Budget hotel - decor and fittings 'tired' but clean bathroom, fairly quiet. Outdoor shaded terrace area available to all guests. No coffee/ tea facilities in room but a cold drink dispenser on terrace. Burger King around the corner, but not an easy area to find evening food. We went to Little Saigon area which is about a 4 block walk.
Hotel is one block down from Van Ness avenue. Bus 47 and 49 go straight down towards Bay Area. Bus 47 takes you almost to Fishermans Wharf. Only costs $1.25 each way. Buses run every 10 minutes.
Lots of homeless on nearby streets but we had no hassles, just wouldn't walk alone at night.

OK, so this place is all about price and location. The price is good for SF (for a private room with ensuite). What you get is an acceptable room. Imagine a poor (but clean) guy's bachelor pad (without kitchen) with furniture from the end of the eighties and you'll get a pretty accurate picture of the rooms. Got no fridge and no microwave but free parking place. The room was clean and the room service proper.

The location is, well, central. To the West, you have exotic Japantown, trendy Fillmore, historic Alamo, hippie-posh Haight etc. To the North, you can walk as far as to the shore and piers or Chinatown and Little Italy. A southbound walk can get you to the Market street, Mission, and Castro. The only no-go direction is East (Union square) which leads to places full of shady types and with homeless people roaming in the streets. As a first-timer in SF, I somehow decided not to walk East of Van Ness after sunset. All other directions were walkable, felt safe, and also local transit (buses+Bart) was reachable.

In short, I would certainly stay again.

Free Parking! Walking distance to Polk St. without staying in the Tenderloin! They are in the process of renovating. The exterior is looking good.

The beds were not that comfortable and the pillows were minimal and flat. No Refrigerator, No coffeemaker.

Room tip: It is on a busy street, ask for a room that does not face Franklin St.

This hotel is DIRT DIRTY DIRTY

It has bed bugs crawling all around..... the blankets are really dirty, so are the floors and bathrooms. Front staff are just OK . Just stay away unless you want to get bitten!

Good option downtown, Ten-minute walking to Union Square. Free parking if you are renting car. The room was simple but large, clean and neat. There was no fridge. Cable tv was not available in my room. Quiet neighborhood.
