeted warmly at the desk. The hotel is showing some wear, but the room was clean and very comfortable. It was no showplace, but I would stay again. It's right at the end of the downtown strip in Hot Springs, so it is very convenient.

Spent the weekend in Hot Springs and stayed at The Springs Hotel with my mom and 2 children. Absolutely enjoyed staying here. My kids loved the balcony and the swimming pool. Rooms were big and the beds were comfortable. The staff was very accomidating and friendly! Location couldn't have been any better. We plan on staying here again the next time we come back.

After reading some of the bad reviews we were apprehensive but decided to give the hotel a try. We were pleasantly suprised. The hotel is in need of updating but none-the-less, the rooms were clean and comfortable and out stay was enjoyable. You can't beat the location and there is free parking directly behind the hotel.

Our party had mutiple rooms and we faced both the street and back side. Both sides were reasonably quiet.

Tip: book over the phone, it appears you will get a cheaper rate.

I have stayed at this hotel in the past and had a wonderful experinece. But i am going back this weekend 6/22/2012 and it has been a nightmare trying to get my reservations right. It started Tuesday and i called to make reservations and the gentleman that hellp me was RUDE and didnt know waht he was talking about ! I cancellled the reservations and called again on Wednesday to talk to a manager and the girl that answered was very helpful and discounted our rooms for us to come Friday and Saturday. We got a call Thursday informing us that the girl had been terminated for doing these kinds of things in the past and didnt have the authority to do it. So they gave us the rooms at a little bit of a discount and didnt honor what we were told to start out with. I called back thursday to make sure everything was right and the room we wanted wasnt even right and we are getting the spa packet and the lady that works at the spa was suppose to call me at 3 on thursday to make our appointments and she never did. I would have cancelled my reservations but you have to give a notice and i didnt have time to cancel because i was waiting on her to call. I will not be going back to this Hotel again. Dinah Beldin

We'd like to express our apologies on the problems you had trying to make your reservations on room & Spa appointments. The girl you spoke to was not a manager & had not followed any hotel procedures, that's one of the reasons she is no longer employed with us. We do not have any $46.00 rates as you were quoted. Our room rates start at $99.95 per night; so the General Manager offered you the weekday rate of $79.95 & you accepted. The Spa supervisor didn't call you Thursday as she wasn't here - she had a family emergency. We do apologize that no-one called you, sometimes in the face of emergency things skip through the cracks; this was one of those times. But she did call you Friday morning & you did get your Spa appointments on Sat at 10am & you were happy upon leaving our Spa. The gentleman you spoke to should not have been rude & has been spoken to. Again, we are sorry about your experience before staying with us. Sincerely, Management.

I read the reviews on here and was a little skeptical about staying, but I gave it a go anyway. It was fantastic. Yes, the rooms were a bit run down, but they were clean. The location was fantastic, I had a relaxing time at the spa, and the kids loved the pool.

For suggestions, I have a few. First, we were on the 8th floor, but the light from the parking lot shone through our window and vent all night. With all the attention paid to using CFLs inside, how about putting up a light pollution preventing shade on the parking lot? Second, there's a lock on the inside of the balcony door, but no way to unlock it from the outside. Our son decided to lock us out for a minute, which he quickly undid, but I can imagine people getting stranded out there. Third, the beds were pretty unstable and uncomfortable. I'd recommend the next upgrade project funding new beds and pillows for the rooms. And, finally, the staff seemed pretty uninformative. While they were great and let us check in early and advised us of the new restaurant, we had to search around for the pool, and finally had to go back downstairs to get the wireless password (which only worked in 1/2 the room). Even a pamphlet or something upon checkin or in the room would be helpful to let the guests know of the hotel amenities.

All in all, we had a great time, would recommend this hotel to friends and family, and would stay again if we come back to Hot Springs.

Room Tip: mountain view rooms overlook the parking lot and are east facing and a little quieter. Street view...
