We stayed here for 5 nights. It is a GREAT location. It is an average hotel with below average service. I would recommend this for families for the value.

Good:
location is awesome. Good neighborhood. 2 blocks to Central park and museums, and subway/metro.
Includes continental breakfast which saves a lot of money
Can accommodate a family of 6
Kitchenette available
clean enough
comfortable enough beds and linens
clean and nice bath
good value
Really charming decor

Negative:
*I will preface this with that I am a pretty flexible person, we camp and do not expect to be catered to. So, with that in mind, I tell you our complaints.
For a family of 6 we consistently had 3 towels even after asking.
Had to ask for enough pillows
The sleeper sofa is only good for small children who are not fussy. You can feel the wires and the bar and there is no mattress pad.
While the continental breakfast was good enough the man in charge of the room was rude to everyone who came in. He was especially rude to anyone who had a party of more than 4. ( I believe he thought he was being efficient but he was rude.) No accommodation made for this at all, even though they are the hotel for families. No moving tables, or chairs. It works, but he was unnecessarily rude.
Other staff were unfriendly
We asked for secure holding of our luggage since our room was not ready yet (expected) while we turned in the rental car. They put it behind a vault looking door but did not close the door. When we returned we discovered that it was a stairwell. PUBLIC and often used. NOT secure at all.
When it was time to check out we were getting our bags together to come down to check out and a woman pounded on our door and was rude to us about the 2 min. late we seemed to be getting down to check out. My clock said we were not late-yet.
The kitchenette part in a room for 6 is a SMALL closet. It works for lunches but a dinner would be a bit harder. Microwave, fridge and sink. Also, most of the area was updated, but still had that antique quality, but the kitchenette was rough and worn. It came with service for 2.
Beds slopped to the middle a little. It was ok, but in case you are bothered by this.
They have 2 elevators. One was being updated and waiting for inspections while we were there, so we used the stairs mostly. This should not be a permanent issue. The new one worked for one day while we were there an it was nice, but then was shut down again.

It is a good enough place and the value is good. Location is great. Breakfast saves money. For these reasons I recommend it, but with your expectations for the above issues.

Robert Rosan claims that a duty manager did not observe the conditions that my family complained about during our 3 minute stay at this hotel. The funny thing is that the front desk staff led us to believe that the only reason they could not refund our money on the spot was that we made the reservations through Hotels.com. When we immediately called Hotels.com while still physically in the hotel, they put us on hold while they called the manager and were told that no manager was on duty that night, which explains why the manager did not smell the smoke or see the bugs that were in the room. So someone is lying, either the staff or the owner. Furthermore, Hotels.com tried to contact a manager for several days afterward and could not reach one. My guess is that when Hotels.com contacts them they purposely avoid the call as long as possible. They claim the hotel was booked even though we were able to book this room only 2 hours before arriving. The owner had no compassion and expected us to expose our 8 year old son to a room that reeked of smoked and continues to refuse to refund our money even though we were there for no more than 5 minutes before having to drive 3 hours home. I can totally understand the purpose of no refund policies for people who book a trip and never show up at the hotel. However, when the conditions of the room make it uninhabitable, the owner should have a touch of compassion for a family and refund their money. This establishment is obviously about making money despite the poor conditions of the their room. And in addition to the hundreds of good review the owner refers too, there are also hundreds of poor reviews. This owner shows a lack of integrity - if he truly took pride in his hotel, he would refund our money and not make continue to make excuses.

This is not a luxurious or super sleek hotel, so keep looking if that's what you're after. However, if you want great value for a family, a very clean and spacious room and a nice, basic breakfast included in your room rate, you won't find a better option.

We stayed 7 nights in room 1305 with 2 adults and 2 teenagers. The room was very clean and the terrace was a lovely bonus. The king bed was super comfortable and the kids' rollaway and sofabed were good enough. The kitchenette, while small, allowed us to enjoy the absolutely fantastic foods from Citarella, Westside and Fairway markets. With the 72nd st metro 5 minutes walk away, we used the metro everyday to get to just about anywhere in Manhattan easily and quickly. The $29 weekly pass was excellent value. Central Park was nearby and beautiful! We had some hot weather, and the new air-con in the hotel was great. Yes, the lift was slow sometimes, but it was only a minor annoyance. The bagels at breakfast were very good. The gentleman in the breakfast room deserves a medal for the way he kept the tables clean and the breakfast well stocked. All other staff we encountered were pleasant.

I am aware that some rooms are more basic, so we booked a superior category and found it perfect for our needs. We would stay at this hotel again.

Room Tip: Superior rooms are worth the extra money, in our opinion.

I picked this hotel for it's location, near my sisters apartment, and that it offered a small kitchenette and separate bedroom with sleeper couch in the main room. When we arrived late in the evening everything seemed okay. My husband went the next morning for the breafast. Forget the breakfast! The next night he opened the sleeper couch to find old used linen. Needless to say he slept on the couch closed up. Housekeeping said we needed to let them know ahead if we wanted the couch made up, really it is okay to leave the linen from previous guests? On the second to last night of our week stay. My husband awoke to a mouse running down tbe covers, across ths room and behind the TV. We were moved to a higher floor but we needed to insist. The staff at front desk had mouse traps put in the room but didn't seem to believe us about the mouse. There was mouse dropping under the furniture when it was moved. We received no apologies or sorry only statement like we do not have a rodent problem. Also one other problem. Only one working elevator made for long waits.This hotel could have been great. Fix the cleaning and get some friendly caring front desk staff.

The hotel we were given was gross. We asked for a non-smoking room and the room smelled overwhelmingly of smoke. There were bugs in the room, and it was dirty. The hotel is outdated and not maintained. Cabinets in the kitchenette were peeling and dirty. We had a 8 year old son with us so there was no way we were going to stay in that room. We checked out 3 minutes after checking in and the hotel refuses to refund our money despite the fact that we had made our reservation only 2 hours before our arrival.

We are disappointed that the reviewer did not have the same impression of the hotel as the hundreds of other guests regularly posting enthusiastic, favorable reviews. The duty manager who examined the room did not observe the conditions mentioned above.
The guest, who made the reservation through an outside service and not directly with the hotel, was evidently not satisfied with, and refused the assigned room - but unfortunately could not be accommodated with an upgrade because the hotel was fully booked that evening.

On my recent trip to New York City I stayed for three nights in one of my favorite hotels - The Milburn. Recent upgrades have made this gem an even better place to relax in comfort. The window air conditioners are gone, replaced by climate controlled units in each room -not seen but doing a great job of making the rooms extremely comfortable.
The desk clerks could not be more accommodating and attentive. I use the work out room on every visit and always find it clean, well equipped with tread mills, stair climber, dumbbells, radio, TVs, water and towels!
The room I had was spacious, as it turned out I had a suite and could have invited 4 friends in for the night. I came back every night from my daytime visits to find a clean room ready for me. The Milburn is located in one of my absolute favorite areas of NYC, the Upper West Side.
You are withing walking distance of every amenity and a Metro ride away from most things you do in the city. The Milburn is a gem I am happy I found.

Room Tip: Higher floors are great for less noise and a better view.

Arrived at Hotel not knowing what to expect, but was pleasantly surprised.

Hotel is one of the older more traditional ones, which is what we wanted, to get a real feel for New York. The location is fantastic, with everything close to hand and Broadway just around the corner. Restaurants, Supermarkets and Central Park within easy walking distance.

We were on the 9th floor, with hardly any street noise so good for sleeping after a hard day. The Hotel was clean and well equipped. Lovely comfortable beds, although the bed settee could have been better. Great large flat screen TV's in each room. Bathroom was on the small side but very clean. Great continental breakfast, although if you got there after 9 would probably have to wait as seating area was quite small.

On the whole, I would recommend this Hotel and would certainly go back, had a great time.
