i just got back from the rocky waters i love the motel and the loctaion . i called 2 days before i was to arrive and ask if the spa was working i was told it was, guess what it wasn't i was told if could go across the river to the other spa yeah right get in the car go over there then get out wet and come back to my room till they get things fixed i will stay at another motel

I asked for a non-smoking room but I think the smokers had left that day and what an awful smell in the room.We didn;t complain as every hotel was full and we wouldn't have got another room.We had to drag our luggage up a ramp as no lift.The room was clean and had everything we needed except a hair drier.
Breakfast was in another building 200 yds away and wasn't worth the walk.Some cereal,awful bagels,dreadful coffee and seating for 8 people
We won't be visiting this place again

Well, when I left I saw that this hotel had been bought out by Days Inn...I wondered about all the lovely recommendations left when it was a family owned place....well, I just got back and its a BIG letdown...
When we checked in we were placed on the back row of the second building. Our room's decor was OK, and the airconditioning was top notch...but when you look out your balcony you do not see the lovely brook of the pictures. You have to look way down for that and its got fast food plastic and paper floating in it where the management hasn't bothered to pick it up...but right across your balcony's field of vision are dingy strip shops, gas station, and liquor store and the ubiquitous bumper-to-bumper traffic.
The design of this building has cars parked along the lowest level under the balconies with the unloading and checking -in luggage ramps. If you park in some available places down there for your car, people sit on their balconies and throw cigarette butts off their balconies onto your car hood or roof (we found one as we were leaving!)
Or the other problem is at 12:45 AM we were awakened, even with the airconditioning blowing on a loud hum full-blast, by several guests cackling and slamming doors like it was midday... Out in the narrow hallway, the management has pushed out several file cabinets that you must navigate around with your luggage. But worst of all was the bed-a lumpy foam sort of affair that would leave a seaman from Her Magesty's Navy besotted and sick. My husband was so stiff and miserable he had to try and sleep sitting up on their stiff sofa with his head careened back. We couldn't change rooms for they said they were full. We left a full day early and did not get a refund since "you paid on expedia". The mangement was not friendly. They were short on the phone for any reason and you have to let it ring 15 times. I finally got someone to pick up to request a 0600 wake-up call so my husband and I could go to Cades Cove early for some photography and they impatiently huffed they would---then didn't bother....luckily their lumpy bed got us up in PLENTY of time! So early we were able to be at IHOP in Pigeon Forge by 0600 for breakfast! (One of the FEW places open that early, if you are interested)...All and all, we will not be back...
They did apologize for the bed when we checked out early. They said they were in the process of changing them out....My only answer is why did they give them to us in the shape they were in when they knew a little upgrading was probably in order...
As for the continental breakfast....the breakfast bar wasn't available until 0800 AM; so if you DID want something earlier (like with kids, or the elderly) forget it...but don't worry, the few dried out rolls and coffee are not worth the effort...
DAYS INN YOU GET AN FFFFF!

Suspicions of a management change are more or less confirmed. Rocky Waters is now part of the Days Inn chain. How has this changed the quality? Hard to say at this point. Stayed over the Labor Day weekend, and they are making some improvements (upgrades to VCRs, etc.). The people running it seem to be as friendly as in previous experiences. The cleanliness did seem to be a tad off their usual standards. Unfortunately, this is one of the differentiating characteristics of Rocky Waters, so if this doesn't improve it could hurt in the long run. I will still give it a 4 for now (down from 5) but close attention will need to be paid to the place in the next few months to see how this particular corporate involvement affects the quality.

It IS clean. From the outside, you're not that impressed. But our room was as advertised. Very clean, maid service did a great job. The desk staff were friendly and helpful. If you're a Ritz-Carlton type, you'll be disappointed, but I've travelled the country extensively on business and I've stayed in alot worse for alot more $$. It's not centrally located, and you do have to walk some to get to the center of G'burg, but nothing we couldn't handle.

Our room (#127 or #137) was great. Out the back door we had a private balcony on the beautiful river, out the front door we had the hussle & bussle of G'burg. We both thought it was the best of both worlds.

For the "partiers" out there. The building on the street appears to be left unattended after 10PM and the pool and hottub were open all night ;) It was a busy place in the late evenings. No one got out of hand or overly loud, just fun, and much appreciated.

I have nothing bad to say about this place at all and neither does my picky, picky wife. I've grown wary of privately owned hotels lately but this one was a great find and good luck all the way.

It's nice to be able to relax on a balcony right over a river and watch trout and ducks swim around. Then just a block up the road is all the fun stuff that Gatlinburg has to offer.

This place is very clean, friendly, and one of the very best bargains I've ever run into. We will most certainly stay there again. Oh, and don't forget your fishing rod !

Upon our second visit, it seems the Rocky Waters has gone heart-breakingly down. Not by much, but noticeable enough. Less than fastidious cleanliness, both in our room and in the pool/hot tub area. It seems possible that there has been some sort of change in management. Whether or not there has been a personnel change at management level, there has definitely been a change for the worse in the effect at Rocky Waters. What once was a nice, exceptionally clean motel with a few bonus amenities has become a somewhat mediocre environment. Much less attention has been paid to cleanliness (which was a MAJOR selling point during our previous stay) and conversely, the price has gone UP. We were disappointed to visit during apparent "facelift" efforts, including new stucco on the columns which resulted in a fair amount of styrofoam pebbles in our room and on our vehicle. It was clear that the housekeeping staff had had some significant turnover and that the standards were not nearly as high as they were before.

One extremely positive note: You could not ask for better front desk help than Renie (building to the rear). She was not only helpful with reservations and emailing details, but was as sweet and pleasant as she could be and made our check-in as effortless as possible.

Although it was a decent value (not quite as nice as last year), we will probably be looking for a better one for our next trip to Gatlinburg.
