We stayed at the Franklin Hotel in late August 2017. The building next door was being rebuilt so there was some noise but we were out most of the day so it didn't matter. It was quiet at night.
This is a hotel to sleep in only really. There is very little reception space and the rooms are very very small. Having said that, the shower was great and the bed was the most comfortable hotel bed I have ever slept in. The room was clean and made up every day. If you order it, the breakfast is a good continental with scope for saving a drink and breakfast bar for a snack later if you are economising. There are no tea and coffee making facilities in the room but the breakfast room offers free complimentary coffee and tea, day and night.
The only place that has consistent wifi is the breakfast room. Our room didn't.
The staff are really friendly and nothing is too much trouble.
It's not too far from the yellow line so easy to get down to Times Square or down town for the sights. There is a great deli/food store on the walk back from the subway and a Chinese takeaway too. The hotel only serves breakfast, so no evening meals.
All in all we enjoyed it and would use the hotel again as we got a good deal, but I can only give it 3 stars because of the poor wifi and limited facilities.

Room Tip: all rooms are currently affected by building noise.

Having arrived at this hotel staff very helpful and friendly. Then off to room well that was eye opening room small but adequate shower hot , plug broke in basin odd lamps on dresser and drawers wardrobe too small only 6hangers in it. Bed very comfortable and clean asked for bigger towels tho. Its a good hour n half's walk to times square. Good restaurants around area we went to genises and Dorian's very nice food and staff. Good time had in NY.

Pros: The staff was all wonderful - from check in to check out they were friendly, helpful, and available. A nice little wine and cheese happy hour from 5-6:30 daily. Coffee available all day. Nice Upper East Side location - close to shopping, restaurants, subway, & Central Park. We were on the back side of the hotel and heard ZERO construction traffic. The bed was clean and comfortable.

Cons: The rooms are the size of a cruise cabin with less storage- no dressers, no drawers, a ridiculous "closet". There were no towels available until after 6pm on our day of arrival and after walking the city and needing to clean up this was an inconvenience. The faucet on the sink -- too low and difficult to use. There was obvious wear on the carpets, tables, etc but nothing I found disturbing.

The hotel is aged and could use some updates but all in all our stay was great!! We didn't spend tons of time in the room - it's NYC after all. If you're looking for a quaint, budget hotel this is the one. Just keep your expectations in check.

Hotel is really old.Doesn't look like in pictures at all.Staff was really rude when we arrived to the hotel.Room is really small and old,even television was not working.Was impossible to sleep because of noisy air conditioning.Room was dirty during 2 nights stay,they did not even clean it.
Would never reccomend anyone to go there

For the past four or years, we've had to make a business trip to the Upper East Side each Spring. Before our first visit, we searched and searched for a decent hotel at a reasonable price and found the Franklin. We've been back every year since.

Yes, it seems like construction has been going on near the front entrance forever, and sometimes the old elevator has a problem or two, but the friendly, courteous, and ever-helpful staff more than make up for that.

The rooms are small, and it can get a little noisy, but what do you expect; this is New York. However . . . the rooms are very clean with decent bathrooms.

The complimentary morning continental breakfast and the afternoon wine hour are nice touches. Lots of good restaurants and a couple of movie theaters close-by and within easy walking distance.

Best deal around for a nice UES hotel.
