I was not very pleased with our stay at this apartment after reading all the wonderful reviews on Tripadvisor. We stayed at the other location at one of the top floor suites. The prices, location and amenities was what attracted us and we booked with more than 10 months advance for our stay.

Unfortunately when we got there there was still trash in the kitchen, the toilet did not work properly and there was a note on the door with instructions about how to speak to the neighbors if they´d ask if we were tourists (apparently this apartment/hotel did most likely not have all the legal issues and registrations up to date we figured). We also had a rat/mouse in the apartment that went into our bags and was running around at night - we did complain about all the above matters. The man that assisted us told us that he would look into this rat "issue" but I´ve been reading reviews that were after our stay here on Tripadvisor and there was another person stil complaining about the same issue.

I do hope that they do improve their services and clean the apartments properly. I would also like to point out that they should perhaps put more effort in their response to complaints.

Otherwise we were satisfied with the location and the size of the apartment. The rooftop access was also very nice during the evenings.

This was our first time staying at Sanctuary Guest Suites. It was about a 5-7 minute walk to the subway station and you can get anywhere in the city from there. We loved our accommodations and the staff was helpful and great. The room we stayed in was perfect for a larger family of 6 like ours. The beds were extra comfy and loved having a kitchen for a quick breakfast or snacks. I would definitely stay here again if we come back to New York.

We found Sanctuary on tripadvisor and we are so glad we did! What an amazing deal. 4 people for 4 nights = $200 a person for the weekend. You can't beat that, especially for the location and quality of the rooms.

We arrived on a red eye early thursday morning and the manager was nice enough to let us check in early, once they got into the office. Before that we just hung out in a coffee shop around the corner (Roselles?) It was amazing and they were so kind to let us camp out for a bit.


The room was amazing!! We were in "Rama" room. Extreamly clean and seemed brand new. Beautiful outside deck perfect for morning coffee or a late night snack area. It was quiet and peaceful after a day running around the city!

We were there for a 3 day music festival that took us all the way up to Randalls island, but the subway system was really easy and the walk to and from was festive and easy (as a group of 25-30 year old women we felt safe). The locals called it the East Village, and it felt like home (being from Seattle).


We didn't partake in the free breakfast but the neighborhood restraunts and cafes were awesome (cornerstone cafe was great, and not too pricey).

All in all it was a great trip and if we ever come back to New York I would absolutely stay there again! Perfect "sanctuary" for a trip to the big city :)

Our recent stay at Sanctuary Suites was again awesome !! This was my second time staying there and my friend's first. The room was roomy and very clean, larger than any midtown hotel room !! The staff is so helpful and kind .

Good idea to be familiar with the subway since it's about a 10 minute ride uptown. Taxis frequent the area as well.

Looking forward to my next stay !

We loved our accommodations at the Sanctuary Guest Suites. Our suite was cozy, comfortable and clean. The bed and bed linens were were very comfortable. We liked having a kitchen for our snacks and beverages. Loved the neighborhood, walking to many restaurants and pubs nearby. We would definitely stay here again. Everything was perfect from check in to check out. Whole foods not too far for healthy snacks and beverages.

Room Tip: We had a suite with a small patio to sit outside and get some fresh air.

Our family of four stayed at the Shanti Suites located on East 3rd Street not in the main building on Stanton Street. We took a suite with two queen beds and a small kitchen area. Space was definitely tight but you can't complain for the price and quality. The suite was nicely furnished and very clean. The neighborhood was fine and felt safe. Maybe that's because the building is right next to the Hell's Angels NYC Headquarters. Who's gonna be crazy enough to look for trouble in an area where a bunch Harley Davidson's claimed part of the street as their reserved parking lot !?!?! There's a hole-in-the-wall Mexican restaurant across the street that I'd highly recommend (El Diablito) and wish we found sooner. And, a nice coffee shop (The Bean) at the end of the block. Whole Foods is only a few blocks away if you need groceries for your kitchen.

However, if you're expecting a hotel, you will be disappointed. Staying at this location is more like renting a room in an old apartment building. There's no signage, no loading/unloading area, no lobby, nor anything indicating that this building is a hotel or guest house. That's because it's not. It appears that Sanctuary owns some units in the building and they're renting them out. The majority of the units seem to be privately owned or permanent rentals and you're just staying among the them. If you need anything, you can't go down to see anyone -- there's no lobby or office in the building. You need to call the manager on his cell phone. The two times I called, he was very prompt in getting back to me. And, emails were always responded to promptly. If you want the included breakfast, you'll need to go to the Stanton Street location which is probably a 10 minute walk -- we never went.

A few other things to consider: There are no elevators in this building -- climbing stairs with luggage might be a problem especially if you're a flight up or more. Although the TV itself is nice, you only have access to a few local channels and it did take some time to figure out how to use the remotes (no instructions provided). Also, there is wi-fi in the room but the connection quality varied from minute-to-minute. In fact, sometimes we'd lose our connection and couldn't get it back. But, these were minor issues as we used the room for sleep and not for screen time.

Bottom line, this is a great bargain for NYC and I'd recommend it if you're just looking for a nice place to sleep!

Room Tip: No elevators on East 3rd Street. If you don't like climbing steps, stay on a lower floor.

Room is very nice, but the 'extra's' leave a negative feeling: on arrival we were stuck outside at 1.30 in the morning, despite 2 emails to the office and manager. Neighbour told us that people frequently are stuck outside. Same friendly neighbour called the office but no reply and manager only picked up after 2nd attempt. He started arguing that I should have called first. Sorry, but I do not have international roaming on my phone. Twice he confirmed in an email that somebody was going to be at reception.
Wi-fi drops out a lot and I am currently sitting in the corridor, where the cleaning lady was also on her computer. So I figured this must be the best spot, and it is. Brekky - we only went once. Muesli and bread and jam only choices. We would not book at this place again.
