Pros: price, service, location, bubbling sound of the Roaring Forks, full kitchen, free internet

Cons: a little run down, dirty dishes & stained bath towels

If you're touring the Smokies and don't want to stay on Gatlinburg's chaotic, loud strip, this is a great spot. Located at the terminus of the Roaring Forks Motor trail, you can pay an extra $10 a night for a full kitchen, giving you quite a lot of space to spread out. It's not the nicest looking establishment, but perfect for people who want to fix some of their own meals and avoid the traffic, tourist traps and expense of downtown. Unlike the strip, however, there is little to nothing within walking distance.

When we first pulled into the parking lot, it was not at all what I expected. The property, while older than some of the places to stay in Gatlingburg, was well maintained. The cottages were smaller than I had anticipated but very quaint. The main thing is they were very clean. When we checked in the Manager had a list waiting on me for "things to do" while we were in town. She and I had spoken on the phone a few times before our arrival and she had told me she would help me any way she could. I was so surprised that she actually took the time to do this for us! If you are looking for a great value, the rooms are very reasonable, especially if you are like us and on a budget. In a nutshell it was the best vacation we have had in a long time!! Would definitely (and have) recommend this place!!

Multiple problems with this establishment! We rented a cabin with a jacuzzi. The cabin did not have sufficient hot water to heat it properly and maintain temperature. Fireplace did not have matches. I called office and the manager brought down a pack with 4 matches left in it. Of course, with a damp flue, the 4 matches weren't enough and I ended up driving to a store for matches. Then, I reserved with 1 credit card and paid with another on arrival. They charged both cards and it took about 12 days to get the extra refunded. Great website for their business, but beware!! There are a lot of great places to stay in Gatlinburg, this isn't one of them!

A very inexpensive place to stay for those looking for value. It's a bit on the dated side but had a fridge, coffee machine and cable television. We were there to see the GSMNP so the surroundings of the hotel weren't that important. Contrary to some of the reviews I read, the staff was quite helpful to me, even offering me the use of the office computer when I was having difficulty getting their wireless feed.

When they say "off the beaten path" they mean off the beaten path and headed straight into hickville. The "close trolley stop" is actually about 3 blocks away from the hotel and that's a walk straight through an area that you should probably be carrying mace through. By the time you even get to the trolley stop, you're in downtown. We were told we would have a fridge and a microwave..no such thing. The other side of the cottage was rented that had the kitchenette and when they made coffee, we heard it, when they sneezed, we heard it, when they yelled, we heard it!! PAPER THIN WALLS! There were no dead bolts, only real keys for a closet door type lock. There was a yard sale going on run by the owners the next morning, while the manager was nice enough to knock 20 bucks off our total for getting lost, they were pretty rough looking people...nice but rough. The room did not get cleaned the entire 3 days we were there so we had no clean towels or sheets. The pool had leaves floating in it, the shower curtain was half covered in mildew, the sheets had a cigarette burn, there was a dark stain on the inside of the pillow, no shampoo...in a nutshell, a total get what you pay for...for 50 a night I would not recommend this dumpy place.

We stayed in one of the cottages here for two nights at the end of June. We asked to see it before paying, because the area seemed pretty run down. The cottage was very simple, with 2 double beds and the option of using the kitchen for ten dollars more each day. The room was clean, so we stayed, and had a pleasant visit, but I wouldn't choose it again. The area and some of the people hanging around were just a little too seedy for us.
