“Small hotel, great location”

Nice small hotel located two blocks away from grand central station over park avenue, perfect size if you want to avoid big and crowded lobbys. Rooms are average NY size, but well equipped, bathroom works fine and offer nice ammenities, nice linen and fabrics quality. Restaurant just ok with limited options but there's a starbucks within the same block. Front desk staff is friendly as sell as concierge.

Stayed at this hotel for a week recently. On arrival we were greeted by two very friendly receptionists with beautiful smiles, so our first impression was excellent!!!. We were shown to a lovely room on the 17th floor, however it was a little small and on enquiring if there was a bigger one available, seeing as we were staying for a week, they quickly and with no qualms whatsoever upgraded us to a deluxe king room. Very comfortable bed, lovely free wine in the afternoon, excellent advice from the concierge and the vicinity so close to grand central station made our stay in this lovely boutique style hotel a great pleasure.

Room Tip: High floors are great. We were on ten and that was fine too.

Stayed here last summer and had a great say but sadly the intervening year has really taken a noticeable toll.

Good:
- Fantastic location, some nice restaurants nearby.
- Amazingly friendly front desk staff and concierge. Super nice.

Not-So-Good:
- No more room service. Not a big deal with meals, but a HUGE deal with morning coffee. We were told that we could order from a nearby diner (which we ultimately did), but would have to come downstairs to claim the order. Again, not a huge deal, but it WAS a vacation and a knock on the door with hot coffee is always a nice way to start the day. Traipsing around the hotel with bed head to pick up coffee in the lobby... not so much.

- I asked for a coffee maker and one was delivered but unfortunately, the only available outlet in the room wasn't working. (Now I know why it was available).

- Elevators broke down and the entire occupancy of the hotel was forced to use one small service elevator. At best, it was like a British comedy; at worst, it was like a horror movie. A big, sweaty one with lots of luggage.

- Dirty floors. Not sure why, but the elevator and lobby floors were always littered with, well, litter.

Bad:
- Room not always cleaned properly. This is a deal-breaker for me.
- Sofa piping came loose and fell to the floor. Not horrible, except that the sharp tacks were sticking up like teeth (photo attached). Stepped on them twice. I have to say: Puncture wounds are NOT welcome on vacation. Aside from traipsing around hotels with bed head, they are probably my least favorite way to start a day.

All-in-all, the hotel standards seem to have taken a nose-dive in the last year. Could have been an off week, but I wouldn't take the chance again and stay here. Disappointing because I thought I had found "my place" in NYC. Alas, my quest continues.

Room Tip: King Premiere room was a nice size for 2 adult humans.

We recently stayed at the hotel. We flew over from England to celebrate our 1 year wedding anniversary. The hotel is in an excellent location for sightseeing. The rooms are pleasant and the bathrooms are really small. The small bathrooms should not put you off from staying at this hotel.

What has prompted us to write this review is that we would like to thank the concierge service for helping us ensure that we had a pleasant stay. In particular we would like that to thank Rebekah for her daily recommendations with regards to sightseeing and places to eat. Her recommendations fulfilled our challenging requirements (in particular due to the short notice) and contributed in us having a pleasant stay. Thank you Rebekah!!

I only stayed at the 70 Park Avenue Hotel for business, but I was extremely impressed! The location was ideal... convenient to just about everything in Midtown. The hotel was very clean and comfortable. Our room, a handicap room by chance, was extremely large. Our bathroom was HUGE, but I heard regular rooms weren't the same way. So my view on the rooms may be slightly skewed, but it was great.
The beds were comfortable; it was relatively quiet for being so centrally located in NYC. I'd stay here again!

I stayed here because I have found Kimpton hotels generally to show real attention to detail, while being modern, stylish and pleasant. Against that standard, 70 Park Avenue is a disappointment. Decor was odd rather than stylish: Silver fake-snake skin bolster? Clear plastic covers on the lobby seats? Maintenance and service were not as well looked after as I expect. Room was unacceptably squinchy for the price (had to turn sideways to get through the bathroom door!).

Good things: The bar is nice (though the on-tap speciality beer was unappealing). The location just South of Grand Central Terminal is excellent. It's a lot better than a lot of New York Hotels.

Overall, the W would offer better value for money. Stay there instead.

small boutique hotel , excellent service and the rooms were great and well located in mid town staff were friendly and very helpful,

really like the wine served in the lobby at 5 - 6 every day (complimentary).

Room Tip: get a premier king on a high floor
