I had a huge room with aircon and fan which was generally clean though needing some extra effort from the house keepers to remve cobwebs, close enough to the pool but not on top of it, with cable tv, fridge, and bottled water. The guest house is a 15 minute walk from the crabmarkets, and while it is probably 20 minutes walk from the bus stop, the phnom penh bus will let you off at the bottom of the drive if you ask them. I thought it was a good spot, quet except for the occasional rooster. Great breakfast...unlimited fruit and coffee, a baguette with butter and jam and eggs. No it isn't a five star buffet breakfast. The things that will irk the fuss pot traveller is that their power supply is a bit dodgy, and some aircon units are too small. Plus there is no water pressure from the shower head, though there are full pressure taps which do the job. And wi-fi was obviously not effective across the whole site though working near the pool and the adjacent bungalows. The French manager was hospitable without knocking himself out. This was my third visit to Kep, and the third guesthouse i've stayed in. I'd definitely go back

Room Tip: The aircon rooms are larger than the bungalows and have more light, but the airvon is possibly less...

Booked this accommodation via booking.com with the Superior room rate of $50UDS, but the room was VIP! Three rooms plus bathroom next to pool. Run by 3 french guys who are great hosts, who own a bar not too far on the main drag called Kep Hard Rock, and down at the crab market, another called Baraka. All the staff were fantastic, your own Tuk Tuk or hire motor/push bikes - would stay there again longer.

Room Tip: Alot of rooms to choose from, either on pool side, air con, fan or just a bungalow with mosquito net...

We booked from their website which makes the place seem great which it is not. The pool is nice and the shade structures around the pool were decent. We booked two bungalows for two nights but left after our first night. The rooms were not clean, had lots of bugs, had issues with the hot water and the lights were very dim. The breakfast was not great and there were other small things.

The biggest issue we had is that the staffed scammed us. We asked if they could book a day tour to Bokor which they said they could for $30 per person. We negotiated for $25 and they agreed. We went on the tour which wasn't great and we asked what others paid. Several different people reported paying $10 per person. Given that there were 3 of us, this was a bunch of money. We went back to the person who took our money and demanded a partial refund and after some persuasion he agreed. The staff was very friendly and they interacted a lot with us and we knew them on a first name basis so we were really surprised.

We stayed for four nights as an escape to the country in the middle of a six-week, mainly city based far-east trip. We booked partly as a result of reading tripadvisor reviews so we were not expecting unadulterated perfection.

The location, some way out from the centre of Kep was quiet and peaceful. There were dramatic views of the surrounding hills and (from the balcony bar) distant west-facing views of the sea - perfect for enjoying the famed Kep sunsets.

The pool was small, but functional. There was ample provision of shaded loungers (albeit with quite dirty mattresses). Our toddler enjoyed the user-friendly children's pool. The grounds were attractively designed with suitably bucolic wagon wheels and free-ranging chickens.

Our room was spacious but not particularly clean. The air conditioning was very underpowered (partly due to the somewhat haphazard electricity supply) and the room was consequently musty and damp. The fans were fine. As other reviewers have mentioned, the television did not work (we quite welcomed being out of contact with the world for a few days - but others may not). The lighting was very dim - too dim comfortably to read after dark - not ideal for a quiet country retreat - especially with TV not working. The bathroom was bizarrely basic - pebble-dashed walls and floor. The shower was underwhelming, with unreliable hot water supply.

Breakfast was very basic - bread, butter, jam; fruit; fried eggs or omelette on request. However, given the French ownership this was a not unreasonable continental breakfast given the price of the hotel. We had a couple of other meals during our stay. The local food was very good - fish amok was deliciously spiced, stir-fried beef and chicken were also nicely cooked. Portions however, were very small given the prices.

I would disagree with some other reviewers about the service. Members of the local Cambodian staff were exemplary in every respect - very friendly and helpful. They were particularly good with our 20 month old toddler, showering her with attention and good humour. However, as other reviewers have mentioned there was a conspicuous lack of effort on the part of the French management. They did not engage any of the non-French speaking guests in conversation.

We got the impression that that if the management made more of an effort, this place could be quite spectacular – given its peaceful setting and attractive views. However, as it stands we would give it a moderate recommendation – reasonable value (except the rather shocking bathroom) complemented by warm and friendly Cambodian staff.

The rooms are smelly and totally overpriced, the food is exceptional and the staff is not friendly. The owner is friendly but has no clue of hospitality... sad... because the resort would have a lot of potential! However to be fair I have to say the the surrounding is amazing and the pool area is nicely designed.

This place was recommended to us in phnom penh! The room are big, clean. The decoration is neutral.
For the price you can not tell something!
Anita work there hard with his staff and with a good humor.

After travelling from Vietnam, I was slightly concerned about arriving at Malibu after the negative reviews.My friend and I were tired and were hoping that it wasn't as bad as the reviews we had read. A tuk tuk driver dropped us off and the lady walked across to meet us and take us to our bungalow! She pointed us to the pool and showed us around our bungalow! All I can say is- what a lovely lady! The pool is beautiful and the surroundings are truly a little piece of paradise. We didn't have any Cambodian riel and although they do accept USD, we had to get somemoney.However, the tuk tuk driver took us to a nearby restaurant and they were able to give us money! The next day we were waiting for a pick up that was late. The woman owner was so helpful and got us a tuk tuk straight away! This is all included in the price! Just to add the man who works in the restaurant is super friendly and helpful too! I would recommend everyone to go to Malibu, if you like a peaceful and quiet atmosphere!
