It was a very good price. Near subway which made it easy to get to downtown Manhattan.. Owner and his family were always there and were very helpful. Good breakfast. We were looking for a hotel close to the Brooklyn cruise terminal and this was only about a mile away.

The price is reasonable with continental breakfast provided. The staff is helpful and the room is very clean every day during our stay. Really appreciate the staff and big thanks to the cleaners! It is not that far away from the subway station, which is quite accessible to the first-time travelers.

If you want a place to stay in New York City that doesn't cost an arm and a leg, this is a good choice. Not luxurious by any means but you get all the usual budget motel features (free wifi, an okay breakfast included in the room price, etc.). The parking lot looked small, compared to the number of rooms that the hotel has, but I'm guessing that most guests would not be driving anyway. The nearest subway stop is a few blocks away, the neighborhood seemed safe enough, sort of middle class to lower middle class. The motel is close to a freeway but I didn't have any problems with noise; the street is a quiet residential street one block from 4th Avenue, a fairly busy street with stores and neighborhood restaurants. The desk help was courteous and communicative, although somewhat strangely was not aware that one can take a train from Penn Station to Newark, and then the AirTrain directly to Newark Airport -- he kept trying to convince me to go to Grand Central Station and take some other train.

The Sleep Inn on 22nd street got our attention thru other reviews. Where do you stay for the first time in NY? The closer you get to Manhattan the more expensive. If you are looking for a hotel shuttle you are too close to an airport when visiting Manhattan every day. This hotel is too far from an airport but close to a subway station and not too far from the city. So the arrival day we took a flat rate cab for $55.00 from JFK. Are there any downsides to this family hotel, because for us it was great? Maybe there are but also keep in mind where you are. The hotel is in a residential area so yes there is some traffic which was hardly noticeable on the 4th floor. The rooms are not that big, hey you are in NY with a huge price per sqft. What else is nearby (5-8 min walk) besides the subway? Some grocery stores, KFC and Dunkin Donuts.
The rooms are clean, free wifi, free breakfast, free coffee all day, in room coffee maker and fridge. We'll be back!

Room Tip: My ears are good so for me no room next to the elevator.

"+": Not far from the subway, despite the closed full line R. Normal price for the services and the location.

I will admit, the location and parking is a little odd. You're right in the middle of a residential area with a few garage/industrial buildings around and the elevated subway within eyesight of the front lot. The parking lot holds maybe 8 cars, with everyone else parking on the street. With that being said, the hotel itself was nice. The rooms were small, but comfortable. Everything looked clean and new. The front desk manager was very nice and helpful. The subway is only a 5 minute walk away. The breakfast buffet was pretty nice (altho the eggs "patties" and sausage patties were cold. We put them in the microwave on a napkin and warmed them up. Tasted great after that!) We stayed 2 nights and left our car on the street the entire time. Never had any problems! We walked to Toby's for pizza the first night and I felt like it was a very safe neighborhood. I booked thru choicehotels.com and got an awesome deal - 30% off. Not sure how long that special is going for, but it was definitely a good price considering you're close to the City. I would stay here again.

I was reasonably satisfied with this hotel and had already placed a review on booking.com when we found that one of the beds had bed bugs in it (one person in our party stayed longer than the rest of us). This definitely was the final disappointment that made me never want to come back here again.
To be fair, I will list pros and cons we have found during our 7 night stay:

pros:

It had a safe in the room, cleaning staff was respectful of the DND sign on the door but politely checked if I wanted the room cleaned whenever I would come out of the room.
They let us store luggage behind reception
They let us check out late without extra charge.
Good size fridge in the room.
Wifi worked well and was complimentary.
Subway 3 blocks away but only for the R train.
The G was 13 pretty long blocks away.
Lots of stuff going on on 5th Ave, 2 blocks away.

cons:

I did not want to pay the full stay upon check in before seeing the rooms so I paid for one night upon check in and the rest the next day, but this required the night time receptionist to manually amend our reservation which took over 20 minutes while we all waited at reception, which seemed unnecessary and it wasn't pleasant after arriving after midnight following a 9 hour travel and we just wanted to get to our rooms.
The taxi service they order is overpriced. I ordered a cab for Newark online which was 45 dollars + 30 dollars toll. The next day we needed another cab to Newark and ordered it at reception, and the driver charged 110 dollars, and was very nasty when we argued the fare and threatened to turn around and drop us back at the hotel. Similar experiences when we ordered cabs to go into the city throughout our stay.
In some of the rooms the beds strangely vibrated all night.

Room Tip: check the mattresses for bed bugs before you unpack.

But I ask to Our Night Clerk an He told me that you did not want to pay for your stay at the time of check in in full. so He changed the reservation, and you know you have 4 different reservations. If he did not amend your reservations at that time then our reservation system took the payment for the all nights . So to save your Money he did so.
Now as per your Complaint for Bed bugs, I would like to Inform You that Our Property is BED BUGS FREE property. We have exterminator service contract and they come to service our property every month.
As you know One of your friend stayed More Nights and she complained us about the bed Bugs on Last day of her stay. But we check the room after she complain we found nothing.
But We apologize for the Inconvenience caused to you during your stay at Our Hotel.
