“Functional but rundown”

I stayed at the Park South Hotel on Sept 9, 2012. It is a very basic lodging, functional but nothing fancy and a bit shabby and rundown. Room was clean and hotel staff were friendly. Average/poor experience at the restaurant (slow service, too much TV noise, wilted lettuce in my salad). The fitness center is very basic and small, and the only treadmill was broken during my stay.

After a warm welcome we were not impressed with our allocated standard room which was rather small and gloomy but fortunately we were able to upgrade to an executive room for an extra $30 per night.. The room was fine and after that everything went uphill. The bar was good, breakfast was unexpectedly good, service and staff attitude were excellent, and the hotel was conveniently close to the subway. There was plenty going on locally and we particularly enjoyed Blue Smoke/ Jazz Standard which we could see from our room window. All in all an excellent 5 days and we were impressed.

We had in Park South hotel on August 2012, was three people. Good room, good bath, excellent breakfast and the recepcionists Damian and Cat ¡the best! very helpfull and smiling always!
Location's hotel !excellent! close to metro and in quiet but not boring neirborghood

The worse was A/C unit noise, is difficult a quiet sleep with that.

Room Tip: Ask by a room in front of hotel, its have a better view.

I had read a lot of reviews about this hotel before going there. So some remarks about the main comments I have read:
- size of the rooms: If you book a superior queen room, you get indeed a very small room. There is one very small closet, and you have to put your luggage in the corners of your room, or below the desk. Be aware that you only have about 0.50 meter (1.5 feet) next to your bed. Besides the bed, there is only space for a small desk and chair. So if you have a lot of luggage, this can be an issue. The bathroom is also quite small, and you can only put your stuff above the toilet - be careful to close the toilet;-). Family of us had booked a Superior King room, and then you have a lot of more space e.g. space for a chair, a larger desk, and more space around the bed e.g. to put your luggage. Tthis would cost you around 10$ per night extra - to be honest, next time I would pay this extra amount to have a superior king room.
- noise: Most of the rooms are not facing the street side, and are oriented towards the inner court yard, so the street noise is not bothering you (for most rooms). However, there is some large air-conditioning machine in the inner court yard which is producing quite some noise and can be irritating when you are located in a room at one of the lower levels. Also, the AC system in your room is producing quite some noise - in case you want to sleep with AC on.
- staff: very friendly and helpfull staff (reception, door men). In the cafe / pub the service can sometimes take quite some time.
- location: great - 5 minutes to Empire State, 1 minute to the subway/train station
- breakfast: one of the better breakfast buffets you can get in NY hotels I guess. Different kind of breads, sweets, yoghurt, fruit, cereals, orange juice, ... Can be quite busy in the morning, and you might need to wait for a free spot.
- elevator: one elavator was not working, and this caused quite some traffic jam in the morning. However, during the reparation / refurbishment of this elevator you can use the "employee" elevator at the other side of the building, saving you quite some time in the morning.

On general, the pricing is reasonable (for NY standards), certainly because it includes the breakfast buffet.

I have stayed at Park South every spring for a week for six years for work, and I have returned two other times with family. The staff welcome me like a friend and I always leave rested.

Breakfast, which consists of bagels and other pastries, yogurt, hard-boiled eggs, cereal, fresh fruit coffee and hot cocoa, is welcome and easy. The front desk keeps a glass bowl stocked with chocolates. The 6 local train, a huge drugstore, a bodega and a 24-hour McDonalds are all on the same block.

The hotel is large enough to have great amenities, but feels very small.

On the negative side, some of the carpets and upholstery are due for upgrades and the gym is tiny.

But I stay there every year and plan to keep doing so. All in all, a great place to call home base in New York City.

Room Tip: Rooms on the front X05, 06, and 07, are bigger but may have street noise (not a big deal in summer...

After a tiring week of skiing in Vermont this was a great place to stay before heading back to the UK. The beds were nice and the staff helpful and kind, it was all very updated and was a nice relaxing stay. The location couldn't have been better as you had Broadway on your doorstep. Overall a great stay.

The room was clean and comfortable, the bathroom too. Mini fridge, Tv and air conditioned. Some furniture looked a little old, but the bed was ok. The breakfast was good, with sweet and savoury items. Location not exactly central, but close to some subway stations and you can reach Times Square with a 30' walking. No frills hotel, but good option.
