We spent 7 nights at the Franklin Hotel. Our room was nice and clean! Everything worked and it had the Bvlgari goodies in the bathroom.The staff were really all friendly and helpful when you asked for assistance. The hotel was a good location for us and is very close to catch the subway. The breakfast served was all fresh food and filled to spot, i would say it may have been better, if they changed it up each day, (a different meat or pastry) eating the same thing was getting a bit boring! There are many small restuarants, take-outs and delis in the area for lunch and dinner, and the free Wi-fI was great. The Franklin Hotel met all our expectations.

Strange hotel. Nice touches like new bathrooms, pretty room number signs and some other quirky detials. Negatives were that the rooms are tiny. Aircon is very very noisy, no views. Most of the staff were friendly except for daytime Asian girl who did not care about our complaint about not haveing our room serviced.

Had booked six night stay but left after one. Had the largest room , but: no place to put luggage, limited draw and closet space, tiny bathroom, but worst of all there was little space to move around since bed took up probably 80% of room. On the plus side was a great location and splendid staff, but none of this could make up for the limited space.

Great location for the Guggenheim - but its SO far from everything else of interest (read 30 city blocks from the heart of Manhattan). This hotel is definitely old - and tiny - even for NY. My husband actually couldn't fit into the nook where the sink was - he had to angle his shoulders sideways just to brush his teeth. They don't even have central air - only these crappy window units that made so much noise on start up that it would scare us out of our sleep every 30 mins or so. It was a great price but made for a less than stellar experience.

the rooms are small as others have said. Be prepared to park your own car, there is no valet parking. I wished that had been mentioned before we arrived.
Also, there is a $12 service charge, also not mentioned except on the bill. When I asked what it was for I was given the run around. Oh, its for things other hotels charge for like internet access, I was told.
Why not mention it up front. And, friendly staff? I think not. The lady of the front desk made us feel we were lucky to be staying here.

That, aside, it is as advertised

Stayed at the hotel during business meetings so I wasn't looking for any frills. The hotel met my needs. Although they were not able to get me in before the 3pm check-in time, the staff was generally helpful. The doorman was even able to track down a taxi during morning rush hour. The room was small with limited space for clothes and bathroom items. I had some difficulty getting the room temperature to be OK but that was the only issue. Location was great for my meetings.
