This is one of those "but" reviews. The lobby area held the promise of luxury and relaxation. The staff was welcoming and helpful. The interior grounds did not disappoint with lush greenery, incredible colors, and easy access to the two pools. The condo was truly sweet. incredibly appointed with top shelf amenities. "But" the view from our lanai was disappointing. We understood that construction of additional accommodations is pending,but gazing at what should have been a gorgeous sunrise was truly compromised by what is little more than a landfill site. Even the roosters seemed annoyed with the 6 foot construction fence. Once this construction phase is completed we assume that this will be 5 star property.

We stayed at Koloa Landing with out family of three. Two adults and on toddler. Koloa Landing was the perfect home base for us. As many other have stated this in not a full service hotel. With that said it is better. A two thousand square foot villa for the price of a standard hotel room at the Grand Hyatt. Which we stayed at for one night. The Hyatt dose have great pools, restaurants, etc. but Hyatt can not compete with the rooms or the personalized service you receive at Koloa Landing. Those of your traveling with little one with really appreciate not having to go out to eat for every meal. Having a full kitchen. Laundry room and two full bedrooms was such a great benefit, especially at "nap time!" We have travel to Kauai several times Staying at the Princeville Hotel and the Grand Hyatt. Both were great and expensive, but when traveling as a family Koloa is your best choice. Just wanted to say thank you to Lovey a true professional in customer service.

The condo itself was fine. The pool itself is nice. The other amenities here were ridiculous. No proper public restrooms at the pool. You can use the bathroom in a nearby unit that is under construction. If you want a drink or something to eat at the pool, these are brought by golf cart from the main lobby/market. There's no food or bar right at the pool.

The "included breakfast" was a huge disappointment. A very small menu of frozen waffles and breakfast sandwiches with one tiny piece of fruit per person. Not a reasonable option for a family for an entire week. Lunch options are equally limited. Drinks were not good.

The "demos" done during the week were just a way to sell you on lessons. The staff particularly blew off the kids, not giving them the same level of instruction in the demo as the adults I suppose because the kids aren't making a purchasing decision.

For the price, this was not a good value. We wouldn't return.

Green Features: We kept hanging up our towels and the housekeepers kept replacing them. All week long. They provide beach/pool towels which is nice, but the constant rotation on these has to cause excessive laundry. They need to provide a place in the condo to hang those towels so we can use them for more days.

This is a nice place, to be sure. Comfortable accommodations, nice scenery, etc. However, it isn't really a hotel so much as a condo development that rents its units. This is obvious at check-in, when you are across from the sales office, and are told there is no in-house restaurant / room service. The "ocean view" villas do have a partial view of the ocean, but don't mistake that for "ocean front"; you are not on the water, you are more directly overlooking a grassy area (or the pool) between buildings. The unit (rather than "room") also has fake fruit and fake flowers in it, which made it feel very cheap.

I would recommend this as a place for families. You get a full kitchen with cutlery and appliances, laundry, etc, and plenty of kid-friendly pool space. I do not recommend this to couples looking for a luxurious vacation. For the prices they ask, one would expect more hotel amenities like room service, but I guess you are paying the Hawaii "tax".

Overall, a nice place to stay, but you can do much better and be closer to the ocean. I probably would not come back, given the other options (like the Grand Hyatt Kauai) on the island.

Green Features: Pretty standard green hotel cards everywhere. Saving water, not washing towels unless requested, etc.

I stayed in a 3 bedroom condo with ocean view for three nights and it was a wonderful experience. I don't know why when I searched over the internet, the resort was showed up as four- star only. In fact, it is even better than a lot of the five star resorts I've ever been.

It offers great location being close to Poipu Beach, a few restaurants next door and Old Koloa town within 5 min drive where you can find supermarkets and local gift shops.

The condo is beautifully presented with everything you can think of. The beds are extremely comfortable.

There are two pools provided with BBQ facilities.

A short walk outside the resort will take u to the beach and you can see a beautiful local community along the shoreline.

The staff in the resort has been extremely friendly and helpful in looking after me and helping me book tours.

The only downside is that wi fii signal is low. Hard to surf the internet from my condo.
