We stayed in condo 1604 for 3 nights while on Maui. This is a beautiful condo and the owners have thought of almost anything you could need. The open concept living and dining area is sunken with a lanai off the living room part. The kitchen windows also can be opend to it and there are bar stools as well asa table with four chairs. The lanai off the bedroom has two loung chairs and a storage bin with beach mats and chairs.
Two bathrooms one with a shower and the master bath with a tub and shower. The master aslo have his and her sinks and a separate toilet stall. Ample closet room if you are staying for a while and need to bring tons of stuff.
The kitchen is full sized and has everythign you need, including a dishwasher.
There is a short drive or walk to the beach, but we didn't find it to be a hassle at all.
VERY friendly desk service as well.
The only problem I found at all, was the master bath toilet wasn't perfectly clean and a bit of dust in the corners.

The insides are extremely dated for what they charged per night. However the location, grounds, and pool were all 5 star. Beach was 5-10 minute walk, grocery was 8 minute drive, restaurants were 5-10 minutes away. I would probably stay here again, just wish either the rates were a little lower to reflect the insides or the upgraded the insides. Unit #1301.

In February, we spent 7 days at the Outrigger Palms and could not have been treated better. The staff was extremely helpful and pleasant, the one bedroom condo we had was huge and there was even a separate bathroom and shower for our third person who slept on the hide-a-bed. The lanai was huge with 3 separate sliding doors to get to it.We were centrally located and not far form several excellent beaches, one of them a 10-15 minute walk. We were also close to shopping and a number of restaurants. One added bonus was that we were allowed free phone calls to anywhere in Canada and the US. Although the resort is not right on the beach, it is close to many. I would highly recommend this resort to couples as well as families.

Room Tip: I would recommend the ground floor as the lanais are much bigger and no stairs.

After checking out of the Grand due to awful service, we got a condo at the Palms and could not be happier with the decision. There is plenty of room for my family of six, a great kitchenette (which keeps down eating costs), and the lanais are specious with good views. The pool are is very kid friendly, and multiple excellent beaches are a short walk away. The concierge here is excellent - so much so I wish I hadn't pre-booked some things because they could have gotten me a better deal. We were very happy here.

We were in Outrigger Unit 2102. This unit was upstairs & in order to get to the stairs up - you had stairs down from the road, so it would not be good for anyone with walking problems. It was great for us because we didn't have anyone stomping around above us like we had in Unit 801 last year.
Unit 2102 is close to a road/hill, so there is some traffic noise, but it also has a slight ocean view & the traffic wasn't a problem at night. It was far from the pool, if you have kids, but not having the pool noise didn't bother us.
In general it was a nice unit & had more cupboards available than Unit 801. However, like everyone says, the units are surface clean & deep down dirty.
An example is the dining room chandelier. There were 5 bulbs on a dimmer switch, but 2 of the bulbs were burned out. Before calling maintenance, I checked to be sure the bulbs were screwed in properly. The burned out bulbs were so gritty - covered with famous Maui red dirt - and there were cobwebs & dead insects down in the glass shade that I ended up taking the working bulbs out to clean them & the shades, as well as calling maintenance to replace the burned out bulbs.
Also, even though this was only a 1 bedroom unit, there is a second closet in the hall for 'couch sleepers'. The unit had a total of 5 hangers!! Maintenance promptly brought 20 more. Unless the previous occupant took them all, how could anyone have been expected to unpacked 6 days worth of clothes for 2 people onto 5 hangers! Does no one ever check these things, like hangers & working lights? Is housekeeping just there to bring towels?
All units at the Palms at Wailea are privately owned & about 60 of them are managed & rented by The Outrigger Hotels condo dept. I imagine the owners pay plenty & I'm not sure they are getting their money's worth. I also wonder if the unit owner was charged for 20 hangers & 2 light bulbs.

This is a great condo. Considering the price for a condo vs. a small hotel room, this place was great.

It was a little dated and some appliances could use updating, but honestly the 1200 sq feet made up for it. It's not on the beach, so it's quiet. You can walk to the beach in 10 min. The pool was always quiet and the fellow patrons were always quiet and respectable. We stayed in104.

You do have to pay 15.00 if you want AC through the whole unit (it comes with the master bedroom AC only). Being in December, we didn't need it.

You will need a car if you stay here.

I travel all over for business, and this is a sweet condo for the price.

The first sign of trouble was upon arrival. I knew there was a $15 extra charge for air conditioning throughout the unit, but I should have clarified this beforehand because that wasn't a option. Unit 1505 was ok. Just ok. The unit was dated with low end appliances. The unit was clean but as others pointed out in reviews, it was in need of a deep clean. The dishes were stained and needed to be washed before use. The unit had a faint smell throughout that was slightly musty. The washer in the unit was also musty smelling. The ceiling fans and carpets need a deep clean by a professional cleaning crew not a 5 minute housekeeping touch up. Although dated in decor, the unit is not in disrepair. The bed was comfy and the air condition worked well in the master bedroom. The gas grill was a weber and cooked great. The free wireless Internet was slow. It took all day to download a movie from iTunes with this dial-up like speed. It's time for the unit owner to dump $30 to $50k into this place and bring it out of the 90s. Overall, below average. Won't return.
