Our one bedroom suite, was very nice; however, prior reviews critiqued the lack of soundproofing. Those critiques were accurate. We were told by a friend that we should request the floor. We were assigned to the third floor and did not push the issue. Late in the week, when we finally had an occupant above us, my wife said she was sure she could hear them turn over in bed. Footsteps were definitely an issue.
The Residences are centrally located and the staff were very good.
Sound was the only issue.

Room Tip: Definitely get the top floor.

We made a reservation six months in advance, requesting a room on the top (4th) floor with windows that open, so that we could get fresh air. Unfortunately, the property codes each guest - in our case, as independent - to indicate whether you are part of a large group, such as a wedding, that they might have to worry about pi**ing off. Since we were not affiliated with a group, we got what was available - a ground floor room with no windows that open.

First, the good points. This will be a short paragraph. The units have a washer and dryer, and a decent kitchen (though no dishwasher). The bathroom is large, with dual sinks and a nice shower.

The biggest negatives are ones that result from the design of the property. It has buildings that are constructed one behind the other, with parking lots in between. As a result, every room in the place overlooks the parking lots. The parking areas have very bright lights, and there are no blackout drapes in the rooms, so you will not be able to get the room dark. (I was told when we checked out that we could have asked the desk to bring up blackout drapes, since they only have a limited supply. Nice touch.)

The people in the room above us made a lot of noise, mostly from furniture scraping across the floor. It sounded like the circus had come to town and was parading the elephants around. Literally! When I mentioned that at check out, the clerk said that when the property was built, the contractor neglected to insulate the floors. So in addition to your eye mask, make sure you bring earplugs, too.

You'll need the earplugs for another reason. If you leave the front door open (the only way to get any fresh air into the room(, you'll have all of the noise from the parking lot, drunk wedding guests, etc. If you close it and turn on the HVAC, you will be forgiven if you wake in the middle of the night thinking you are on the tarmac at your local airport, right behind someone spooling up a jet engine.

In addition to those design deficiencies, there are some things they could do something about, if management were so inclined. For starters, make sure you bring some shower clogs or flip flops to wear in the room. The floor was badly in need of cleaning, as my wife's feet showed after walking barefoot for only about 10 steps. Furniture is very large and heavy, which no doubt contributed to the furniture moving noise from the room above. The rooms are relatively small, and every time one of us wanted to get past the table to the bathroom, a chair had to be scootched out of the way. The bed was old and saggy, resulting in both of us having sore backs in the morning.

My overall recommendation is to stay elsewhere if you plan to sleep.

Room Tip: Since they all overlook parking lots, go elsewhere.

I'm very sorry to hear about this experience, and your feedback will certainly be taken into account. The noise issue is one over which we have very little control, as we can't tell guests what they can and can't do in their rooms. The furnishings in the rooms are high-quality pieces, causing them to be a bit heavier, though the way things are arranged shouldn't require much relocation of the furniture. As for the floors, we keep everything extremely clean and I'm surprised to hear that a few steps were indicative of anything to the contrary. We also generally receive great feedback about the comfort of our beds. All in all, it sounds like your time here wasn't at all what we try to provide for our guests, and for that I truly apologize.

We stayed here for a week in September and loved it. Very convenient to wherever you want to go in Asheville - hiking, shopping, touring the Blue Ridge Parkway, downtown, etc. the setting of the pool and hot tub is beautiful. Location is quiet. The one bedroom suite with full kitchen includes cooking utensils and such to fix meals. Feels like a home away from home.

The location was very close to the Biltmore Village and a short drive to the Biltmore Estate. The suite was well furnished and the bed very comfortable. Downtown is a short drive away and parking is not a problem. The hotel staff was very nice and provided great advice on local places to eat and shop. This seems to be an older property that has been upgraded.

WE stayed in a 2 B/Room Suite and loved it. It was large, the bedrooms were large, the bathrooms were large. There was a Fireplace and balcony. The beds were comfortable, the kitchen was nice, overall we enjoyed the Suite very much. The staff was nice and accommodating when I requested additional blankets. The service was prompt. There was initially a problem with our reservation. The manager, Mr. Cummings, contacted me prior to arrival about it and committed to work it out and he did work it out for us and we were still able to stay at this location, which we loved. We would stay here again.

As an avid reviewer on Trip Advisor, I wonder if I sometimes expect too much? The rooms are nice, and clean. Be sure to request the top floor if you do not want to hear the people above you walking around all the time. As others have said, the wifi is pitiful, and obviously management hasn't done anything to address the virtually non existent coverage. We were here over a weekend, and spent the entire day at the Biltmore house, only to return to our room to find that there was NO housekeeping service. We were slightly appalled, but figured they didn't have service on the weekends? When we checked out the next day I was told they have housekeeping on a daily basis. We were just the lucky ones to have gotten skipped over, so we had no coffee, no creamer, no made bed, and no clean towels provided for us. Mgmt did appologize and said they would look into it, but did not offer any type of compensation which one might have expected for less then stellar service.

I'm not sure why that happened, and I assure you it's extremely unusual for housekeeping to miss a room unless the Do Not Disturb sign is up. The 3 of us (parents + 7-year-old) stayed in a 1 bedroom apartment with a pullout couch in the living room. It's very spacious. Lots of storage area. Huge bathroom. Everything is in excellent condition. It's a home away from home!
