We stayed here for 3 nights. I was a little worried after reading the reviews. Booked directly after searching through Tripadvisor and checking websites. Communication was clear and fast (cash payment only, cc is 5% extra). Considered booking Knai Bang Chatt, but the bottom line was for 2 rooms (2 adults + 3 children) it was basically going to cost double the price. For some reason, spending more than US$300 a night in Kep just seemed too much. While not perfect Veranda has lots going for it. Staff was efficient, friendly, some very not super friendly but others definitely were. Check in was smooth, they carried our bags straight to our room (which was ready early), got coupon for a welcome drink (reception is just really small, an overhaul with a slightly more inviting reception would be good). We had an issue with a leaking aircon (older split unit) and it was picked up immediately and repaired. We stayed in the Deluxe Family Retreat, basically 2 separate bedrooms with each their own bath room and a huge shared balcony. We had room 10/11A. Drawback was it is situated right under the restaurant, and noise levels were quite high in the morning especially (preparing for breakfast). It started off pretty bad the first morning but considerably better the other nights. However, this room has great ocean views. The rooms are very spacious. Lots of closet space. No phone (would be handy), minibar, fairly large bathroom (but definitely needs upgrading, 4 different types of tiles, just not up to date). Slippers are provided. Aircons worked but not as cold as you would expect (although it was super hot), but cool enough to sleep (just not the 16C it was on). One extra bed was on the balcony but as it was hot, we basically put the mattrass on the floor in the other bedroom every evening. Bed was slightly firm. Two fans on the balcony. Hotel has a spa, pool bar, bakery / ice cream shop, shop next to reception that sells quite a bit of stuff, restaurant / bar. Prices are a little higher than average for Cambodia, but crab market is only a $2 tuk tuk away (we didn't walk). Swimming pool area is nice, although lots of tiles are coming off the pool floor with some sharper edges. About 16 beds around the pool which was sufficient while we were there but with all rooms taken, it probably won't. Pool towels definitely need to be replaced (they are thin, dry and turning yellow instead of white). Small kids area with some activities (9 am - 7 pm), which is great for a break and some quiet time. Breakfast was fine considering the size of the hotel, with a decent choice. Only drawback is that some construction was going on next to the restaurant, and they'll just get started whenever they wanted to (turned out to be 7 am) while people are eating their breakfast. This seems to be quite common as many places are upgrading due to increasing demand, but there is no real sense of timing and they'll just do whatever they want whenever they want. Would be normal to start at 9 am at the earliest, but obviously not in Cambodia / Veranda. Restaurant was fine (had 1 lunch there) but slightly overpriced compared to other options in Kep and we preferred to try many other different places (Kim Ly, Breezes, Holy Crab, Kep Saloon, L'Auberge de Wam). Hotel is helpful with changing US$ into smaller notes. Laundry is cheap (had my son's shorts washed after he slipped in the mud at the pepper plantation, got charged US$0.25). This resort has great potential but it needs to step up, upgrade facilities and think more with the international customer in mind. The rustic feel is fine for this area, but they need to push for some improvements. Views are great, Kep is lovely and still so quiet, laid-back, etc. The set up is good. Kids loved it, which is always an advantage. As somebody mentioned, they have all these rules but in the end most are common sense, others you take with a grain of salt and use your common sense. Not biggie. Would recommend it for sure as long as you're not expecting Thai / Indonesian 4/5*standards, they're just not there yet ...

Like others we found our welcome very efficient but not as friendly as some of the other places we have stayed. We had a large room which was very clean and we liked the fact that it was very private. The bathroom probably needed up dating and better lighting would have been helpful as the room was quite dark. The pool area was fabulous, although there was some building repairs being completed which were a bit noisy on our first day. There is plenty of choice at breakfast and the restaurant staff were very efficient. Brilliant sunset views in the evening. This property has a lot of steps and the paths are uneven, in keeping with its style, so may not be suitable for those who are less mobile. Drinks and food was more expensive than other hotels but there are plenty of alternatives at the crab market which is a $2 tuktuk ride.

As you know trip advisor is a purely personal take on something & this review is from someone who realised she doesn't do rustic.
The hotel is in a great location above Kep and has great views, as my son said it is like a great big tree house.
Our welcome, as noted by other reviewers was a little less enthusiastic than we had received elsewhere but efficient and helpful. We had booked a family bungalow (no 2), which really was a tree house. Within seconds my case was covered in big red ants and at that point I asked for another room. The rooms at the resort are very varied in style, quality and price. We ended up in the deluxe family pool suite, massive accommodation, the most amazing sunset view and brick built. We were also woken very early by kitchen staff and builders. We stayed one night then changed hotels.
We did have breakfast at the resort which was really good.

Having read the reviews on Tripadvisor we were aware that the Veranda was going to be rather rustic, but we were so glad we stayed here.
We arrived in the early afternoon and must admit were a little concerned when we arrived in the tiny reception. Our Phnom Penh driver helped to check us in as the staff didn't seem too concerned about our arrival and we were shown to our beautiful little bungalow.
Yes, it was small and dark and the bathroom was prone to mosquitos, however we knew exactly what it was going to be like and enjoyed our three night stay far more than the 5-star Sokha Beach resort we were travelling to after our stay in Kep!
Our verandah looked out over the jungle foliage and the restaurant below to the sea in the distance. The hammock and the day bed were lovely and the plate of fruit was welcome after our long drive. The bungalow next to ours was unoccupied and we really felt relaxed in such peaceful surroundings.
The room was extremely small and dark and there was barely enough room for our two suitcases. The doorless bathroom/toilet did allow mosquitos to enter through a hole in the floor, and while this may horrify some people we can honestly say the whole experience was delightful.
Breakfast was lovely, though it was a mad scrum to get the best seats that overlooked the hillside below.
We didn't eat dinner at the Veranda as we dashed down to the crab shacks for sunset drinks each evening. It was a steep climb back, and the streetlights switched off at 10pm, so we made the trip back in darkness though this just added to the adventure.
We took a trail through the National Park right on the doorstep of the hotel and spent the second glorious day on Rabbit Island.
It was a wrench to leave and in hindsight wished we'd spent another couple of nights there instead of heading off to Sihanoukville.

Room Tip: We had the cheapest bungalow, but were very happy with it for the price

Until I am back at veranda I forget just how calm and relaxing it is.
We were given the same room as we had previously stayed in and were pleased to get back on to the veranda and flop in the hammock with a view over the jungle to the sea. There was a little hiccup when we realised that the hammock on the veranda was missing but this was quickly solved by reception staff who sent out for a new one so that we wouldn't be disappointed.
Each afternoon a beautiful big, red squirrel came to eat fruit off the trees below our veranda and it was lovely to watch him. We weren't bothered by mosquitoes at all although we did sleep under a net and sprayed the room each evening as there was a hole in the ceiling in the shower which would have let them in!
I found the breakfast buffet to be much improved with a much wider selection of dishes. The food in the restaurant was excellent with a good choice and ample portions. We found that one main course was enough to share between two of us.
The swimming pool is beautiful and we had no trouble getting sunloungers by the pool. If you went down to the pool mid morning it would have been a different story as there are not many loungers and nowhere near enough for the number of guests.
There is now a small library by the deli and a very nice gift shop by the spa. We didn't use the spa but saw many others having treatments.
It is still a climb back up the hill from the crab market but well worth it for the peace and quiet of Veranda.

We loved our stay here. The 'tree top' walk ways and tree house style Accomodation is some of the best accommodation we have EVER STAYED in, that includes Thailand and Cambodia, rooms were so spacious it was ridiculous. Rooms were very clean, end of. Pool is amazing and there was some work going on, but hey ho, we had a few more G &T 's to compensate! Food is excellent. Overall pretty special.

We enjoyed some aspects of our stay here. The selection on offer at breakfast was extensive, and far better than that offered at one considerably more expensive hotel that we stayed at in the same area. The location was also good, the short walk down to the crab market being no problem at all. We were also more than happy with the staff, who tried hard to please and were friendly, helpful and welcoming. However there were quite a few negatives. The 'sea view' that we had paid for had disappeared behind overgrown vegetation that needed some serious pruning and, to forestall any managerial excuses, we live in an area where the plants grow just as fast. What was needed was regular maintenance. Our bungalow was also impenetrably dark even when all lights were turned on, and we would have been unable to read at night without the benefit of our own torch. A ceiling fan which achieved nothing other than to make a noise, ill-fitting mosquito nets and and the absence of air conditioning despite the relatively hefty price also did little to add value. The biggest problem with the bungalow we occupied (No 1) however, was the fact that we were woken at 4:40 each morning when the kitchen staff started work. We want to make it very clear that this was definitely not the fault of the staff, but was the inevitable result of the bungalow being located behind and above the kitchen work area, which has no wall to prevent noise from escaping. So each morning we awoke to the sound of the microwave beeping, pots being washed and food being prepared, No point in seeking to be moved as the resort was full, which was made abundantly clear by an exchange in reception between would be guests who had booked online, and the receptionist trying to overcome the fact that their room had been double booked. The most disturbing part of our stay, however, was the appalling behaviour of a manager who appeared one morning at breakfast and, having paraded up and down the bakery and restaurant area in a manner that I can only presume was intended to impress upon all and sundry just how important he was, proceeded to give his staff a public and, we would have thought, wholly unnecessary tongue-lashing in front of the guests unfortunate enough to be present to witness the whole performance. Given that our impression of the staff was that they were pretty professional in their approach, it is mind boggling that this person would think it necessary to bawl out members of his staff in public. Indeed, having given one poor soul a fair ear-bashing, he then thought it necessary to repeat the performance, with the unfortunate standing in front of him like a naughty school-boy in front of the head master, while the manager or, God forbid, owner, ate his breakfast and delivered his broadsides punctuated by gesticulating with his cutlery. The contrast between the professionalism of the restaurant staff and this self-important disgrace could not have been more marked. I have managed a number of businesses, and we run tourism businesses ourselves. If any of our managers ever behaved like this in public I would sack them on the spot.Such public bullying and humiliation is no way to get good results from staff. I sincerely hope that the owners and/or senior management identify the culprit and take appropriate action, as such behaviour made us, and many others taking breakfast at the time, extremely uncomfortable, triggering an exodus from the restaurant.

Room Tip: Stay well away from bungalow one unless you want to be woken around 4.45 am
