Having booked the hotel after looking at numerous, this place fitted the budget, style and location we were looking for. Our expectation was of a contemporary hotel to spend a romantic weekend with pleasant bars, lounges and surroundings. We arrived at 11pm to be met at the door by bouncers and leering clubbers not the best of starts. It wasn't clear to me whether the doorman was there to help with our bags or run off with them as we couldn't tell he was a doorman. Check in was a difficult process as it was in the middle of the bar the music was so loud we couldn't really hear the instructions we were given. Our plan to dump our cases and go down for a night cap dissolved immediately as the hotel was simply way too hectic and even the reception and bar area seemed like a night club.

On arriving at our room we were disappointed at the cleaniness, size and ambiance, it certainly didn't reflect what we had seen online. The room seemed grubby and not luxurious at all and there were hand marks on handles, doors and worktops, it felt tired and not thoroughly cleaned. Having said that the bed was comfortable and the bedding clean. We were woken 3 times during the night by very noisy clients banging doors and shouting returning from clubbing.

The following morning we checked out and found a much classier hotel. We have to say that the reception was very quiet at this point but smelt of bleach and the tackiness of the night before, it was like a bar/nightclub feel without the clientele not a 4star hotel reception at all.

We feel there is a market for this type of place but its website does not represent that market and what the hotel is. It may be Dream Hotel Downtown but is more like a W Hotel Downmarket. It is a nightclub with rooms. My partner and I both spend 50% of our working lives in 4 and 5 star hotels all over the world and this is not a 5 star hotel in any way shape or form and we were extremely disappointed.

Dear Paul,

Thank you for your detailed review. Please know that as I am posting my response our Director of Guest Services is also reaching out to you directly as we were unaware of your concern, even after inquiring about the nature of your shortened stay. Hopefully we can discuss how to make up for your experience.

We are very sorry that your romantic getaway was spoiled the moment you arrived. Our lobby can at times be rather lively. This is generally seen as a plus but evidently not if arriving guests feel unwelcomed.

Please know that we will shortly reconfigure our hotel main entrance by adding separate entrance doors and foyers for PHD admission as well as for the restaurant Marble Lane. This will eliminate the often misunderstood attempt of our security to direct arriving guests and visitors to the area where they are being serviced best.

Regardless we have taken your feedback to reiterate to our security team that arriving guests and hotel guests in general must always be treated courteously and assisted in any way – especially during the busy late night times.

While a DJ spinning in the Lobby will always be a staple of Dream Downtown – we hope that the coming changes will allow for a more relaxed check in.

I am sorry that housekeeping was not up to standard – this is rarely an issue and is hardly ever mentioned on TripAdvisor (to the contrary) – but it seems we were not as diligent as usual.

Even though the hotel is less than two years old we have done a fair amount of “touch ups” and the floor you stayed on will be completed shortly to make sure the rooms deliver what the online pictures promise. On that note our recent launch of a new website had some erroneously loaded pictures which since has been corrected. Your booked room was the basic Bronze Queen room at 220sft (as posted) and as such is the smallest of our rooms. There are 11 other (larger) room types available to book online.

While we do not advertise our property as a 5-Star hotel as you indicated, neither do we charge for it. You will be surprised how much a Four Seasons in New York City charges! Also we do not publish “family rooms”. That is not to say that many families have stayed with us (after reading Tripadvisor Reviews) and may have posted that they enjoyed themselves. But guest satisfaction has a lot to do with expectations - and ideally they should be in line with looking forward to an exciting, sometimes uncompromising hotel concept with many unique design feature and spectacular venues.

That said - I again apologize as some of the issues you mentioned should not occur in any hotel, regardless of rate, star rating or concept.

With this in mind we hope to reach you and discuss your stay in a more personable fashion.

We had an amazing time at the Dream. If you're spending a couples weekend in New York, this place has it all. Here are some of the highlights.
1. The lobby is ultra-modern and sexy. A great spot to meet friends before a night on the town.
2. There's a fabulous steak restaurant, Marble Lane, on the main floor. It was packed with people having dinner or drinks at the bar. Our dinner was delicious.
3. Our room was amazing. We were on a high floor so we had a great view of New York. The bed is so nice you will not want to leave.
4. The pool looks amazing. It's directly above the lobby and it has a see through bottom.
5. There's a club on the top floor as well. We went and had a great time. Lots of people dancing. The club has an incredible view of the city as well. If you're at the Dream you must stop by that spot.

All in all it was a great place to stay in New York for the weekend. One of the better modern hotels we've visited.

Room Tip: High Floor with a view but not too close to the club.

I stayed at Dream with friends at a poolside suite. Let's start with the service. The hotel has excellent service. Vaughn, the bell staff who took us to the room took the time to explain every little detail we needed to have a great time at the hotel. Along with the front desk staff, we were made to feel comfortable right away. Next, room decor. The room was tastefully decorated, the pool side balcony was a tiny oasis in the big city, the bathroom was spacious and beautifully decorated. Last, the lobby is tastefully decorated and it is the place to be on a Saturday night. The rooftop bar is equally as fabulous. Overall, a great experience. The only caveat: this is a hotel for people who want to experience NYC, party, and have late nights. The lobby turns into a club on the weekends and we could hear the noise in our room (didn't bother us, but I can see how someone with an early morning can find it annoying).

Room Tip: The pool side suite is gorgeous and spacious.

Local NYC born and bred and decided to stay for one night for my birthday. I had my girlfriends flying in for the weekend and so when I originally booked my suite, it was because the site advertised the "women's weekender" package. However the hotel called me and told me that it was no longer available, and to make up for it, they upgraded me to the Pool balcony room. I had a private terrace which was great to have for smokers in my group. They sent me a plate of cupcakes and a birthday card and my TV screen had a welcome greeting specifically for me. Great personal touch!

When I first walked into the hotel, the staff were amazingly helpful, friendly and greeted me warmly. The person who helped me bring my bags up to the room (Vaughn) also gave me a full detailed instructed guide to the room and it's amenities. He gave excellent and very insightful advice on the PH-D (club upstairs). Being as it was a Saturday - the advice was to get up to the club well before 9pm. When we were going to Cherry (the restaurant adjoined to the hotel) to eat, at 7pm there was already a line outside the door for people waiting to get into PH-D.

The room: the surround sound system to plug your Iphone in was a plus to add music. The shower was large enough for 10 people and you could have had a shower party in there! They provided me a pull out bed and the king bed was great! Comfy! The private balcony was large and could easily fit 15 people! Overall the room comfortably fit my party of 5. Be sure to ask for extra blankets.

Cherry: Be sure to check with concierge when you check in to see if there is availability at the restaurant because they would act like the place is all reserved if you walked in off the street. However they managed to accommodate us (group of 5) and did not mind when 7 people ended up joining me too.

PH-D: the skinny on the club - packed by 9:00 and it wasn't even club hours yet! Think dancing characters on stage and Vegas style partying in there. You'll get a stamp on your hand - but that stamp is only for the sunset partying. The club closes and reopens for "Bouncer discretion" entry clubbing at which you'll have another stamp. I had about 20 people join me and we went upstairs to the club together by 9:00 and after that my friends who came at 10:00 couldn't get in. So you get the idea on how that works. However, don't be dismayed as they kept the party going in my hotel room. Celebrity spotting after midnight.

The lobby: we continued partying in the lobby at the bar and there is a great party vibe there as well and the club upstairs got too difficult to get into. Plus there was a Deejay in the lobby.

To sum up - the hotel is like staying in a club all night. The ambiance is high energy and very sleek. The staff are incredibly courteous and fun as well. People all around are good looking and the crowd is hip and young. If you want a great night of partying and good food all in one place then this is the place to be!

I will definitely be returning and planning another stay at the hotel.

Let me start with the positive: Great staff, great location, comfortable bed and super clean rooms. The hotel has a great vibe overall, especially in the lobby and bar areas.

The negative: This is a club, with a hotel attached. It's loud and on the weekends there are more people there to club than stay in the rooms. I don't want to enter my hotel and compete with clubbers, nor do I want to lose access to one of the already slow elevators for dedicated club access!

The rooms are not functional. They are small (the smallest I've stayed in nyc) and while they look cool, they're not. There is barely a desk, which is important for me. The walls are paper thin. No exaggeration, if you have someone in a room next to you, you can hear every word of a normal conversation. The bathroom looks cool, but again not at all functional. The bed was super comfortable, but sitting only 12" off the floor, was very hard to get in/out of. The chairs were useless and the ottoman was the only place to put my suitcase. Why, oh why do you give me that tiny ironing board!? It was useless and made my daily ironing almost impossible.

I stay in hotels over 150 nights a year and will not be coming back here, ever. The problem is, they can't fix what's wrong without a major overhaul of the hotel, which I don't see happening. I stayed here for 7 nights for work that had me keeping odd hours, that made this hotel an even worse choice for me. Even staying in a corner room, on a low floor, the thin walls and club kept me from getting the sleep I needed.

If you're in town to party in the meat packing district and hang at the hotels bars, this is the place for you. If you want a quiet hotel, where you can sleep and work, stay away.

A little late to write my review, but I stayed here in August 2012 for 7 nights. This was by far THE MOST AWESOME hotel I've ever stayed. Staff were nothing short of amazing the whole time! Courteous, friendly, happy to offer advice on where to go in New York, and always went that extra mile when ever I needed something.

My room was always cleaned to a high standard, shower was excellent, bed was very comfortable and a decent size. My room had a view of the Empire State building and a gorgeous New York skyline!

I stayed on floor 11 (right under the nightclub) and I did not find noise to be an issue. The night club is excellent, and you may even spot a celeb or two if that's your thing. Then on my last day I chilled in the sun by the pool, and watched models splash fight each other... so err, yeah this is a good hotel ;) So good I'm actually returning soon and bringing a friend.

This is not a hotel with a cool bar attached... this is a nightclub which got some rooms on the side as well. .. All emphasis is towards the nightclub and bar… ..
We stayed for 4 nights, chosen for the location and for the interesting architecture… but I will strongly recommend anyone looking for a hotel in New York, not to choose Dream Downtown… unless you want to pay 650$ a night, and still be kept awake from night club, bar, and neighbours. - all floors a concrete… which means anything going on upstairs, you hear !!!
Furthermore.. it has since come to my attention… that the Hotel has been used as location for PORN film.
Every one working at the hotel seemed to trendy to give a smile nor good service, breakfast at the hotel is a rip off, and house keeping is 3 star.

I am very sorry that you found our hotel concept disappointing. With two lounges and bars, two restaurants and an outdoor pool/beach/bar we offer a very lively and exciting destination. It is embraced equally by our weekend guests and business travelers seeking a refreshing change from the generic bore of midtown chains.

Rest assured – with 316 guest rooms my focus as the hotel manager is of course the well-being of our hotel guests. With this in mind I am sorry to hear that your room lacked the peace and quiet that you rightly sought when retreating from New York City’s constant buzz.

The vast majority of our rooms offer a peaceful environment. Unfortunately some guests may find certain rooms on the 11th floor to be too close to our PHD rooftop lounge. We will always try to avoid this situation and, provided we are made aware of our guest's restless night, we will offer a room move, ideally in form of an upgrade, as an immediate solution.

The high rate you quoted must have occurred during last year’s city wide peak season. Currently our rates are much more favorable.

As for the “movies” - if it is any consolation, and please don't be shocked again, virtually any luxury hotel can be found as background for steamy content – so I hear (I would of course not know of this from personal experience). It must have happened in the privacy of our inspiring rooms, without our knowledge, let alone approval. Those producers tend not to ask our PR team for permission and it takes only little equipment to shoot this kind of material. What we did approve of were several high-end fashion and design productions shot on property. As for events - La Perla presented it's 2013 lingerie collection to the fashion week press!
