Use the address to find the hotel, the map from booking.com was off. The hotel seems shady -- it was not advertised outside at all, you just had to find a narrow door labeled "160" that seemed to lead to a gyno / a dentist -- it actually takes you to a flight of stairs leading to another door with the name of the hotel. The neighborhood did not feel too safe. (And the code on the door? The locals outside knew it anyway.)
On the positive side, I had no issues with the hotel. The checkin worked as promised and expected, the room was clean (although it did not look anywhere close to what is shown on tripadvisor), the shared bathroom was not an issue.

We stayed this place on 24 July 2012 after searching the internet for hours and not being able to find any accommodation in Manhattan that didn't cost a fortune. Of course accommodation in Manhattan is expensive anyway, but on this occasion all the cheapest hotels/hostels etc were full. We found Royal Suites and saw that it was in Harlem, and decided to book the room. We couldn't see any reviews at all for the place on Tripadvisor however there were a few mixed ones on Booking.com.

The area isn't the best, however the subway is on the corner and takes less than a minute to walk to. If you are concerned however, just get a taxi back at night time, we did and it didn't cost a lot from Times Square. During the day it is okay, very hustle and bustle and there were men selling fruit right outside the door to the stairs, another man (homeless I think) sitting on the otherside of the entrance, and the street is very busy. But we didn't have any problems. There are plenty of shops nearby too.

The room itself was fine, it was clean and spacious however we were sharing a bathroom. This wasn't a problem either and there are plenty of towls provided (both in the bedroom and outside the bathroom). The air conditioning is noisy but we were used to this from other hotels we had stayed in, although in the night we had to turn it off because the room was so cold, and we couldnt turn the temperature up any higher. And then later on because of the heatwaves over in the US at the moment, we were melting and had to turn it on again (we had no remote control to do this) - so we didn't have the best night sleep to be honest.

When you first arrive at the place it doesn't look great and its very easy to miss as it doesn't have a sign or anything. You just have to look for the number 160! It is located above a Gyno clinic and there is also a big dentist sign over the door, so it doesn't look very attractive from the outside lol. There is no lift, and we had 4 suitcases and had to heft them up very narrow stairs to the kitchen (after typing in a code to get through the first set of doors) - here there is just a phone which you use to check yourself in. I had read reviews about the person on the other end of the phone being very rude, however in my case the man I spoke to was fine. (On Booking.com there are reviews saying that they were very rude and impatient , and that if your English wasn't the best then to avoid the place!). He gives you your room number over the phone and then a code to type into your key box (which is suspended on the wall next to the phone), I have never checked into a place with a virtual reception, but we had no problems. Your room key is inside the box and then you are away to your room! Checking out is easy, you just drop your keys back into another box near to the phone when you leave. The kitchen itself looked clean, but we didn't use it.

Not bad for a night and it is secure as you use codes to get into the place.

I was doing a ton of research online for a hotel for the next day. I impromtply decided I would take my mom and aunt into NYC. And I wanted to show them New York in two days not one. 

The hotel is located in Harlem but a safe neighborhood and right next to the Lexington line (subway) we went during the week. Arrived around 4 pm. Found street parking across from the hotel. At first it was hard to find it because there is no sign for it. It's located in the same building as a dental place. So if you see a blue awning, that's the building. The phone operator was nice enough to tell us where it was. And even called back to make sure we got in safely.

We parked and metered the car while unpacking our things. $.50 for 10 mins I believe. 2 hr limit. We had room 202. Felt safe with the security code that prevented unwanted guests in the building. I'm assuming they change this often. There were also cameras in the main lobby. 

We got our room & lockbox code where we retrieved our key. Pretty simple and neat to use. ;) in order to close the box, you had to input the code again. FYI.

Our room was nice. Modern decorations. Little flats screen LCD tv hanging on the right wall. Big mirrored closet with lighting and hangers. There was a queen bed low to the floor. And a balcony overlooking our car spot. You can park after 7 pm- 8:30am for free. Just have to move it close to that time to avoid ticketing. Car was safe the entire time. we decided to eat at preciosas across the street. Very affordable delicious food! $20 for 4 ppl with tip.

In the common area, shared refrigerator, dining room table, sink, dishwasher, utensils, plates, water heater, etc. the bathroom and tub/shower was fine. Looked like renovations had been done within the year. Nicely done.

Note: doors lock for security so always bring the key with you if heading to the bathroom ;) will save you a headache just in case...didn't happen to us because we were aware of it but for your purposes.

The room was large enough for my queen size air mattress to easily be blown up and fit accordingly. So we all slept comfortably. Could have fit 6 people if we needed lol with all the space.

Easy check out placed key in box and left. No extra charges that I know of yet..lol most affordable for what we needed. Would stay there again if I needed too. I do prefer something more upscale of I had to stay for the week. But if you are on a budget this is a wonderful place. A palace in the rough. :)

We "Subbed" it to Timesquare  took about 20 mins. Subway is on the corner if you head left out if the hotel. Got off 6 stops later at grand central /42 st. Then took a s shuttle to Timesquare. Total trip was $ 10 for all 4 of us roundtrip. Would def do it again. S shuttle closes at 12 midnight as a heads up. 

The drive into the city from the hotel is about 10 mins without traffic. So very close, yet not $800/night kind of place but, within reaching distance of where you want to go. Central park was also on our to do list and took only 15 mins.  Helps to have a car but it was fun to travel by subway despite the city pollution...but everyone was very helpful if we needed help with our stroller up & down the stairs ;)
