“First of Many Future Stays at Hotel Kabuki”

Charming Japanese style hotel in charming Japan Town. Painted screens create huge murals on the walls, and roll back to reveal huge windows. Love the deep Japanese style tub and the bath salts - made for a relaxing bath after pounding the SF pavement all day and night! Yes, if you spend your vacation inspecting every inch of the rooms, you may see the hotel showing its age. But for half the cost of a downtown hotel, in a much more unique (but central) neighborhood, its well worth it! We also didn't get the welcome tea and agree the breakfast buffet was forgettable, but still appreciate the friendly service and great value.

Don't miss the amazing restaurant Bushi-Tei across the street. Expensive but worth the splurge for incredibly fresh, delicious and creative dishes. So many charming little restaurants, shops, bookstores to discover in this area. We had a strenuous but much needed Thai massage nearby. Did I mention that this area is so charming?! :)

Great hotel, close enough to the action. This Japanese-style hotel had great rooms. Everything was spotless and the staff were extremely helpful and courteous.

My first trip to San Francisco and I picked this hotel because I got a great deal. I loved the neighborhood (Japantown), it was not as busy as most of the city, quieter, safer, surrounded by great Japanese restaurants, and always had at least 3 cabs waiting outside to wisk us away to the clubs. My next trip to SF I will definitely stay there again!

On the Hotel's website they state the hotel recently remodeled and updated. The rooms looked nothing like the photos on the website. The first room was smelly, small, had broken fixtures in the bathroom,and a smoke detector falling from the ceiling. we complained. The second room while it was bigger and did not smell, had peeling wallpaper, broken closet doors,sink faucet that leaked, broken thermostat so it was either too cold or too hot, and extremely noisy even with the windows closed. There was no dresser to put our clothes in(we stayed for a week) and no table(had to eat sitting on the bed). The Hotel has yet to respond to my letter of complaint. I will not book this Hotel again nor recommend this place to any one.

We had a wonderful 5-night stay at the Kabuki. Our room was quite large with beautiful shoji screens. We had gotten it on booking.com for $109 a night. We liked the location since it is right on the bus line and not as "noisy and busy" as the center of San Francisco. We had a car which we parked next door for $16 a day but decided to use public transport in the city. One morning we had their buffet breakfast which was quite good. For dinner, there is an excellent chinese restaurant across the street, called San Wang with low prices, large portions, and excellent food.

Thought this would be a nicer place all around. Restaurant in the hotel was closed more than it was open...so forget room service. Attention to details in the room was spotty. Location of the hotel is great and it was quiet and felt comfortably small.

I was initially very excited to book the Kabuki, having become addicted to JDV hotels, the Vitale in particular! The hotel rooms however look nothing like the glossy pictures and were a huge, huge disappointment!

On arrival the hotel seemed very understaffed, a que at the front desk and one porter in sight who was busy with a wedding guest.
When we got out of the lift (which needed a clean!) there was a dirty glass in clear view on the table opposite the lift. This took the staff 2 days to remove, even after a complaint to the manager!

The hotel room itself was an extremely poorly, cheaply and quickly made over room with what looked like dirty old 1970 fixtures, heavily artexed ceiling and yellowing pipes remaining, tatty wooden frames cracked and decaying around the windows and doors, just painted over.

Light bulbs in the bathroom worked intermittently, we had a shower which looked 10 years old, missing it's dial cover and a toilet which you could hear flush from room above and below.

In the fridge there was a drink of aloe juice which had been opened, half drunk and returned to the fridge.

We had a burnt through dirty stained lamp shade. Disgusting dirty windows and old metal sliding door which didn't slide, in fact one wouldn't open at all! The balcony was no more than 1ft deep with dirty fake grass matting all over it.

The air filters looked so dirty we slept with the door open at night rather than use the aircon. The bed was comfortable yet made up with sheets which had been turned back to reveal multiple holes and a blood mark.

Paper was peeling off the walls in areas and patches had been placed where items had been moved on the wall to cover holes. They even left pencil lines over one wall where they had been measuring where to hang frames.

The views were the only redeeming feature, yet if you don't like the thought of being between a main road and a dual carriageway I would say you may not enjoy them.

We did make a complaint the first day we were there and were shown rooms on higher floors which had identical problems. The guy who showed us offered an excuse/ explanation for the poor state of the rooms "this building is over 50 years old", not the explanation or solution I was looking for!

If we had not paid in full up front I would have left immediately. The sheets got changed but the room was depressing. I felt stupid and conned for booking this place and we spent as much time away as possible.
The business centre was also the only one of 5 hotels we stayed at on a 3 week trip that charged for using the internet.
