The Clinton St B&B is a charming brownstone in a great neighborhood with a wonderful hostess.
Parking: You may be lucky enough to find street parking but more convenient, at $17/day, is a parking garage at the end of the block. Unfortunately the inn does not offer discounts on parking.
Stairs: Most rooms have stairs as well as stairs to access the inn from the street. Our room was at the very top- up five flights. We didn't mind but this may be a problem for those with limited mobility. The uppermost staircase is pretty narrow.
Suites: Each room is it's own suite complete with a small kitchen. Our room had a fridge, stove, coffee maker, tea kettle and microwave with a full set of silverware, dishes and glasses, mugs, pots, and pans.
Breakfast: Breakfast is left in the fridge every day- eggs, milk, juice, butter, fruit and a full platter of breads, muffins and pastries plus two containers of cereal. We were happy with the breakfast but did purchase some of our own foods to supplement the breakfast.
Location: Close to almost everything, and close to public transit for things you do not want to walk to. It is about a mile to Rittenhouse Square, about a mile from Reading Terminal Market (where you can pick up great fresh things to cook in your suite) and just a few blocks from South Street.
There are many coffee shops, boutiques, small grocery stores, wine bars and cafes within an easy walk of the inn. It is also about a mile from Ritz 5, an independent movie theater, and there are also a few live theaters nearby to see a show.
The neighborhood is filled with what appear to be urban professionals. We saw a lot of people walking small dogs but we did not see many homeless, panhandlers or others that you might expect in an urban setting. We felt the neighborhood was very safe and went out late each night comfortably.
The inn appears to be older, yet charming and full of character. While not at all rundown, it is also not sleek and modern. We found it to be clean and the bed was comfortable. The towels were fluffy and the bed linens were nice as well.
I would recommend this inn to a friend or family member and due to it's location, kitchen and comfortable surroundings, we will stay here if we visit Philly again.

Room Tip: Check to see how many flights of stairs you will need to climb if you have mobility concerns.

The 1024 Clinton Street B&B offers a large room at reasonable price in an excellent location. We wanted to like it. However, we were disappointed by our stay. The room wasn't as clean as we would have liked--we found a previous occupant's sock on the floor under a table, the paint needs refreshing and the breakfast foods and other amenities provided weren't of the quality we would have expected. Two telling examples: the napkins in the kitchenette were actually torn paper towels and the honey was "honey flavored syrup." Its a shame, with a little more time and money invested the place might be a real find.

My girlfriend and I stayed here while in Philly for a conference and we loved it. It's centrally located to lots to do (bars, food, sightseeing) and the staff treated us with respect and were very accommodating.

Kathy put us in the Peach suite - the room was much larger than we expected, included a kitchenette and a separate room with a fridge and space for groceries.

For those needing internet, the wifi was fast enough to do tasks online including stream a short video.

We recommend it!

I'm so happy we decided to stay at 1024 Clinton St. I was attracted by its historic charm, but I had no idea it would be so spacious. Kathy put us up in the Ruby Room, and it was huge! There was a small kitchen attached, which was stocked with a number of breakfast foods. It instantly felt like home. Kathy also showed us that there is a small deck on the second floor with an outdoor table where we were welcome to relax if we wanted some fresh air. Clinton Street is very quiet and it's easy to forget you're in the heart of Philly, apart from the occasional rumble of a city bus in the distance. I found the bed quite comfortable. My one complaint is that I wasn't able to sleep much past 7 because there was a lot of light coming in through the blinds, but that's just a personal preference. At least I got a chance to walk around the neighborhood in the morning, which is full of quaint art galleries and vintage shops. The only thing I would note about this neighborhood is that it's a hard place to park. Street parking is either metered or 2-hour parking, so we used the garage across the street, but if I could have left the car at home and gone to Philly via bus or train, I would have. The B&B is just a couple of blocks from the Septa station, so it would be easy to get around without one. I would definitely stay here again.

Great Hostess, very comfortable bed , fully stocked refrigerator , and every day new pastries. Walking distance to hospitals, tourist attractions, shopping, restaurants, and parking. Quiet tree lined street.

We are so happy we cancelled our reservation with a hotel chain...being our first time to Philly. After a long drive from Hamilton ON., Kathy was such a gracious host from the time we arrived, to the minute we left. We we're happily surprised when she "upgraded" us to the ruby room - it was absolutely beautiful. Tons of room, cozy and a super comfortable king size bed. We can't say enough about the neighbourhood - perfect. No need for a car - restaurants, shops and nightlife in every direction, and very safe. We fell in love with Philly, and the Clinton street bnb...we definitely would recommend this gorgeous property to anyone. Thanks again Kathy, we hope to visit again soon!

I tend to prefer a B&B over a standard hotel room. This is a hidden gem in Center City. The rooms ( I have stayed in 2 thus far) are spacious and comfortable. All have kitchens and Kathy, the keeper of the Inn, keeps the fridge stocked for your breakfast. The Emerald suite is truly an apartment with a large mahogany dining room table, living room and separate bedroom. The location is in the heart of Pine Street antique row. New restaurants mushrooming along Spruce and Locust Streets. Parking garage across the street. Perhaps not for someone who can't climb stairs or doesn't like 19th century town houses but perfect for those of us who like quiet comfort.
