We were pleased with the Royal Kahana. We stayed in a studio and although it was small it was well laid out with a full kitchen and a washer/dryer. If we stayed here again we would only stay on the south side of the building as the north side does not get any sun and it was too cool to eat outside on our lanai. The pool area is fine and there were always chaises or chairs available. The gym is small and windowless and several pieces of equipment were not functioning. This is a condo resort so don't go expecting services you would receive at a hotel. We try to go to Maui yearly and we would consider staying here again.

Room Tip: Rooms on south side get sun and have better views than the north side.

We stayed here for 6 nights and had a wonderful time. Our one bedroom 11th floor condo had a great view and we could see whales, dolphins and sea turtles every day. The rooms were spacious, clean and the kitchen had all the needed supplies. Our bed was very comfortable and the kids were happy with the sofa bed.The staff was very friendly and efficient. Right across the street was a small mall with shops and restaurants. It is just a quick drive down into Lahaina. (Hint...stop at the beach park near Safeway on the way into Lahaina, on most days there are some locals grilling Huli Huli chicken for sale. Stop and get some, it is delicious).

Stayed here with our 1 year old. This is a condo resort so don't expect a lot of ammenities that you would see in a regular hotel resort. Our 1 bedroom unit was located on the third floor with a poolside view and some ocean view. Large living room with recently renovated kitchen and bathroom (shower only) and a large king size bed. Very comfortable, quiet with lots of room to move around. We weren't bothered too much by being so close to the pool.

The resort itself is very average. Small swimming pool, no wifi internet, and no onsite restaurant. It's assumed that guests here have cars to drive around. There is a small mall across the street with a 7-11 type store plus a few restaurants. I would recommend heading into Lahaina for meals, if you don't feel like cooking. The beach is okay, not very long but rocky once you're in the water. Wear booties!! The resort is past Lahaina so be aware that it is about 10 minutes drive to Lahaina and a further 40-60 minutes to the airport, traffic depending.

We stayed here Jan 2013 and I was really disappointed with this hotel. I don't normally write reviews, but we travel often (probably stayed in over 25 hotels this past year), and found this hotel experience to be unwelcoming, unpleasant, creepy, and I could not wait to move hotels, so I felt like I needed to write a review as this was my worst hotel experience ever. Priceline lists this as a 3 star hotel, it should be more like a 2 star.

Our entire experience was very off putting and unwelcoming. The staff in the reception area are not friendly and don't even seem to smile. This can't really be a coincidence since we witnessed 4 staff, on separate occasions, and 2 of which were arguing in public when we walked by the lobby. I believe there is also a glass/plastic screen that shields the reception which also gave the reception area a money market kind of feel. Everything about this place just felt sketchy.

Note - upon arrival we were told that there is no daily cleaning service. We don't really mind this but it would have been nice to know this ahead of time. Also, this shouldn't even be called a hotel because of this lack of service.

Anyways, the entire place was poorly maintained from the hallway carpets (dirty, stained, old) to the closet doorknobs. The suite ceiling was gross from the dust from the ceiling fan. The entire ceiling was covered in hanging dust and really needs to be cleaned. Also, the walls are not well insulated from other units (especially for a 3 star hotel) and we were able to hear some noise from the unit next to us. And, the decor is very dated.

The common facilities - gym, ping pong area, others, had a very "basement" kind of feel. Again, I found it to be creepy, and I did not like being in that area. This is where you will find the ice and vending machines, quite a long strut from all the floors above. For those that use the gym - this is a minor thing but that I found to be a nuisance - you cannot swipe into the gym with your access card like normal hotels. Instead, you need to goto reception on the ground level to get a key so you can use the gym in the basement. This gym of course, was lacking, so we did not use it.

We checked in at night so did not have a chance to look out the balcony. When I woke up, I was appalled at our view of a disaster outside. I was horrified because I was not informed in advance of a burnt down building in the courtyard; and, to my dismay, there didn't seem to be any indication that the hotel had any plans to clean this up and this was the first thing I saw when I woke up the morning after we checked in!

Needless to say, this has been my worst experience ever. We paid $150/nt + taxes. It is worth about $50/nt.

We have been there two Christmases with our adult duaghters. Its been a great success both times. We booked via Kay Rayn at www.mauikay.com. The weather is cooler at Chistmas so not really beach weather but we enjoyed watching the turtles in the surf just below us and the whales in the middle distance. Great views all the time.

Room Tip: Get a room as high as you can, but not the top floor which gets noise from the utilities

My wife and I stayed at the Outrigger Royal Kahana in March 2012. We had trouble finding accommodation during Spring Break and managed to book this last minute. We were expecting a hotel, but instead got a condo unit, which was small and poorly maintained (the carpet was cheap and worn and the unit needed a coat of fresh paint). The view was nice but this was the only thing that was good about the unit. It was small and felt like a basic apartment.

I travel extensively for an airline so I have stayed in a lot of hotels and condos; for $140-150/night this was probably the worst value I have seen. We stayed 1 night and then went to the Makena Beach and Golf Resort in Walea which was fabulous - highly recommend this resort if you can afford it!

Stayed at this condo with our two teenagers over Christmas. Roomy two bedroom (Unit 1020) with a queen pull-out couch. Master had a king-size bed; second bedroom a queen size. Very quiet, only the occasional car or motorcycle could be heard from the road.

The bathrooms had been recently redone and were very nice. Kitchen was a good size with an island and full-size fridge and oven, and had all of the basics (dishes, pots, cutlery, teatowels, cutting boards, etc.). All of the furniture was in very good shape and there was some nice artwork to give the unit a more personal and tropical feel. Also, there is a stacked washer and dryer in the unit.

View of ocean was a partial view since the building is a "V" shape and this unit is at the far end of the V on the south side. But, could hear the waves at night without a problem. Good breezes every evening so we didn't need the AC on.

Only concern: Outlet over master bedroom sink still had to be converted to GFS circuit and wasn't connected. Pet peeve: the parking spots are very narrow.

Beach is okay here, but only a short drive up to Napili Bay or down to Ka'anapali Beach.

The restaurant on the property is really only good for snacks, but the Sands building next door has a nice little casual restaurant with a beautiful view of the ocean and good, reasonably priced food that you can walk or drive over to. There's a corner store and gas station about 200 yards up the road.
