It has a fantastic location, right on the sea, a couple of minutes from the crab market. The sunsets are fantastic because unlike the places around the headland at Kep Beach it faces west. The gardens are tranquil and the pool area is very well done.
The rooms are minimlist but stylish. Don't expect mod cons, such as a fridge or a TV.
The downside is that room rates currently start at USD 200 and it does not really do enough to put itself in that five star league, especially by Cambodian standards - our room at Le Royal in Phnom Penh cost about the same. There is a nice TV and reading room but at least during our stay the lights and air con did not work in there, making it effectively unusable. Similarly, the additional services and food and drinks are very pricey. For example, they offer a trip to Rabbit Island for USD 60 per person when local agents and tuk tuk drivers sell something pretty similar for USD 7 or so.
So it's a great spot, but you need to put out of your mind how much you are paying.

We stayed 5 nights at the Knai Bang Chatt.

Paradise just about sums it up – beautiful, spacious gardens with lots of areas to relax in (loungers, day-beds, deckchairs, etc), so finding a peaceful spot to unwind in wasn’t difficult. Right on the edge of the sea (but not much of a beach), so in a fantastic location. Probably the best hotel grounds in Kep, and one of the best locations for watching the sunset (do it at the nearby, hotel-owned Sailing Club, and you can have a happy-hour half-price cocktail at the same time! Excellent value at $US2.).

It’s close to a number of local restaurants (see my other reviews), but in a very peaceful location. There isn’t an awful lot to do in Kep – this is just a chilling area.

Food in the hotel was very good (breakfast was outstanding). However, the location can’t be beat – you can have your own private table at the water’s edge (and we did 2 nights!), and eat by candlelight. Perfect!

Some people might be put off by the idea of sitting at one long table for breakfast (a massive piece of driftwood that sat 20!), but the reality is, there are so few people at the hotel, it doesn’t feel like communal eating. It’s much classier than that.

The rooms – we loved them. It’s not the place to go expecting satellite TV and in-room minibar (you won’t get either!) – it’s more barefoot chic. Perfectly spacious, stylish in a beachside sort of way, and certainly different. Not all rooms have a sea view – some rooms have a very limited sea view (around the greenery of the garden) – be specific in reserving your room and ensure that this is agreed in advance.

Staff – fantastic, both in the hotel itself (and especially in the spa) and at the Sailing Club. Young, friendly, nothing too much trouble, happy to have a chat & pick up a bit of English – just really nice people. The French manageress is welcoming, engaging and available at all times.

Everything is done with attention to detail, from the fresh flowers in your room to the sprig of flowers wrapped up in your beach towel.

An ideal place for winding down after a frenetic Cambodian holiday – you’ll find it difficult to say goodbye!

Room Tip: Ask for a seaview room in the blue building.

We stayed at Knai Bang Chatt for three nights at the end of 8 days continuous sightseeing in other parts of the country.This made us appreciate
what the hotel has to offer even more.Barefoot luxury rooms,beautiful breakfast area with lots of private places to sit ,staff who make you feel at home,views that will spoil you for life,the most perfectly maintained large garden with a beautiful infinity pool and lounge beds.
The sailingclub next door has a nice bar/restaurant with a pooltable and rents motorbikes,catamarans,bikes and kayaks.The last two are free for guests.
The biggest mistake we made was only booking the Khmer massage, 60min, on our last morning,not likely to find a better one soon!

Knai Bang Chatt is an amazing haven, in a special part of Cambodia. My Partner and I stayed here for a few days in November. The minute you enter you know that you have arrived some where special. The staff are welcoming and helpful and with in minutes you know that your stay will be fantastic and worry free. The the rooms are simply and elegantly furnished, very clean and well maintained, and the turn down and tucking your Mosquito net in a great touch. The retention of much of the original architecture ( although a bit more informaiton on the architecture would have been good) and beautifl grounds make Knai Bang Chatt a place we will return to. We took an option of a tour to Rabbit Island, which effectivey came with a butler service, and made the day even more special. For us Knai Bang Chatt was the perfect place to stay and are already planning a return.

I stayed here recently at the end of a 11 day trip to Cambodia. It was just what I needed to recharge the batteries. Yes Knai Bang Chatt is expensive, but definitely worth it.
It is the setting that really makes this place - just by the water's edge. Make sure you head down to the sea to take unforgettable sunset photos. Then there's the rim flow pool to while away a few hours or the tropical gardens to snooze in.
We had a meal in the restaurant one night and good value for a set 4 courses at $24. The best meal I had in Cambodia - a mix of western and Khmer style. Breakfast also the best I experienced in Cambodia - fresh fruits, pastries, breads, cheese, ham etc and hot cooked options of eggs or asian breakfast. You can easily take an hour over breakfast looking out at the sea and having endless refills of excellent coffee
The service is first class here - always very professional and with a smile.
The rooms are minimalist and no tv - which definitely added to the tranquility, although there is a tv on the property if you really need one. The wifi worked fine while I was there, both in my room and in the garden.
I also tried the spa twice - best massage ever! If you book 24 hours in advance and visit before 3pm, you receive a 25% discount. Well worth taking advantage of
Definitely somewhere to put on your trip to Cambodia and Kep is not on the usual tourist trail.

First of all, we had a wonderful stay for five days during December 2011, and as part of our honeymoon. My wife had previously visited the resort and we decided to treat ourselves to a bit of luxury on our trip.

Despite this, I cannot with good conscience give this resort more than an average review. I will explain in detail what drags this down from what would otherwise be a clear top rating.

First, prices. This resort costs at least ten times what any other reasonable hotel nearby costs. Ask yourself this: If you have ten hotel in a row, all costing around $250, but one hotel costs $2500, you'd expect this to be something truly amazing. Sadly, KBC isn't nearly as special as the price would suggest.

In addition to the obscene prices you pay for the room, every service is expensive too. Although an amazing experience, the spa is still priced at ten times what you would get from a nearby alternative, or anywhere else outside resort spas in Cambodia. $18-24 for set lunch and dinners are crazy when the next-door Kimly restaurant offers much the same for $3-6.

I will deduct two points (of five) for price alone; it simply isn't anywhere near worth the price compared to nearby options.

Second, we booked to tours from the hotel (which were, of course, priced at an extreme premium) and were very disappointed. The Rabbit Island tour is available for a third of the price in Kep, and although a nice experience if you like a typical tourist beach, we found the trip to be somewhat boring. We also booked a trip to the Vietnam border, but somehow ended up on a different trip (which was very nice, but still not Vietnam).

For the misleading tour representations, I deduct another half point (of five, current sum is 2,5 point).

Internet access, primsed to be high speed, was barely working. In this day and age, if you make such a promise, you should make sure you live up to it. The business center consisted of a single laptop (and that's all there was) and that laptop was broken half of our stay.

For these issues, I deduct another point, and currently stand at 1.5 points.

Finally, on the bad side, our room had no privacy at all without the curtains down. Double glass doors directly into the garden means anyone passing by or by the pool look straight into your bed. Some plants would have made it a bit more private, although that would certainly ruin the view too. Although I prefer the privacy to the view, I'm not deducting any points for that, because it is a matter of taste.

At this stage, however, and before doing the positive aspects, the standing is 1.5 points. Luckily, there are many redeeming factors.

On the plus side, the staff is amazing. Really, really friendly, very professional, always willing to help. The spa staff were simply wonderful, highly skilled, and our best spa experience by a mile. We were made to feel extremely welcome all the time, but not in an intrusive way. The restaurant staff quickly learned our preferences too.

A point added just for that alone.

Second, the location is amazing and the way the property has been developed and restored is truly art. We found ourselves spending at least an hour on breakfast every morning, simply enjoying the view from the outdoors restaurant.

Speaking of breakfast, it's one of our all-time best breakfasts, possibly the best we have ever had (we do travel a lot). Great, fresh food, requests handled promptly, and of course the usual friendly staff.

All in all, the food was really good, despite the high prices, so a point up for that too, for an aggregate of 3.5 points.

I'm left with a review between three and four points, but I'm giving it a three point rating mostly because of the prices. If that is of no concern to you, you should consider this a four point review (Good) because you'll have an amazing experience and stay there.

Room Tip: Unless you like people peeking into your bedroom, don't get a room on the ground floor.

My boyfriend and I chose to stay in this hotel as a treat, in a 6 week trip around SE Asia - we could only afford to stay for one night, but we loved every minute of it! They had considered every detail, and the staff were so attentive. Although it feels you are a million miles from the "real" Cambodia it is a perfect place to relax - comfortable, great food (superb breakfast!) beautiful infinity pool and massages at a fraction of the price we would pay at home (although high for Cambodia!) The only thing we wished was that they had more information about the architecture of the hotel (one of the main attractions for us) particularly the history as they are such great buildings. This was definitely one of the best hotels we have stayed at during our 6 weeks traveling around SE Asia, we will definitely come back if we are in Kep again and have already told people we have met along our way, who are planning to visit Kep, about the hotel!
