Let me start with the good points: Very good location, between the two coolest New York neighborhoods (Tribeca and Soho). Nice, comfortable rooms (though on the small side), good & free internet connection, good value for money (for New York standards that it)
Not so great: Breakfast (not worth taking, if not included, opt for one of the cute Italian cafes in the area or grab a Starbucks from the Lobby cafe), staff (OK, but nothing more than this)
But overall, a good option for the New York leisure visitor
