We have stayed at the Franklin Hotel on many occasions. It is a small boutique hotel. It offers a light breakfast and wine and cheese in the late afternoon. We would recommend the Jr. Suite as the other rooms are a bit on the small side. The staff is very friendly and we have enjoyed staying there.

Stayed at the cozy Franklin hotel with my sister during our first visit to NY. Absolutely loved every minute of our stay!

Highlights: * Amazing staff - Michael ranks as one of the friendliest and most helpful hotel staff I have ever met. Showkat was also such a pleasure to deal with at the front reception.
* Location: just a hop, skip and jump away from the subway, Central Park, Museums and so many eating and shopping places. Love the fact that shops in the area were open until very late.
* Amenities & hotel: the complimentary breakfast was perfect to get the day started and the cappuccino the best I'd tasted in NY!! The rooms were of a very high standard and well kept. This compared favourably with some 4 star hotels I've stayed at elsewhere. Appreciated the free wi-fi & the Bvglari bath goodies ;-)

Drawbacks:
* the dining area is so very tiny - so if you are late for breakfast, you should rather ask for a tray service to take your breakfast to your room.
* And yes, the rooms are very tiny - it would make sense if the big table and chair in the double room, as well as the side bed units, be replaced with more practical furniture. But hey, this is NY and one should be spending more time outdoors that in the hotel!! (On a serious note, I won't recommend the double room for anyone with a child or even a pet!!)
* Our room was also very cold - we experienced some light snow and sub-zero temps in April - and founds that the windows did not seal off properly.

Despite the above minor concerns, I will most definitely stay here again!!

We chose the hotel based on a lot of research prior to our stay. We wanted to feel like we were not only close to Central Park & museums, but rating in a "neighborhood" rather than a tourist spot. The hotel was so charming in many ways; not over-the-top but very nicely renovated rooms which for us was so cozy & welcoming. We had a street facing room and actually enjoyed the subtle sounds of the city, the evenings and night sounds were never too much to bear and the ability to sit on the windowseat and watch the neighborhood was a real treat. We were impressed by the professional and very friendly / helpful staff. We read how clean the hotel was and we found it to be true! The room may have had a few "worn" items but not dirty or uncared for and actually lenses to the old-world charm. Rooms are small, but we never felt cramped and actually reminded us if some of our stays in Europe. Beds,pillows, coverings were so comfortable & rooms / baths were kept spotless! We especially loved the lamps/chandelier and the quiet color choices for walls. Our only "warning" to anyone considering a stay would be to be aware the early morning breakfast is wonderful but the space is small and if you have no patience for this you may not enjoy it. I would just suggest you arrive @ 7:30 am on the dot and perhaps consider taking a tray, as the friendly morning staff will offer you. Or simply grab a cup of coffee & wait a bit! The coffee machine provides not only fresh delicious coffee, but makes a great easy cappuccino / and other choices for specialty drinks! I found this a wonderful treat as you can spend a lot of cash just for coffee in the neighborhood. The location is fantastic! We walked everywhere, museums, shopping, resturants, deli, movie theatre close by, drugstores, grocery, and the subway is about two blocks. A great way to travel and we found it safe. We met other visitors who stayed in the midst of Times Square in order to be close to the action & perhaps find a "deal" on a room rate, but you could never convince us to be in those places. We absolutely recommend The Franklin for the price/location and easy neighborhood feel if the Upper East Side. A real slice of oldworld in the big city.

Let's face it, the Franklin is a bit quirky. There are only about 50 rooms in the entire hotel, and most of those are very small, even for New York. There is only one (!) elevator, which means you may well be riding with a house keeper. And the building is only two rooms wide - at it's widest point. BUT...it easily has the most comfortable beds in New York, the rooms and baths are spotless, the staff is delightful, the small lounge is like a private living room on the Upper East Side, the (free) breakfast buffet is wonderful, your fellow guests are consistently pleasant, and very quickly you begin to feel very much at home. And the location is excellent - about a block to the 86th St. subway, which has both local and express trains, and a short walk to both the Guggenheim and Metropolitan Museums. The Franklin is not for everyone. But most of the people I meet in the lounge have usually been there several times before. Which says a lot.

My husband booked The Franklin Hotel for a birthday gift for me so we could enjoy a day at the Met and on the Upper East Side of Manhattan. We had a confirmed reservation and were told we could even leave our little suitcase there earlier in the day before official check-in time. When we arrived at 11, we were told there was no room and it didn't matter that we had a confirmed reservation. They offered to move us to a hotel in the 40s but that would have meant miles of walking to the museum and back. Though we were there first and were told by the front desk that 14 other people were checking in that afternoon, they refused to allow us to be one of the 14 though we had booked weeks earlier. Rude, awful and not willing to pay the difference we had to spend on another hotel. Don't book this hotel and expect to get a room. Front desk told us that they ofter overbook and you will not know were you are staying.

Room Tip: Don't book this hotel. Awful, rude, would not honor a confirmed reservation.

Excellent location. Walking distance from the Met, Central Park, the Guggenheim, and shopping on Madison Avenue. Clean, comfortable beds made up with clean, crisp white duvet coves. No scary floral print bedspreads here! Elegant colors and decor in bedrooms. Fantastic staff, and (I have to say it again because it is so important!) It is VERY CLEAN!

My DH and I stayed 4 nights which we booked for 2 people a month and a half ago for our 4th trip to NewYork
PROS: great location, around the corner from a Metro stop
Very clean
Comfortable bed with nice linens (4 pillows but very tired and flat)
Satisfactory European style breakfast: juice, coffee, tea, milk, yoghurt, cheddar cheese, cold cereal, store-bought baked goods
CONS: Room is very, very small - hotel does not differ in description between "guest room" and "petite guest room". Our reservation confirmation did not specify that we would be in a "petite guestroom". Bathroom door opens only part way due to heating register. Not so bad in itself but the opening is compromised on the otherside by the corner of the sink vanity which is butted up against the bathroom door frame. You literally have to turn sideways to squeeze through the opening and we are average size people. Yes, the sink is in the bedroom. We actually don't mind this as it allows someone to shave/put on makeup while the bathroom is occupied if you could only see!
There is no lighting for the vanity mirror, probably because it is in the bedroom. Very poor lighting from the ceiling light behind you or the low level bedside lamps also behind you.
Website describes beds as "European-style antique beds". They are not antique. Bed has no antique frame. Bed has a common steel support that fits under the box spring only. The headboard is as shown on the website however it is only a mock headboard bolted to the wall above the bed. Very narrow space to access bed on one side due to above mentioned register.
Our room had a small window with only tired brown blinds - no lovely drapes as depicted in the photo of the "petite guest room".
No dresser. No closet to speak of. Just a narrow box, 6"deep which opened awkwardly from the end up against the wall mounted TV. Only 3 hangers provided. The only other hanging space available was a single hook on the inside of bathroom door. No towel racks. No luggage rack nor space to put it anyway. Totally not suitable when there are 2 adults staying for several days. Upon arriving in the room we called the desk to inquire about moving to another room. We were told there was not an available room for 2 more days. The hotel never followed up on this.
We had to ask for a second washcloth 2 of the 4 nights - they left 2 bath towels and 2 hand towels - why only 1 washcloth?
We had to ask for the iPod compatible clock radio as listed in the room's amenities. A partially functioning one was delivered. It only told time - no alarm, no radio.
The smoke alarm started chirping at 3:00 a.m. My husband took it down but was unable to get the battery to release and did not want to force it so he took it down to the desk. Someone came at 11:00 next morning to replace it. Told it needed a new battery. Really!! Obviously the hotel is employing an unsafe practice of letting the batteries run down rather than replacing them at regular intervals.
Would we stay here again? Certainly not in a petite guest room! A small room is one thing but when the functionality of the room is severely compromised that is quite another. It is unfortunate the hotel does not acknowledge this. This combined with poor service (having to requesto basic amenities - nothing beyond a verbal apology for the interupted night's sleep); and misleading info on the website is quite off putting.

Room Tip: Don't stay in a petite guest room.
