“Decent value for the price - but next time i'll pony up to stay in mid-town”

Great location for the Guggenheim - but its SO far from everything else of interest (read 30 city blocks from the heart of Manhattan). This hotel is definitely old - and tiny - even for NY. My husband actually couldn't fit into the nook where the sink was - he had to angle his shoulders sideways just to brush his teeth. They don't even have central air - only these crappy window units that made so much noise on start up that it would scare us out of our sleep every 30 mins or so. It was a great price but made for a less than stellar experience.

the rooms are small as others have said. Be prepared to park your own car, there is no valet parking. I wished that had been mentioned before we arrived.
Also, there is a $12 service charge, also not mentioned except on the bill. When I asked what it was for I was given the run around. Oh, its for things other hotels charge for like internet access, I was told.
Why not mention it up front. And, friendly staff? I think not. The lady of the front desk made us feel we were lucky to be staying here.

That, aside, it is as advertised

Stayed at the hotel during business meetings so I wasn't looking for any frills. The hotel met my needs. Although they were not able to get me in before the 3pm check-in time, the staff was generally helpful. The doorman was even able to track down a taxi during morning rush hour. The room was small with limited space for clothes and bathroom items. I had some difficulty getting the room temperature to be OK but that was the only issue. Location was great for my meetings.

A friendly, helpful staff makes sure you feel comfortable at The Franklin. Rooms are small, but very clean. Wonderful linens and the housekeeping staff made sure the room was pristine everyday. The Superior Queen Room had a very small bathroom (although clean), so I would recommend upgrading to the Deluxe Queen, or Executive King room instead. This was our second stay at The Franklin......but not our last.

The Frankin has the feel of an old Manahattan hotel but in a compact way as it is a boutique hotel. And, for me at least that was a plus. No busy lobbies, crowded elevators, no long corridors. Of course,thereas no pool, no gym, no room service and no restaurant. But so what? A buffet breakfast of quality bread, pastries, cheese, cereal and coldcuts was on offer. Late in the day they put on free wine and cheese. The staff could not have been more helpful. The hotel is very well decorated and maintained. The room I had was quiet and very well laid out. Good size comfortable bed and a clean and functional bathroom. It was a great place to crash after a long flight from Hong Kong. I spent four nights there. I recommend it.

The doormen and the welcoming clerk behind the desk, were all very helpful and friendly. I also loved the shower in my room, the bed, and the fact that I asked about having a quiet room when I made my reservations and you gave me a room in the back. They actually listened to me! Good breakfasts, too.
