“Perfect Location in San Francisco for a Tourist”

The North Beach location on Washington Square is perfect. My standard room was small, no room for a chair, but nicely appointed. When I bring my wife, I will upgrade to a larger room. My outside room was quiet enough; it would have been quieter if I had closed the double-paned window. I love that the windows open! They provide a great continental breakfast at a common table in the lobby.

The best thing about this hotel for us was the great neighbourhood feel the surrounding area has, so different from Union Square. There are restaurants and other eateries in abundance all nearby. They all look good quality. It made choosing where to eat very hard. The square is charming and historic Telegraph Hill and Coit Tower were excellent places to wander around. Access to other parts of the city was easy even walkable if you are so inclined and not afraid of hills. Our room wasn't that big but very comfortable, clean and practical. (We saw other rooms/suites that were very spacious if you are willing to pay the price.) Decor felt very old European but worked really well. The reception room also used for breakfast was welcoming with a view over the square over breakfast. A varied continental breakfast is pre-ordered the previous night and then delivered to you when you sit down (or you can have it in your room if you prefer). Tea and Coffee is on tap. All in all it worked for us. The staff were very helpful and friendly and available to help with carrying bags to and from the room. The Cheese and Wine was good fun - lively conversations - and cookies available as well. We enjoyed our two nights here so much we desperately wanted to extend the stay but the aeroplane wouldn't wait. We have been to other similar priced hotels in San Francisco but if we returned again this is the one we would now choose.

We stayed five nights in this lovely guest house and for once in my life I can't think of anything negative to say. It was a pleasure from start to finish.
The breakfast was of such good quality it was as though it was being presented to someone special. The long shared table overlooked a green park where people were doing tai chi.The staff were friendly and helpful without grovelling.
I've never written a review before but I'm so grateful that I read the others before I went, I could have ended up in a nice hotel with people jacking up in the alley ways. The location was great for us.
It was worth every penny we paid.

They will not accept cancellations within SEVEN days prior to arrival! They will charge you for your "stay" if you cancel within the seven day period. I travel extensively and have never come across anything like this. Most places are 24 hours, and some even extend the time into the afternoon.

Not these people!

Almost All Bed and Breakfasts throughout the country have a similar cancellation policy. We always explain our policy before you make a reservation and if you make the reservation online you have to check a box that says you have read and agree to our policy. Small properties like us would not be in business very long if we did not have a cancellation policies like the one we have.

All that everyone else has said about the willingness to assist in every way is true. The owners could not have been more hospitable. The price is expensive. At a time when most B&Bs and hotels were offering discounts and incentives, Washington Square did not budge on their price. It is in a great location. The parking garage was only one block away. However, there was a curfew with the parking garage.....so you must be home by 11:00 p.m. most nights in order to park there. The rooms were small and ours faced the street. It was warm enough that we slept with the window open (no screens), and could hear people coming and going at all hours and then the trash pickup truck very early (5:30-6:30). The breakfasts were good enough to satisfy, nothing to write home about. The bed was very comfortable. I hate to give it 4 dots instead of 5, but it is considerably more expensive then most all the other B&B's out there. I believe that the next time in SFO I would try another B&B at a lesser price to compare. If they did not compare favorably, I would stay here again.

Thank you for your review, we just wanted to correct your statement that our parking garage closes at specific hours. The garage does close late at night but we have a key at the front desk and our night person can always access the garage 24/7for you, no curfew needed. We do feel we offer a good value for San Francisco and of course that is subjective. We have a wide range of room rates because every room is very different. We do offer specials and seasonal discounts but we generally do not discount on Holidays.

This is our second stay at the Inn. Washington Square Inn is within walking distance of Fisherman's Wharf, Chinatown, shopping and many restaurants. You can easily catch a bus to go to Golden Gate Bridge, Union Square, Golden Gate Park, etc. The inn is very elegant and reasonably priced. The rooms are comfortable. Breakfast is good. We enjoyed the wine & cheese in the evening as well. The staff are very accomodating. I especially liked the fact that the inn is environmentally conscious. They not only recycle, but they also donate left over toiletries to charity.

We made reservations based on good reviews in several inn guides. We called 3 days before our arrival and had a choice of 3 rooms. We selected one and when we arrived were disappointed to see that it was very small. My first reaction was, "Oops, we made a bad choice in picking this inn." However, our attitude totally changed with the very accommodating service provided by the staff. One person in particular, Shabir at the front desk, went out of his way to provide service in many ways. He made restaurant reservations for us, suggested restaurants (all good choices), gave detailed instructions about parking, helped with our bags, and even described which rooms would suit us best on our next stay. His help and attitude turned what would normally would have been not our best stay into one that was really good! In fact, we would stay there again because of the favorable impression we had of this hotel/inn by virtue of his attitude and service.
Since we made our reservations so late our choice of rooms was not great. We had a room that was probably 12' X 12' with a very small bathroom. It was well decorated, however, and they did what they could to make this room the best it could be. I did get a chance to see some other rooms and they were more spacious and more desirable. This small hotel is in a great location, central to much that San Francisco has to offer.
Breakfast was included in the room cost and was good. Cold cereals or oatmeal were offered, along with toast, croissants, jelly, yogurt, fresh fruit, juice, etc.
A nice wine and hors d'oeuvres hour is held in the late afternoon. A nice way to meet other guests, if you are so inclined. This hotel is more intimate than a big city downtown hotel--more like an inn.
We will stay there again on our next trip to SF.
