No real issues with the property. We were upgraded to the Presidential Three Bedrooms due to some unfortunate schedule issues with our original unit. We had great views of the mountains and a slice of the ocean visible from the lanai.

The pools are ok for lounging and they have recently upgraded the original pool and BBQ's. The new pool is nice, but could use some shade areas. No other shade besides 3 umbrellas was available.

There has been talk of a new club house for the past 3 - 4 years, but construction has yet to begin.

Overall a decent property with OK amenities.

Stayed 8/7-14/ 2010 with family of 4 in one of the 2 BR/ 2 BA units in a new building. The beds were very comfortable, a king in the master and 2 doubles in the teen's room. Kitchen was well-equipped, granite counters, etc. although the frying pan was basically worn-out. Spacious unit with nice views from eat-on lanai/porch.
The garbage disposal gave us trouble but maintenance was superb and immediate, so was housekeeping. The 2nd pool area was newly re-opened and gorgeous. Free Breakfast orientation is just a time for favored activites vendors to sell you, many are way overpriced so compare activities prices in advance to save big $$.
For shopping, there's Princeville center with busy large grocery store just a few minute's drive away from Bali Hai Villas. Also near the airport the COSTCO (closes at 6 or 7 on weekends) and K-mart .
The roosters will wake most people by 4 am so go to bed early. Princeville-Hanalei area tends to get showers everyday briefly. Poipu Beach area on south side gets more sun and is drier climate.
Down route 56 a few miles try Kilauea Video and Ice Cream for the best ice cream ever! (Way better than Lappert's.) Also the nice bistro restaurant across the street in the old Kilauea shopping center, great food and happy hour.

The resort was wonderful. Clean. Friendly staff. We didn't have one of the refinished rooms, but it was still quite nice and comfortable. We didn't miss the air conditioning at all. The roosters and chickens weren't that bad. If you plan to scuba dive and have never done it before, DO NOT use the guy Greg that comes to the resort. He was awful, not patient and quite frankly, he was very rude.
It was recommended to us to use Fathom Five Divers (wish we would've known before we used Greg).

Due to the reviews on Tripadvisor, I was somewhat apprehensive about the lack of air conditioning. Prior to arrival, I spoke on several occasions to Sean and was able to get a newer unit on the second floor. The unit had lots of louvered windows so the trade winds and ceiling fans kept temperatures very comfortable. The condo itself was beautiful and had everything one could need. We cooked most of our own meals and had all the cookware and utensils we needed. We enjoyed eating on the patio where we were joined by a pair of red crested cardinals. I loved listening to the bull frogs at night in the pond by the entrance. I didn't mind the roosters who crowed whenever they felt like it but my friends found it a bit annoying at 3 a.m.

We re owners and this time were done in Bldg 11, by the entry area to the property. Before its been Bldg 8 near the pool. WOW--Quiet! Even the chickens arent hanging around here and there is a little road noise but very little. The quiet is really making it lazy for sure. And the king bed is finally getting the kinks from the Poipu Sheraton out. DVD player was out and maintenance man was at the unit when I returned from the Clubhouse. Unit was remodeled recently and very clean. Appreciated 8 beach towels! The lower property pool is great--kids seem to be at the main pool--and the BBQs are first rate.

Previous reviewer is right about calls. we turned off the ringer because they called at 8am the first day for breakfast RSVPs (no), presentations (no), parking pass pick up (later) and other stuff.

Overall, theyre doing good. Clean, spacious and grounds well kept. Friendly and if anything, an amped up marketing group. Photos on the review site represent my experience.
