The Inn on Second is a great value, in a terrifically convenient location, with welcoming hosts. The F train is at the top of the block, for getting into Manhattan, and Smith Street is loaded with places to eat.
It is an inn rather than a B&B, so stock up on breakfast food if you want to eat in. There's a fridge in the room.
The only drawback is that sound travels between the two guest rooms on the second floor, and you'll be very aware of the presence of your fellow guests. This probably comes with the house being a lovely old brownstone, but good to be aware of it.
It was desperately cold the week I stayed in the Inn, and the heat was full on and I was toasty warm.
