We stayed at the Riverhouse Motor Lodge last week and found it to be exactly what we were looking for,

All rooms have a balcony overlooking the river and is ideally located right off of the "crazy" hustle and bustle of the Parkway. So it's close enough to be in the action but far enough away to be the nice mountain getaway we were looking for.

As previous posters have said, the rooms are very large. Probably twice the size of a new chain hotel. We stayed in a room with two queen beds and had a party of 5.

We really liked the fridge and microwave in the room. The fridge is somewhere in between a mini fridge and an apartment sized fridge - we used it to keep our drinks cold. There is an open closet with an extremely long rack for clothes. There is space both above and below the rack to put your luggage and other bags. The room has a sink, and a huge counter with 3 storage doors outside of the bathroom. The bathroom is new with a tub/shower, sink and a toilet. Having 2 sinks in the room and a huge counter with storage was so wonderful. At no point did any of us feel like we were "waiting" for our turn at the sink! We loved that the bathroom, closet and fridge area was completely walled off from the main room.

The main room did have the 2 queen beds, with a lighted shelf over the beds that served us well for both lighting as well as more storage on top of the shelf. There is a fireplace and the TV is mounted over it. There is a table with 2 chairs and there was 2 soft chairs with an end table. All of this plus lots of floor space. Speaking of floor, the carpet seemed newer too.

The balcony was large with 4 chairs on it. It was nice to sit and enjoy the river and all of the people fishing and walking around.

We used the in room breakfast and found the coffee, donuts and orange juice all to be fine. You just call and tell them how many in your room and they bring it up in minutes.

We used the swimming pool a couple of times and it was great.

The employees start working really early in the morning cleaning the grounds, sweeping the sidewalks, cleaning the pool, watering flowers, etc.

The entire property inside and outside was clean and very nice.

I only have a few suggestions:
1. They do have non smoking rooms; however, people in these non smoking rooms smoke on the balcony. It would be so much more enjoyable if the non smoking rooms were also non-smoking balconies. Even better would be if the entire property was non smoking. This is a family resort and there are tons of kids there. Nobody should have their vacation spoiled due to someone else smoking. Many of the employees were smokers and were frequently walking around the property with cigarettes, including the really nice lady who makes and brings the breakfast. Kind of yuck!

2. The rooms have wood burning fireplaces and there is a permanent smell as a result. Without adding chemicals, wish there was a way to vent out the smoke so that the place didn't smell. The bathroom vent didn't work so well either - bottom line, there were annoying smells in the room!

We would definitely stay here again and recommend it to others.

Room Tip: All of the rooms face the river. The buildings are 2 stories tall. There is no elevator.

Clean and great location....super price..have cabin up the mountain but stayed here with family one night to see the parade..
Not a new place but I feel safe with family..

have stayed at quite a few motels in Gatlinburg, the porches over the river and the size of the rooms make this very nice, add the breakfast delivered to your room and you have an excellent room, along with location a block from the downtown strip you cannot beat the place in Gatlinburg. one thing I would like to see all rooms with the better mattresses and foot rests for the chairs

Except for the updated bath, this room is essentially the same as Riverhouse at the Park. Once you've experienced the size of the rooms at either property, the size of the cookie cutter, average hotel room is no longer acceptable. Breakfast delivered to your room is another plus. The negatives are the lack of an elevator and luggage carts which aren't practical due to the slope of the property. At the beginning of a new season, might be nice to hit the rooms with a shot of Febreeze for a day or two.

It's the best motel in Gatlinburg IMHO. You can relax on your private porch and listen to the river flow past. The beds are comfortable. They've upgraded the TV's and the bathrooms over the years. I've gone there a lot with my family. Now the kids are grown and it's just me and my husband. Hopefully our sons will take their families down there too. They have a nice little continental breakfast with the best orange juice in town.
