Like my husband, I enjoyed my stay there.
The location deserves 5 star for me for the reasons so many people mention.
As for the place, it was what we were expecting. It is reasonably well kept but it is an old property so don't expect cool boutique chic. It does look like the pictures if a bit shabbier, but it's got charm. No complaints about the service or the staff: the rooms were cleaned everyday and everybody was friendly and helpful. Yes, you can pay a bit more and get something with more modern facilities? Possibly, if that's what you want.
Some noise from other floors and from the street as you would expect. We were there during a heat wave and we found we couldn't sleep and keep the A/C unit on, as it was too noisy. If I were to stay there again I'd try to book a room on one of the top floors.
By the way, no problem to get a taxi just outside the door at 5.30 in the morning to take us to the airport.

Room Tip: Higher floors may be less noisy. Ask them about the different options.

My wife and I stayed 7 nights here. Amazing location away from the mass of tourists. Felt like being at home. Charming rooms, good facilities. Helpful, friendly service. Preferred 'Washington' Room to 'Gaylord' as the latter was basement/ground floor and the former 2nd floor with great views onto and across the street. I would probably have given 4.5 if it had been an option - old aircon units a bit noisy but that's minor really. we walked so much through the city that we slept ok.
Loved the little kitchen and the chance to walk through the village for some fresh pastries to have with coffee and juice in the room - meant we were not outside all our waking hours.
We can't fathom some of the negative comments here.

My husband and I stayed at Incentra Village recently and found it to be a lovely and charming retreat in a beautiful, historic part of the West Village. After running around all day in the busy city, we felt, upon coming back to our 'home base', that we had entered a quiet, stress-free zone. Our room was old-fashioned and yet well kept. We appreciated a nice view of the garden below. Our bed was clean and comfortable. Upon arrival we were welcomed by the friendly staff, who greeted us warmly as we came and went and always asked if everything was ok with the room. We plan to book again when we return to New York in the fall. We have noted with dismay a few negative reviews and honestly cannot understand what prompted these, other than that some people will find fault with anything and anyone. We recommend this most highly!

I stayed in Incentra Village House before and I always recommended it to friends who asked me where to stay in New York. But it seems to have changed. Apparently they don't seem to care about this wonderful building in this great neighbourhood anymore: Dirty, dusty, verminously and run down. Tattered lamp shades, malfunctioning lights, jammed door locks and windows,... But the saddest part is the unprofessional way the management handles customer complaints: Screaming and shouting and swearing and accusing is not a way to treat a dissatisfied guest. So the management seems to be the root of the problem and I can just hope that this wonderful old house will soon be in someone's hands who cares about the place and about the guests. The only chance I see for Incentra Village house. I am very disappointed and sad that I have to say: Stay away from this place!

Repeatedly asked during their stay of how they are doing, these guests always replied with a smile, "just fine." At checkout, (which is very generously at noon, and not 10 am as in some hotels) these guests came to the front desk ranting and screaming that their lock had broke during their stay and that there had been a bug in their bathroom. Our charming guest house is just that, a house, and not a hotel. Who hasn't had a lock break in their home? Who hasn't had the occasional water bug or spider in their bathroom? The lock was fixed within 45 minutes, and the guests themselves disposed of the bug.

Photos of all rooms are displayed on our web site. The layout of the room these guests were in is clear. I don't know how these returning guests to Incentra could have thought the room they chose this time was different than what the photos show?

All rooms are well cleaned before check-in and maintained during a guest's stay. As always, all of our guests are strongly encouraged to voice any concern they may have to the front desk during their stay, as opposed to after, so we can help make their stay as enjoyable as possible.

I stayed here for 6 nights and couldn't have been more pleased. This is a charming guest house with charming staff. The room was exactly what I needed: spacious; with good facilities including an effective kitchenette and brightly lit bathroom and a pleasant view overlooking 8th Avenue. The location in the West village was excellent with good local character, lots of restaurants, cafes and shops. It is also close to a well connected subway station and well placed for trips to other parts of the city.

Despite reading reviews here about noise I wasn't troubled by noise at all. This is a hotel in a city location and with that comes some noise, but by no means did this disrupt my stay. The facilities aren't in perfect condition, but the place has a lots character and its advantages, including price and location outweigh these issues.

I would certainly stay here again and was a perfect base for my holiday in NYC

We recently stayed 5 nights in the Maine room at Incentra Village House. It was on the third floor and faced the street - a great room! The room was lovely and we thought it was the perfect size for two people. Having the kitchenette was handy and both my husband and I found the room very comfortable. The location is fabulous! We really enjoyed coming back to our room each day and then heading out each evening somewhere for dinner. It was nice to be out of the regular tourist haunts at the end of each day but to still be in a lively, interesting area. We also did not find noise to be a problem, in fact we couldn't believe how quiet it was at night. The staff were all very helpful and were available to answer any questions or provide some advice about the area without being intrusive. We had a great visit to New York and only wish that we were able to stay longer. We will definitely be recommending Incentra to all of our friends!

We booked this place after reading the previous positive reviews so expected something really good. The description of this as 'Shabby Chique' isn't particularly accurate. Whilst it is certainly shabby, I would say it is not fair to say that it is 'Chique'.

Please be aware that the website images make the rooms look much nicer and smarter than they are in reality.

For the benefit of British visitors, in the UK this place would probably be rated 2 or 3 star, ceratinly no higher.

We liked the owner Jeff and he and the other staff were all pleasant and helpful, until we came to leave the property, more on that later.

We found that in our week long stay, our bed linen wasn't changed at all. This is not what we would expect for a stay of this length. The bedding was clean but had clearly seen better days.

The same could be said for the towels and the bath mat in the bathroom which was a bit freyed. A better standard of linen would make a positive difference. Also the complimentary toiletries are not fantstic so make sure you pack your own.

The decor could all do with a bit of an update, particularly the communal areas, where we found the stair carpet to be particularly unattractive and not particularly clean. The carpets/skirting boards in our bedroom was also not particularly clean so if you are very fussy about cleanliness, this place probably isn't for you.

The room we stayed in was on the third floor and we were not able to open any of the windows, which all appeared to be sealed shut, which was a shame as it would have been nice to open the window. The air con worked really well but fresh air would also have been nice. We slept well because we walked so much every day but there was quite a bit of noise from the busy street below, pretty much all the way through the night. During our stay, we were also disturbed by roadworks as early as 6am in the morning. Obviously this is beyond anyones control but it does demonstrate that the secondray double glazing doesnt really work too well to block out street noise.

Having said all this, overall, we did enjoy our stay. This place does have a certain charm about it but the main reason for enjoying our stay was the location, which cannot be beaten for exploring the West Village and surrounding areas which are fantastic and have lots to offer. Had this place been in a worse location, our stay would have been much less pleasurable.

The diner next door La Bononnierre is good and we loved the cafe Bonsignor over the road which is more expensive bust a great spot for breakfast/coffee/lunch. Sitting in Abingdon Square park with your lunch and mixing with the locals is a joy. The Saturday flea and farmers market right on your door step is totally charming.

We were disappointed that when we left, the two staff members that were present were more concerned with finding directions on the computer for somewhere they wanted to go, rather than saying goodbye to us.

As we asked to use the bathroom and said goodbye, they didn't even turn around from the computer to speak to us and it might have been polite to have showed some interest and asked if we had enjoyed our stay, or perhaps asked us if we needed any assistance with anything.

This was rather disappointing and does not reflect the level of customer service we expected having read the other reviews.

Room Tip: The basement rooms are right next to the front door so I imagine you may hear the other guests comin...

the photos on our web site quite accurately convey the 19th Century charm our rooms have.

bed linens are changed every few days, although some guests are not aware of this as all of our sheets are white. The bed linens for this particular guest and his companion were changed on the fourth day of their stay. We continuously update our towels, linens, bath mats, etc. on a regular basis.

There are three windows in the room this particular guest stayed in. One far window in the room, almost inaccessible by reach, won't open despite numerous attempts. The only way to fix this window would be to break it and install a modern 21st Century window. The other two main windows open and close perfectly, and we provide portable screens to insert to allow fresh air in without the possibility of letting bugs in.

There was emergency road work the week this particular guest and his companion stayed with us and is not an accurate representation of the usual calm the mostly residential neighborhood the west village has. Our double glazed windows work perfectly well under normal circumstances.

At checkout, I offered this particular guest and his companion the use of our restroom, which they declined and I personally said goodbye to them.

All of our guest are strongly encouraged to voice any concern they may have to the front desk during their stay, as opposed to after, so we can help make their stay as enjoyable as possible.
