Nice accommodation (rooms a bit small), excellent beds and decent breakfast. Coffee provided not so nice---industrial quality stuff, not what you would expect from a small B and B. My room was on the second level. Could not control the air conditioning and it was freezing, even though it was August!! Apparently the AC is by floor, not room. The common room was quite limited and the garden/patio needed a good spruce up. All rooms seem to have showers, no bathtubs. The very nice staff (including the cleaners) is a big plus for this place. Fantastic location, even though on a busy cut-thru road.

We have stayed here many times over the past ten+ years while in Boston on business, medical or just for fun. Priced better than the Boston Hotels and the rooms are bigger, better and far more enjoyable. The Inn offers a "Tea" in the late afternoon which includes a selection of beverages and home baked snacks mmm. In the morning they also have a wonderful Continental Breakfast layed out for you to serve yourselves before heading out for the day. We always look forward to staying there "Home away from Home". Very friendly staff at the Sewall Inn and their other location "the Bertram Inn" just accross the street.

My wife and I just completed our brief stay at The Samuel Sewall Inn. This was our first stay here and I am delighted to say without hesitation that we will return. We wanted to stay within walking distance of Fenway Park along with having safe and secure parking for a reasonable cost. The Sewall provided both plus a lovely, clean, quiet, comfortable and friendly place to stay. I would highly recommend,

Now if the nice people at Sewall Inn could of helped the Red Sox win, well that might be asking a bit much.

It's a real treat when you can find a place to experience rest, respite and romance while also touring a large city. The Samuel Sewall Inn was the best part of our visit to Boston! Breakfast was ample and delicious and we so enjoyed the always available snacks and beverages when we returned from sightseeing. And it's so convenient to the T stop but tucked back on a quiet street - what more can you ask for?! We stayed in Room 7 and were extremely comfortable - slept well and had everything we needed. The innkeepers were helpful and available when we needed them.

The good:
Quiet neighborhood and close to everything.
You can easily walk to good food, Trader Joe's, CVS, the train, etc.

The bad:
At $189 / night is a bit steep for what you get. Especially when the hit me for another $15 to park (on street parking is permit only).
For the same money I could have gotten a room at Embassy Suites and had much nicer room.

Our room was on the 3rd floor. There's no elevator and the staircase is very small/steep so lugging up bags was a chore.
The bed was comfy but the rest of the room was decorated in thrift store chic.
No TV, which was fine but something to be aware of.
Breakfast was OK but not great.
Tiny funky bathroom.
The staff was friendly.

I would use this as a fall back if I came to Boston again but I think I'd spend some more time trying to find something better first.

Thank you for your honest feedback about your stay with us. I'm happy to see that you were pleased with our convenient and tranquil location, and I would like to address the critical points that you made.

You pointed out the difference between our rates and those of Embassy Suites, however my multiple booking queries with their locations in Boston turned up rates of no less than $240/night in July and August, and this is typical: Our rates are consistently lower than chain hotel options every month of the year, and we pride ourselves in offering economical and fair pricing. In the same vein, if you are more familiar with larger corporate hotels, the ambiance and size of Bed & Breakfasts may seem somewhat smaller and certainly more eclectic. However, I can assure you that the decor, furniture and amenities in our property are a combination of authentic time-period antiques and highest quality contemporary reproductions, along with spa-quality bathroom items and new technologies, including WiFi and a television set with DVD player in every single guest room, without exception.

I'm glad that you felt that our staff was friendly, and the next time you stay with us, I would urge you to request help with your luggage, as we are happy to offer assistance at any time, and our Antique property cannot accommodate an elevator. We are also happy to accommodate dietary restrictions and special requests for breakfast, and again I would urge you to take advantage of this if you felt breakfast did not meet your expectations. Alternatively, you may have missed our full breakfast if you dined prior to 8:00am, and between our home-made vanilla granola, daily alternating hot entrees like blueberry-ricotta pancakes or sauteed veggie and cheddar frittatas, fresh fruit salad and more, the full breakfast is quite a treat.

In conclusion, I hope that you have another chance to stay with us soon, so that you can take full advantage of our friendly and helpful staff, as well as our lovely rooms, gourmet breakfast and convenient location. Thanks, and have a great day!

We just came back from a weekend in Boston after staying in the inn and we had an excellent time in the inn. The room (#8) was spacious and very clean and the bathroom fine. We traveled with a small baby and the inn provided a pack and play for us (apologies if we woke up other guests). The house is gorgeous inside. Check-in was very fast and the staff courteous and helpful and this was true the whole weekend.
The inn is close to many shops/restaurants and also the T. We used Longwood station, although there are closer ones on the C line.

Breakfast was very good, with a wide mix of food that included a hot item (all delicious, especially the gluten free quiche). We really liked that snacks and milk/juice tea and coffee were available all day and it was nice to sit in the dining area of an evening with a drink and read the newspaper. The small outside patio is also a nice area to eat in the morning.

Overall our time there was excellent and if we stay in Boston again, it will be the first place we check.

The inn is about three tree-lined, attractive residential blocks from Beacon St. The T stops at the intersection of St Paul and Beacon (Green Line). Three blocks up Beacon are the restaurants and shops of Cooledge Corner. Best things about the SS Inn: wonderful breakfast buffets (a hot entree plus cereals, fruit, homemeade muffins/scones/breakfast breads, hard-boiled eggs, yogurt, juice, coffees), the enclosed leafy garden with tables (take your breakfast outside), helpful staff, small number of guests. There is food available at ALL TIMES: homemade cookies, chips/popcorn in snackpacks, milk, bottled water, tea/coffee/cocoa, fruit bowl, candy, chocolate nuts, trail mix, granola bars. Our room was small but more than acceptabe (smallest room, I believe) and there was no street or stairs noise. Turndown at night includes chocolates and--GREAT TOUCH!--the weather forecast for the next day, along with the breakfast menu. Attractive bath with spa toiletries, good water pressure and plenty of hot water. Nice bathroom window, too (from the bathroom I saw a skunk late one night crossing the street--that's how wooded this part of Brookline is). Parking is on-site by reservation for $15 (and usually full by 8pm, so do reserve!) No street parking and they mean it. The inn has dark wood panelling (original), elderly oriental rugs and photographs, and is warm and cozy. The sitting room (also the breakfast room) is small, but very comfortable (books, board games, comfy chairs). It's like being at your grandmother's house (if she bakes every day.) My only very minor quibble: I would much perfer two-ply toilet paper (that really is my only complaint.) One day it was on the warm side and that night--without asking--a fan appeared in the room. That's Samuel Sewall style: they anticipate guests' needs and desires. We will be delighted to stay there again.
