"Diamond in the Rough" does not go far enough to describe this gem on the southern side of the city near the Mission Hospital complex. Owner/hosts Jim and Mary are warm, very accommodating and highly skilled at their business. Rooms are immaculate with lots of attention to detail and maintaining the integrity of the period cottage. Breakfasts were superb and creative, served with skill and efficiency. This B n B compares favorably with any of the properties in the more renowned "Montford" district, but at much more reasonable rates. I highly recommend the Oakland Cottage to anyone visiting Asheville.

Best in Asheville, 1 mile from downtown, 1/2 mile from biltmore! Best food, best service, garden room 5 is huge!! Staff was accommodating, scenery is beautiful and the value is amazing! Way better than hotels in Asheville!

A spur of the moment road trip led my husband and I to Asheville and we lucked out when we found Oakland Cottage. The last-minute, online price was just right. Breakfast was very tasty and varied each morning and the staff could not have been more welcoming. Loved the robes in the rooms.
The only drawback is that the Rose Room (number 7) has only an adjoining door and no buffer from the noise in room 8. We could hear a cell phone conversation verbatim early one morning. It is also not walking distance to downtown (less than a five minute drive); however, the quiet neighborhood is perfect for a B&B.

After a day or two I felt like I lived here. The staff is incredible, I couldn't figure out who owned this B & B because each staff person behaved like it was their place and treated me like I was their personal guest. They were helpful and accommodating in every way. The breakfasts were terrific, each day something different and always yummy. There was a nice selection of rooms and we were very comfortable. Also we met other guests that we liked very much. However, if you are expecting a high end, fancy B & B, this is not it. This is homey, friendly and very comfortable place. I loved it and will certainly book here again.

I chose Oakland Cottage, as many of the previous reviewers did, for price and convenient location, but I loved it so much I booked for an additional day halfway through my stay. 

The inn has a welcoming, relaxed atmosphere.  Both  public and guest rooms were clean, open and decorated  with comfortable  period furnishings and accents that complimented the turn-of-the-century architecture of the Cottage. The guest rooms were comfortable and well-stocked with thick towels,  fresh bedding and amenities like locally-produced soaps and shampoos.  

Breakfasts were superb. Food was fresh, beautifully prepared and presented, utilizing local produce whenever possible.  Mary went above and beyond  and even prepared some special dishes for me to accommodate my dietary restrictions.

Mary and Jim were friendly and accommodating.  Both were knowledgable about the area and very helpful when asked for suggestions of local restaurants, hiking trails and sight-seeing tours.  All the other guests I met during my stay seemed equally thrilled with the accommodations and with the hospitality.

There is a good energy at Oakland Cottage, something special. I highly recommend it.

This is a charming older house, situated about halfway between Biltmore and downtown. My partner and I brought our 13 month old, and we were happy to find that the B&B is very child friendly. We needed to do only minimal babyproofing in the room, and the owners were very welcoming. We stayed in the Safari room, which is really a spacious three room suite. We will definitely be going back the next time we go to Asheville.

I spent one night in this inn at the Dogwood Suite. A plus is that I was able to get a very good deal since I happened to fill up a vacancy at a two days notice. Pat was very helpful at letting me know what to do around town. He provided me with options like the big festival Bell Chere that I might have missed out on without his information. Overall, the staff was knowledgeable and accommodating. The room was great. Very clean and rustic but with all the modern necessities. The private entrance and outdoor seating area was a bonus. The breakfast was tasty, although being buffet-style, arriving late meant not getting it oven-fresh. Still, Jim was kind enough to make sure we had our fill. A very nice close to town bed & breakfast.
